Au milieu des années 1990, on recensait moins de 8000 mises en chantier annuellement sur le territoire de la région métropolitaine de Montréal. Depuis 2002, ce nombre est passé à plus de 20000 unités annuellement. Mais, il n'y a pas seulement le nombre de mises en chantier qui augmente. Le prix des logements a également connu une hausse significative au cours des dernières années. On retrouve de plus en plus d'articles sur cette question dans les journaux et revues spécialisées. Certains parlent de bulles immobilières. D'autres soulignent que les pressions qui s'exercent à Montréal ne sont qu'un rattrapage normal, après des années difficiles. Pour d'autres intervenants, la situation actuelle s'explique par des changements structuraux qui vont influencer le marché pour plusieurs années encore. Qu'en est-il au juste? Cette question est justifiée: une meilleure compréhension du phénomène permettra de mieux appréhender les tendances dans le marché de l'habitation. La Société canadienne d'hypothèques et de logement, en collaboration avec la Société d'Habitation du Québec, a souhaité documenter le phénomène. Il s'agit, dans cette étude: · de déterminer si les tendances observées sur le marché de l'habitation dans la région de Montréal s'expliquent par des changements structurels ou conjoncturels; · d'identifier ces changements et leur ampleur et d'apprécier s'ils sont temporaires ou permanents; · de cerner les répercussions de ces changements sur le marché de l'habitation dans les années à venir. Ces analyses sont complétées par une enquête auprès d'intervenants dans le marché visant à recueillir leur perception. La réflexion est ensuite étendue aux autres régions métropolitaines du Québec, soit celles de Gatineau, de Sherbrooke, de Québec, de Trois-Rivières et de Saguenay, afin d'analyser les conditions de marché.

Book excerpt: Much orthodox economic theory is based on assumptions which are treated as self-evident: supply and demand are regarded as independent entities, the individual is assumed to be a rational agent who knows his interests and how to make decisions corresponding to them, and so on. But one has only to examine an economic transaction closely, as Pierre Bourdieu does here for the buying and selling of houses, to see that these abstract assumptions cannot explain what happens in reality. As Bourdieu shows, the market is constructed by the state, which can decide, for example, whether to promote private housing or collective provision. And the individuals involved in the transaction are immersed in symbolic constructions which constitute, in a strong sense, the value of houses, neighbourhoods and towns. The abstract and illusory nature of the assumptions of orthodox economic theory has been criticised by some economists, but Bourdieu argues that we must go further. Supply, demand, the market and even the buyer and seller are products of a process of social construction, and so-called ‘economic' processes can be adequately described only by calling on sociological methods. Instead of seeing the two disciplines in antagonistic terms, it is time to recognize that sociology and economics are in fact part of a single discipline, the object of which is the analysis of social facts, of which economic transactions are in the end merely one aspect. This brilliant study by the most original sociologist of post-war France will be essential reading for students and scholars of sociology, economics, anthropology and related disciplines.
