Dahlan and published by UUM Press. This book was released on 2011-01-01 with total page 276 pages. Available in PDF, EPUB and Kindle. Book excerpt: Abandoned housing projects is one the major problems in housing industry in Peninsular Malaysia. The reasons leading to this problem are many. This catastrophe has caused multifarious problems to the stakeholders, particularly the purchasers who become the aggrieved parties. To date, there is no effective and once-and-for-all means to face the problems of abandoned housing projects. One of the factors which causes abandonment of housing projects in Peninsular Malaysia, is the lack of political will on part of the government to adopt an affirmative better housing delivery system such as the ‘full build then sell system’ and the introduction of a housing development insurance to face the problems of housing abandonment. This book provides in-depth analyses of the terms and conditions of the statutory standard sale and purchase agreements as enshrined in Schedules G, H, I and J of the Housing Development (Control and Licensing) Regulations 1989. The objective of this book, among others, is to identify the weaknesses of the terms of the agreements, if any, which may have contributed to the problem of abandoned housing projects and their consequential troubles. As comparative analyses, the terms and conditions of the sale and purchase agreements as applicable and enforced in the Republic of Singapore and New South Wales, Australia, are chosen. The purpose of these comparative analyses is to find the terms and conditions in these foreign jurisdictions’ agreements which can be learned and adopted in the statutory standard sale and purchase agreements (Schedules G, H, I and J). It is also for the betterment of the Malaysian housing industry as a whole, and to protect the interests of the stakeholders, in particular the purchasers as against the problems of housing abandonment and its consequences.

Book Synopsis Land Use Dynamics and Governance in Sungai Selangor Watershed by : Jamilah Mohamad
Download or read book Land Use Dynamics and Governance in Sungai Selangor Watershed written by Jamilah Mohamad and published by The University of Malaya Press. This book was released on 2015-11-24 with total page 194 pages. Available in PDF, EPUB and Kindle. Book excerpt: Watersheds have been widely recognized as the best scale at which to govern water. At the geographic scale of the watersheds, stakeholders are able to make decisions on how to manage water resources in a setting more conducive to participation. Through coordinated development and management of water, land, and related resources, economic and social welfare can be optimized without compromising sustainability of vital environmental systems. Sungai Selangor is an important water resource for the state of Selangor. It is the major contributor in meeting water demand to the Selangor State and Kuala Lumpur. Since early days, Sungai Selangor has played a central role in the development of settlements in northern Selangor. Theresearch described here is an attempt to understand the development forces operating in the Sungai Selangor watershed. The approach taken is intentionally multi-disciplinary, as it attempts to paint a broad brush picture of the current situation within the Sungai Selangor watershed. Increasing pressures on land development is a major factor that causes land use conflicts in the watershed. Spatial-environmental governance should improve collaboration and connections between citizens and decision-makers at the watershed scale. Many issues within the economic, social or environmental realm necessitate an understanding of the spatial context within which such forces operate. The book is organized in ten chapters, each chapter being devoted towards addressing particular issues considered prevalent or outstanding within the community living within the watershed. Although the book has been written in an academic manner, it should also appeal to the general public and students in higher education institutions as it relates to topical issues. Beginner researchers may find that the discussion of various issues within a location-specific context might spark off their interest to begin their own research on particular aspects that appeal to their own area of expertise.

Download or read book Nature and Nation written by Jeyamalar Kathirithamby-Wells and published by University of Hawaii Press. This book was released on 2005-10-31 with total page 536 pages. Available in PDF, EPUB and Kindle. Book excerpt: Nature and Nation explores the relations between people and forests in Peninsular Malaysia where the planet's richest terrestrial eco-system met head-on with the fastest pace of economic transformation experienced in the tropical world. It engages the interplay of history, culture, science, economics and politics to provide a holistic interpretation of the continuing relevance of forests to state and society in the moist tropics. Malaysia has long been singled out for emulation by developing nations, an accolade contradicted in recent years by concerns over its capital-, rather than poverty-driven forest depletion. The Malaysian case supports the call for re-appraisal of entrenched prescriptions for development that go beyond material needs. -- Book cover.

Book Synopsis Legal Protection of Intangible Cultural Heritage by : Diyana Sulaiman
Download or read book Legal Protection of Intangible Cultural Heritage written by Diyana Sulaiman and published by Taylor & Francis. This book was released on 2024-05-17 with total page 245 pages. Available in PDF, EPUB and Kindle. Book excerpt: The book examines whether the protection of Intangible Cultural Heritage (ICH) by Indonesia and Malaysia upheld the interests of the various communities from which the cultural heritage originates, and whether the laws recognise that cultural heritage is often shared with other states and communities. The legal classifications of various indigenous communities and the interpretations of ‘indigeneity’ in the two countries have presented problems in the context of ICH protection. The state is regarded as holding the intellectual property rights for some forms of ICH and this also posed problems in the implementation of the laws to protect the communities’ ICH. This book employs a community-based perspective and adopts a multidisciplinary approach in exploring questions of the rights to and benefits of heritage. This book will be useful for students, academics and policy makers with an interest in international law, heritage and intellectual property rights.
