It helps meet our needs to feel rooted and to belong. It is a center of privacy, a refuge from the world, and at the same time the place where we interact with our family, friends, and acquaintances. As such the home is an important factor in personal and social development, particularly in childhood. Because of the complex role of housing in human life, residential environments are an important area of study in a wide variety of fields, including anthropology, architecture, economics, environmental design, geography, psychology, and sociology. The dwelling is the nucleus around which the discourse about residential environments is articulated, but it is not its only component. Residential environments also involve other elements such as the neighborhood, neighbors, and the larger urban community. This multidisciplinary study of residential environments conveys the complex nature of people's experiences with thier residences, neighborhoods, and communities.

All rights not granted by the above license are retained by the author. Abstract: This study analyzes the determinants of housing environmental preference by consumers in Guangzhou, China. Preferences of different housing environments have been well researched by scholars in architecture, urban planning, and urban environmental science. However, few studies shed light on housing environment by measuring physical/tangible and social/intangible attributes with hierarchy models. Based on the literatures on housing environment, preference, satisfaction and housing quality, this thesis explores the housing environment preference by identifying the environmental attributes which are grouped into three categories: mobility, community facility, and community social capital. The Analytic Hierarchy Process (AHP) is employed to estimate the relative importance of those environmental attributes, which are further organized into a hierarchical structure. Housing consumers and property experts in Guangzhou participate in the survey and they represent a wide spectrum of environmental performance demands as well as socio-environmental backgrounds in the sample. Statistical weights of the factors based on their judgments are then generated. It is found that mobility factors, including public traffic network, proximity to workplace, have dominant importance in the housing environment. Social capital factors and facility factors, including sense of safety, medical and health facility, and education facility are also regarded important. Property experts and consumers have diverse perspectives on the demand of end users as they represent different interest groups. Furthermore, different age groups of housing consumers attach different relative importance to the factors studied. This study develops a method to assess the relative importance of the environment factors in housing preferences, and provides a useful tool in the field of environmental assessment. Instead of measuring the monetary value of different attributes in the market, the findings of this thesis help to understand the general demand pattern and preferences of consumers in the housing market based on multidimensional values and benefits. It is hoped that the findings will offer more information for urban planners and housing developers from a social and cultural perspective. Public Health Service, of the then still consolidated Department of Health, Education, and Welfare. The first grant was from the Bureau of Community Environmental Management (Public Health Service Research Grant J-RO J EM 0049-02), and the second from the Center for Studies of Metropolitan Problems of the National Institute of Mental Health (Public Health Service Grant ROJ MH 24904-02). These separate grants were necessary because of budget cuts that truncated our original effort. We were fortunate to receive subsequent assistance from NIMH to conclude the research, as it is doubtful that a project of the scope and intent of our effort--even as completed in abbreviated form-will be funded in the 1980s. The original intent of this project, as formulated by our colleagues Ira Robinson and Alan Kreditor, and as conceptualized earlier by their predeces sors-members of an advisory committee of planners and social scientists ap pointed by the American Public Health Association (APHA)-was to rewrite Planning the Neighborhood, APHA's recommended standards for residential design. In particular, it was proposed that the new study take the point of view of the user in terms of residential standards. Hitherto, the private sector had domi nated these considerations (i. e. , the designer's predilections, the requirements of builders and material suppliers, and lenders' needs for mortgage security).
