Book excerpt: Remember when Sex and the City’s Carrie Bradshaw faced the brutal realization that she couldn’t buy her apartment because she’d already spent her money on a closet full of Manolos? Well, if Carrie had met Catey first, she’d own her co-op and be on her way to a comfortable retirement! Catey Hill is the online money expert for the Daily News Web site—and author of this humorous, practical “girlfriends guide” to personal finance for 20- and 30-something females. (The ones with the designer shoes…and maxed-out credit cards.) With a hip, “I’ve been there” voice along with worksheets and exercises, she helps women evaluate why they spend, get out of debt, and create a savings and retirement plan that even allows for the occasional splurge. Among the topics she covers: student loans, car payments, investing, saving for a home, and more.

Book excerpt: Property, land, buildings, air rights above the land, and subsurface rights below the land are all examples of real estate. Real, or tangible, property is referred to by this phrase. Real estate also refers to the production, purchase, and sale of property as a business word. It has an impact on the US economy because it is a key generator of economic growth. Owners of real estate were formerly denied voting privileges under the United States Constitution. Real Estate Definition and Examples Real estate, often known as "real property," is formally defined as land plus any other physical improvement that may be built on or placed on it. The enhancement could be a new structure or a new road. A septic system, for example, is an example of anything that has been placed into the ground. It is said that land with any of these constructions has been "improved." When it doesn't have them, it's considered "enhanced." Your home, as well as any vacant land you may own, is real estate. A skyscraper in New York City or an area of undeveloped desert land that can't be built on are both examples of real estate. What Makes Real Estate Work? Because real estate does not just exist, it has several sides. It has the ability to progress from unimproved to better. It is available for purchase or sale. It could be owned by the government, a corporation, or a private individual. However, certain elements can have a direct impact on the economy, such as consistent land improvement and the individuals and companies that allow ownership transfers. Building of New Structures The construction of new homes is a crucial category. Construction of single-family homes, townhouses, and condominiums are all included. The National Association of Home Builders (NAHB) publishes data on home sales and prices on a monthly basis. New house sales statistics are a leading economic indicator. For new properties sold, it takes four months to establish a pattern. The NAHB also keeps track of new home starts, or the number of new home construction projects that have broken ground. Agents of Real Estate Individuals, businesses, and investors use real estate brokers to buy and sell homes. Typically, the industry is separated into specialisations. Through the Multiple Listing Service or their professional contacts, sellers or listing agents assist in the search for purchasers. They price your home using "comparables," or "comps," which are listings of recently sold properties that are similar to yours. They may assist you in sprucing up your home so that it appeals to potential purchasers. They aid in discussions with the buyer or the buyer's agent in order to obtain the best price. For the home buyer, buyer's agents provide similar services. They are familiar with the local market and can locate a property that satisfies your most stringent requirements. They also "do comps," which is the practise of comparing costs. This enables them to direct you to places that are cost-effective. Buyers' agents represent you in negotiations, bringing up reasons why the seller should accept a lower offer. They can assist you with the legal aspects of the transaction, such as title searches, inspections, and financing. REALTORS are real estate agents that desire to improve their professionalism.

It goes beyond an and introduction to the subject to breakdown complex concepts and definitions into more than 1,400 easy-to-understand answers, such as: Why is dollar cost averaging a beneficial strategy for investing? What is a home equity loan? What are some of the steps to establishing the right goals for investing? What is diversification? What types of risks could we see if we own individual stocks? When did mutual funds start? What is laddering? A glossary of commonly used terms explains key concepts and financial jargon, and helpful financial tables and charts assist with strategies.

Available in PDF, EPUB and Kindle. Book excerpt: Myth Breakers is chartered with analyzing the current myths in society & documenting misconceptions, where appropriate. In this book, they have analyzed the concepts of home ownership, renting & saving money. It is filled with easy-to-understand examples analyzing various rent-vs-buy situations, concluding in some cases that it could be more economical to rent & save than to own. The goals of the book are to: 1) break the myths of home ownership, 2) put a "rational" approach back into home buying, & to 3) stop renters from feeling like second-class citizens. This is done by simplifying the rent-vs-buy analysis & focusing the reader's attention on both the financial & non-financial reasons for home ownership. The spreadsheets, which can be purchased directly by the reader, help the user to conduct their own analysis. They are not necessary to benefit from the concepts in the book. The purpose is not to dissuade the reader from purchasing a home, but to give the reader the information necessary to either: 1) purchase a home for the "right" reasons or to 2) rent & save a significant amount of money. The book is $14.95. The spreadsheets are $19.95 (book is required). P&H is $3 for the first item, $1 for each additional item. California residents add sales tax.
