Book excerpt: The purpose of this study was to develop, review, and report case histories of repair and restoration to damaged brick and stone masonry structures for the purpose of presenting many acceptable repair and restoration techniques in use today. It is designed to familiarize the reader with some solutions to masonry restoration as well as provide further reference material for more detailed study. The study is organized to give a background of each structure, the general climatological data for the area in which the structure is built, a description of the problems the structure was experiencing or the reason for the rehabilitation, a review of the solutions and techniques used to accomplish the restoration, and the performance to date of the repairs that were made. In several cases, additional research information on repair techniques and repair goals have been provided to supplement the data on the repair. The case histories have been chosen to give a broad review of different types of deterioration to brick and stone masonry construction and the chosen solutions. The cases reviewed cosmetic restorative work as well as structural restoration and structural upgrading to earthquake resistance standards.

Book excerpt: The maintenance and restoration of masonry structures are often repetitive processes. Many of the problems encountered are very common. Many problems requiring maintenance and repair could have been mitigated or prevented with a little foresight and coordination during the design and construction period. Why is so much effort expended on "repairing the repairs"? This paper discusses how common mistakes occur and why. Many of the perceived restraints on the design and construction phases such as time, budget, level of craftsmanship, and material costs do and should affect the project. However, these constraints must be balanced against the functionality of the masonry, such as durability, structural stability, weather barrier, and aesthetics. Through real-life examples, this paper describes a simple repair of rehabilitation process that will lead to a successful project outcome: Long lasting, low maintenance masonry structures. It takes into account the owner's needs, priorities, and budgetary, physical, and time constraints before any design development or repair begins. For comparison, unsuccessful project outcomes from actual projects will also be explored.

Available in PDF, EPUB and Kindle. Book excerpt: This book will be of interest to everyone involved in the repair, maintenance and refurbishment of traditional buildings. Its purpose is to promote the successful structural repair of masonry, timber and unfired earth. The book begins by explaining how traditional structures work and how they are affected by the behaviour of the soil that supports them. It goes on to explain how the structural design of buildings has to cope with uncertainty. Techniques for doing so are well established for new buildings, but the viewpoint changes when existing buildings need to be repaired or refurbished. The most common sources of structural damage are listed. The more serious and progressive ones are described in detail, as an aid to diagnosis and prognosis. An understanding of prognosis enables repairers to decide whether urgent intervention is necessary or whether the problem can be allowed to run its course. A straightforward method is proposed for arriving at the most suitable remedy. Several typical repairs are illustrated. The book covers many allied topics, including the principles of conservation, health and safety and preventative maintenance. A chapter is devoted to the special needs of insured perils.

Available in PDF, EPUB and Kindle. Book excerpt: The most recently published update of the Virginia Department of Transportation’s (VDOT’s) historic bridge management plan, A Management Plan for Historic Bridges in Virginia: The 2017 Update, noted a number of special considerations regarding stone masonry on VDOT’s historic bridges (i.e., those state-owned bridges that are individually eligible for or listed on the National Register of Historic Places). Key considerations included the types of masonry work identified on management plan bridges; various types of repair and stabilization methods; and references to compatible mortars for use on bridges of older construction. The 2017 update of the historic bridge management plan also contained a fifth recommendation: conduct an in-depth historic masonry study and produce a best practices document identifying procedures for repair and/or rehabilitation of historic masonry structures and masonry components, particularly those on VDOT’s historic bridges. This study addressed that fifth recommendation. This study assembled data related to masonry in historic bridges, including archival documentary evidence, materials, and construction and repair technologies, and yielded a best practices document for facilitating appropriate management of VDOT’s historic bridges with stone masonry components. The study concluded that (1) historic bridges in Virginia with stone masonry construction exhibit a number of different forms, materials, building practices, and technologies that reflect the time periods when the bridges were built; (2) a variety of maintenance, repair, and rehabilitation practices have been used on these bridges; (3) best practices in historic preservation can evolve over time as additional information is acquired; and (4) knowledge of these various forms, materials, practices, and technologies, and the necessary specialized treatments required, must be taken into account when planning and undertaking maintenance, repair, and rehabilitation for the various types of stone masonry construction found in Virginia’s historic bridges. Using the most appropriate practices as outlined in this report may help avoid inappropriate repairs and damage to stone masonry elements. The study recommends that (1) the practices regarding bridge maintenance, repair, and historical documentation described in this report be used by VDOT structure and bridge engineers, environmental cultural resource personnel, and corresponding district staff; and (2) the information, including historical background, condition, and maintenance needs on specific bridges, included in this report be referenced in the forthcoming update of A Management Plan for Historic Bridges in Virginia (now in progress).

Book excerpt: This book gathers the latest advances, innovations and applications in the field of historic mortars and masonry structures conservation and restoration, as presented by international researchers and professionals at the 6th Historic Mortars Conference (HMC), held in Ljubljana, Slovenia, on September 21–23, 2022. It covers topics such as characterization of historic mortars and masonry structures—sampling and test methods; historic production, processing and application of mortars, renders and grouts; assessment of historic renders and plasters; conservation and preventing conservation case studies; repair mortars and grouts—requirements and design, compatibility issues, durability and effectiveness and adequacy of testing procedures. Special attention is given to historic mortars where one of the binders or the only binder is Portland cement and to the structures in which these materials are used. The contributions, which were selected through a rigorous international peer-review process, share new knowledge and exciting ideas that will help protect heritage buildings more efficiently and foster new multidisciplinary collaborations in this area.
