Book excerpt: Through the lens of real estate transactions from 1890 to 1920, Kevin McGruder offers an innovative perspective on Harlem's history and reveals the complex interactions between whites and African Americans at a critical time of migration and development. During these decades Harlem saw a dramatic increase in its African American population, and although most histories speak only of the white residents who met these newcomers with hostility, this book uncovers a range of reactions. Although some white Harlem residents used racially restrictive real estate practices to inhibit the influx of African Americans into the neighborhood, others believed African Americans had a right to settle in a place they could afford and helped facilitate sales. These years saw Harlem change not into a "ghetto," as many histories portray, but into a community that became a symbol of the possibilities and challenges black populations faced across the nation. This book also introduces alternative reasons behind African Americans' migration to Harlem, showing that they came not to escape poverty but to establish a lasting community. Owning real estate was an essential part of this plan, along with building churches, erecting youth-serving facilities, and gaining power in public office. In providing a fuller, more nuanced history of Harlem, McGruder adds greater depth in understanding its development and identity as both an African American and a biracial community.

Book excerpt: Excerpt from Real Estate Record and Builders Guide, Vol. 109: January 7, 1922 It is not just to the taxpayers to accumulate an unnecessary surplus, and it is sound policy to use the existing surplus to tide us over the present period of lean revenues. The total amount of appropriations requested by each State department will be transmitted as requested with out revision. The departmental studies made by the newly created bureau set up by the Board of Estimate and Control were not completed in time to be available for a revision of the requests before submitting them to the Legislature. Indeed, those studies are still incomplete. Detailed reports of examinations, with the comments thereon by department heads, are available for the information of the Legislature. Available in PDF, EPUB and Kindle. Book excerpt: Unlike existing textbooks written for law students on specific subjects impacting real estate transactions, Real Estate Law: Fundamentals for The Development Process uses "The Development Process" as a framework for understanding how the U.S. legal system regulates, facilitates, and generally impacts real estate transactions and their outcomes. This book not only addresses the nature of specific legal issues directly relating to real estate transactions but also how those issues may best be identified and addressed in advance. This book breaks down the myriad of laws influencing the selection, acquisition, development, financing, ownership, and management of real estate, and presents them in context. Readers of Real Estate Law will gain a practical understanding, from the perspective of a real property developer or real estate executive, investor, or lender, of: how to identify potential legal issues before they arise; when to involve a real estate attorney; how to select an attorney with the appropriate, relevant experience; and how to efficiently and economically engage and manage legal counsel in addressing real estate issues. Written as a graduate-level text book, Real Estate Law comes with numerous useful features including a glossary of terms, chapter summaries, discussion questions, further reading, and a companion website with instructor resources. It is a resource of great value to real estate and finance professionals, both with and without law degrees, engaged in one aspect or another of real estate development and finance, who want to become more conversant in the legal issues impacting these transactions.

Available in PDF, EPUB and Kindle. Book excerpt: Everyday, people just like you have a real chance to make serious money in real estate. All it requires is the discipline to purchase good property and the motivation to make new purchases that will create growing equity. Filled with in-depth insights and practical advice, Building Big Profits in Real Estate will show you the right way to invest in real estate. A successful stock market investor may need to perform extensive research to make a profit, but becoming a successful real estate investor can be more complex and far more hands-on, especially when you're just getting started. The good thing about real estate is that it offers more security as well as greater upside potential than any other investment--mainly because the value of property never goes to zero (unlike some recent stocks) and real estate prices often continue to go up even when general economic conditions are soft. Building Big Profits in Real Estate focuses on the sound strategies that everyone needs to understand before they invest in real estate. It covers important topics, such as analyzing markets, financing your projects, purchasing rental property, managing a real estate portfolio, finding new ways to invest, and understanding wholesale markets. It also reveals some of the most overlooked opportunities in the real estate market, including Section 8 rentals, wholesaling properties, and selling houses on a rent-to-own basis.

Available in PDF, EPUB and Kindle. Book excerpt: For five days in July 1863, at the height of the Civil War, New York City was under siege. Angry rioters burned draft offices, closed factories, destroyed railroad tracks and telegraph lines, and hunted policemen and soldiers. Before long, the rioters turned their murderous wrath against the black community. In the end, at least 105 people were killed, making the draft riots the most violent insurrection in American history. In this vividly written book, Iver Bernstein tells the compelling story of the New York City draft riots. He details how what began as a demonstration against the first federal draft soon expanded into a sweeping assault against the local institutions and personnel of Abraham Lincoln's Republican Party as well as a grotesque race riot. Bernstein identifies participants, dynamics, causes and consequences, and demonstrates that the "winners" and "losers" of the July 1863 crisis were anything but clear, even after five regiments rushed north from Gettysburg restored order. In a tour de force of historical detection, Bernstein shows that to evaluate the significance of the riots we must enter the minds and experiences of a cast of characters--Irish and German immigrant workers, Wall Street businessmen who frantically debated whether to declare martial law, nervous politicians in Washington and at City Hall. Along the way, he offers new perspectives on a wide range of topics: Civil War society and politics, patterns of race, ethnic and class relations, the rise of organized labor, styles of leadership, philanthropy and reform, strains of individualism, and the rise of machine politics in Boss Tweed's Tammany regime. An in-depth study of one of the most troubling and least understood crises in American history, The New York City Draft Riots is the first book to reveal the broader political and historical context--the complex of social, cultural and political relations--that made the bloody events of July 1863 possible.

Available in PDF, EPUB and Kindle. Book excerpt: The Culture of Building describes how the built world, including the vast number of buildings that are the settings for peoples everyday lives, is the product of building cultures--complex systems of people, relationships, building types, techniques, and habits in which design and building are anchored. These cultures include builders, bankers, architects, developers, clients, contractors, craftspeople, building inspectors, planners, and many others. The product of these cultures, which operate building after building, is the built world of cities and settlements. In this book, Howard Davis uses historical, contemporary, and cross-cultural examples to describe the nature and influence of these cultures. He shows how building cultures reflect the general cultures in which they exist, how they have changed over history, how they affect the form of buildings and cities, and how present building cultures, which are responsible for the contemporary everyday environments, may be improved. Following the development of the idea of building cultures using several historical examples, the book lays out a framework that puts such topics as craft and professionalism, the vernacular and nonvernacular, and design and construction in common frameworks. Although the book ranges widely over different cultures and historical periods, it emphasizes the transformations that took place in architecture and building practice from the late eighteenth century to the present. Finally, the book uses a series of contemporary examples that demonstrate the building culture as a living concept. These examples, which include built work as well as innovative processes that go beyond the work of architects alone, are described as the seeds that can help the emergence of a better build world. This beautiful book features over 260 color and black-and-white illustrations, most from the authors extensive collection of slides, and includes photographs, prints, and drawings from historical archives and contemporary architectural offices.
