Available in PDF, EPUB and Kindle. Book excerpt: AUSTRALIAN PROPERTY INVESTMENT AND FINANCING is a unique and timely book providing thorough analysis of income-producing properties in Australia. It is an essential guide to the selection and pricing of properties and property securities, as well as describing how they are financed. The book investigates how property investment markets operate in Australia, whilst demonstrating techniques for analysis and outlining recent research into the returns from and risks of rented properties. Written for both students and practising professionals, the book combines descriptive materials, contemporary financial concepts and worked numerical examples presented in three parts: Part 1 - concentrates on the evaluation of single properties, their loans and their taxation; Part 2 - explains more about measures of return and methods of forecasting for cash flow analysis, as well as risk analysis for single properties and portfolios; Part 3 - demonstrates how Australian property and mortgage-backed funds are established and financed, leading to methods of selecting and pricing these securities. The specialised, Australian focus of this work, rooted in international real estate investment principles and research, analyses Australian conditions, practice and laws in the wake of the global credit crisis. Patrick Rowland draws on three decades of experience as an academic, researcher and consultant in Australian property investment markets. Rowland's previous work, PROPERTY INVESTMENT AND THEIR FINANCING (1993 and 1997), has been thoroughly reworked and fully updated to provide a much-needed and timely Australian authority on property investment. For both professionals who advise on property investments and students of property finance, AUSTRALIAN PROPERTY INVESTMENT AND FINANCING is an essential resource.

Some buy for ?income? and choose shares that pay good dividends; others try to buy ?cheap? and purchase stocks with low P/E ratios; some only buy Top 200 stocks while others go for the small caps. Wouldn't it be great to test these strategies and find out which really work and really work in Australia?Inspired by James O'Shaughnessy's ground-breaking research, written up in his best-selling book, What Works on Wall Street, local authors Matthew Brooks and Paul Nojin decided to test the performance of investing strategies in Australia to find the ultimate share investing strategy. Using all the data available on Australian stocks they conducted their own extensive quantitative analysis over the period of 1995 to 2009.In Stock Market Strategies That Work in Australia the authors have done all the hard work for investors. They communicate the results of their research in easy- to-understand language and round off each chapter with a ?What to Remember? wrap up. ?What to Remember? about the whole book can be encapsulated below:This simple quantitative strategy beat the All Ords by 11.03% per year-You don't need to be a stock market expert or spend countless hours analysing financial statements to dramatically improve your chances of beating the market over the long term-What works in the US does NOT always work in Australia-These results possible from quantitative investing, are truly remarkable.Authors Matthew Brooks and Paul Nojin are pioneers of quantitative investing in Australia. Matthew Brooks has a Masters in Economics with Honours from Sydney University and has worked as an investment strategist and economist with leading institutions. Paul Nojin studied economics at university before starting his career with Bankers Trust. Together they produce The Super Investor Report www.TheSuperInvestor.com.au which has helped thousands of Australian investors achieve a better result in the share market.

Book excerpt: Social impact investing is gaining ground as one of the most important investment trends in the world. While the size of the social impact investing market is still relatively small in global terms, momentum continues to grow unabated. Australia in particular is looking to develop a vibrant and transparent social impact investment market. This book considers a number of innovative strategies and pragmatic policy initiatives that can see the social impact investment market flourish in Australia and internationally. The book describes how social impact investing can enter the investment mainstream and how a high-quality regulatory framework governing the measurement, reporting and evaluation of social impact will be critical to building investor confidence and ensuring the credibility, effectiveness and transparency of this market. It also examines different approaches to measurement and evaluation that will ultimately be critical to the success of this market. The authors also recognise that governments have a pivotal role to play in growing the social impact investing market, not only in its capacity as a market facilitator and regulator but also as an active purchaser of social outcomes. This book will be informative for those who wish to learn more about how governments, private investors, investment intermediaries, social enterprises, service providers and other market participants around the world can work together to initiate and grow a vibrant, transparent and well-functioning social impact investing market.

Book excerpt: Given its geographical proximity to Asia and its close alliance with the West, Australia, amid the rise of Asian economies, needs to re-formulate its policies on trade, investment and security. Over the years, in making decisions on issues relating to trade, investment and security, the Australian government has often resorted to the notion of 'national interest'. This book attempts to analyse ‘national interest’ from the perspectives of economics, finance, international trade, foreign direct investment, international relations, energy resources, and migration in the context of Australia in the Asian century.Currently, there are no multidisciplinary books on the Australian ‘national interest’. This book fills the gap with a broad and integrated approach in examining the subject. Academics, researchers, and students of various disciplines (such as economics, finance, international relations, international trade, foreign direct investment and Asian studies), policy advisors, government agencies, financial institutions, and trade law practitioners from around the world will find this book useful and stimulating.

Book excerpt: "As the mining investment boom fades, Australia risks falling into the stagnation that afflicts much of the rich world. This report examines what policymakes can do so that Australia remains a dynamic, growing economy. It focuses on private sector investment, a key to growth. Investment in Australia has been exceptionally strong. Since 2005, the capital stock per person has grown by a third. Even excluding mining, capital per person has grown by more than 15 per cent. By contrast, in both the US and Uk the capital stock per person grew by just 7 per cent. Strong investment has belped to increase output per person by 10 per cent between 2005 and 2015, compared to 6 per cent in the US and 4 per cent in the UK. But Australia is now experiencing its biggest ever five-year fall in mining investment, as a share of GDP. And non-mining business investment has fallen from 12 per cent to 9 per cent of GDP, lower than at any point in the 50 years from 1960 to 2010. It is important to keep this problem in perspective. Investment in the 2000a was buoyed by rapid growth and easy finance that masked longterm structural changes in the economy. With the shift to a services economy, and with lower capital goods prices, businesses can thrive with lower levels of investment. But about a third of the fall in nonmining investment is a result of the economy growing slowly, which discourages businesses from investing. What should the Australian govenernment do to encourage investment? There are no silver bullets - only tought choices. And we need to set realistic expectations that theses choices will only produce incremental increases in investment. The Turnbull Govenment proposes a cut in company tax. It would probably attract more foreign investment. But there are trade-offs. A cut would also reduce national income for years and would hit the budget. Committing to a tax cut before the budget is on a clear path to recovery risks reducing future living standards. Alternative company tax models like accelerated depreciatin or a cash flow tax can make investment more attractive, but would cos the budget even more in the earl years. An investment allowance would be cheaper, but may be difficult to administer. Calls for tax breaks for small business should be rejected. Other policies can encourage investment. Government deficits can expand expenditure and hence invesment. But they impose costs on futute taxpayers and can reduce flexibility in a crisis. The RBA should keep interest rates low; risjs to financial stability can be managed by tightening prudential standards. Governements, state and federal, should build more infrastructure, but only if they can build better infrstructure. And of course policy to support economic growth (by reducing tax distortions, boosting labour participation, encouraging competition, improving the efficieny of land use, and tightening regulatory frameworks) would also encourage private investment. Lower growth may well be the 'new normal', and investment is likely to remain below previous peaks. There is no reason to panic. But there is also no excuse for policy complacency. Australia should prudently encourage investment through this new reality."--Page 3.

Available in PDF, EPUB and Kindle. Book excerpt: The first comprehensive study of post-war Japanese transnational corporations in Australia, this book, first published in 1990, gives valuable insights into the particular characteristics of Japanese overseas investment. It looks at how, where and why Japanese corporations have set up their business activities in Australia, focusing on the economic, political and geographic factors shaping their operations. It presents case studies of Japanese trading companies, manufacturing companies, banks, and financial institutions. As well as highlighting the essential differences that separate Japanese transnational companies from those of the UK and the USA, the study gives new theoretical insights into the complex behaviour of Japanese corporations in their host countries.
