Esta empresa decidió trasladar sus oficinas a una nueva nave industrial donde se aumentará la calidad de estancia, personal y para así crecer como empresa en general. Esta nueva nave industrial ya estaba construida, pero había que adecuarla para oficinas y almacén. Nuestro trabajo fue el de colaborar en los proyectos de climatización y electricidad. A partir de aquí decidimos realizar el proyecto final de carrera sobre las instalaciones necesarias para adecuar la nave industrial como son las instalaciones de contraincendios, saneamiento, red de agua caliente y fría sanitaría, y colectores solares, además de las ya mencionadas de electricidad y climatización. Para darle un valor añadido al proyecto, al tener los planos de la estructura hemos querido hacer también la verificación de la misma. La nave industrial consta de 3 plantas, con una superficie útil total de 2.812m2, destinada exclusivamente para oficinas y almacén.

Dicho edificio pretende cubrir las necesidades de una empresa cuya actividad se centra en la fabricación de piezas por inyección de plástico. Se ha buscado una solución que permita cubrir tanto las necesidades de producción como las administrativas, para que sirva tanto de oficina central para la empresa como planta de producción. La nave y el área de oficinas se basan en una estructura metálica porticada. El diseño, los cálculos y las verificaciones de ésta se han efectuado a partir del programa ConSteel y bajo el cumplimiento del Código Técnico de la Edificación. El dimensionamiento de la estructura se realiza en tres dimensiones a partir de los análisis siguientes: primer orden, segundo orden, pandeo global, pandeo local de cada perfil y deformaciones. Por último, se comprueban manualmente una viga, un pilar y un cordón de la celosía con el fin de verificar los resultados obtenidos. Una vez se ha escogido la solución óptima para la estructura, se han diseñado las uniones y calculado la cimentación más adecuada. Así mismo, este documento incluye el dimensionado de las instalaciones necesarias para el desarrollo de la actividad. Todas las instalaciones han sido elaboradas bajo el cumplimiento de las normativas vigentes y con la metodología pertinente. Concretamente, en el texto se tratan las siguientes instalaciones: ventilación, climatización, iluminación, eléctrica, suministro de agua, red de saneamiento e instalación de protección contra incendios. Una vez realizados los cálculos, el documento incluye el estudio de impacto ambiental que un edificio de estas características tiene sobre el entorno en el que se proyecta, además de un presupuesto.

Book excerpt: El edificio es una nave, construida de tal forma que esta adosada a una nave colindante, por uno de sus laterales, con las mismas características, con la que comparte los pilares y el cerramiento. La parcela donde se implanta la nave, tiene una planta rectangular, de 14,50m de ancho y 75,87m de fondo. Con una distancia a viales de 7 m tanto en la fachada norte como sur. Siendo la geometría final de la nave un planta rectangular de 14,50m de ancho por 61,87m de profundidad. El interior de la nave es un amplio espacio diáfano con una superficie construida de 897,115m2, con una altura de 6,40m al alero y donde encontraremos una pequeña estancia, destinada a oficinas, cuartos de baño y vestuarios, dicho local tendrá una altura de 2,80m. El resto del espacio libre será destinada para el taller de reparación, zona de recambios y venta. A continuación se detallan las superficies útiles de las diferentes zonas del interior de la nave: · Superficie útil de la nave: 897,115m2 · Zona de ventas y recambios: 343,61m2 · Taller de reparación: 433,43m2 · Local Oficinas: 84,26m2 o Oficina: 40,14m2 o Baño: 5,29m2 o Sala de reuniones: 18,69m2 o Vestuario: 14,14m2 o Calderas: 6m2 La estructura portante de la nave se resuelve a base de pórticos metálicos, con dintel a dos aguas, fabricados a base de perfiles normalizados de acero laminado en caliente. Las correas de cubierta están formadas por perfiles de acero galvanizado conformados en frío, tipo "C", unidas a los pórticos por medio de tornillos galvanizados. Los cerramientos de la nave, se dividen en dos tipos: · Fachada norte y sur: muro de hormigón de 3m de altura y 22cm de espesor, rematado con panel metálico prefabricado de 35mm de espesor nominal. · Cerramientos laterales: muro de hormigón de 3m de altura y 24cm de espesor, rematado con bloque cerámico de 20cm de espesor, enfoscado con mortero de cemento y arena de rio. La cubierta será inclinada a dos aguas, el material de cobertura dispuesto será panel metálico prefabricado de 30mm de espesor. Para favorecer la iluminación interior se instalarán paneles de poliéster translucido. El programa de necesidades se ha redactado a petición de La Propiedad y consta de una nave tipo industrial, de planta baja, en la que se pueden establecer actividades permitidas por las Ordenanzas de Industria I2. La zonificación de la nave será en tres grandes áreas: · Zona de ventas y recambios, situado en la fachado norte, en la entrada principal a la nave, será el lugar destinado para la atención de los clientes y la venta y almacenamiento de diferentes piezas. · Zona de taller, ubicada en la parte posterior de la nave, en la fachada sur, que tendrá dos entradas para facilitar la salida y el acceso de la maquinaria a reparar. · Zona de oficinas, local situado en la fachado norte, junto al acceso principal, en este local se disponen oficinas con baño, la sala de reuniones y el vestuario para los trabajadores. Uso característico del edificio y otros usos previstos La actividad a desarrollar en la nave objeto de esta Memoria es la Venta y reparación de maquinaria agrícola. Dentro de la actividad se incluye la comercialización de maquinaria agrícola, tanto nueva como de ocasión, así como la reparación de la misma. Las reparaciones se limitan a la sustitución de piezas y aperos de la maquinaria y a la solución de problemas de tipo electrónico. No se realizarán trabajos de mantenimiento (cambios de aceite, filtros, baterías...etc) ni reparaciones de motores, carrocerías o pintura. Tampoco se realizarán cambios de ruedas ni neumáticos. Las reparaciones se realizarán en la zona destinada en taller, con herramientas manuales y máquinasherramienta (esmeril, taladro...etc) que pueden ser eléctricas o neumáticas. La utilización de máquinas en la reparación se limita a una soldadura eléctrica. Para la solución de problemas electrónicos se dispone de ordenadores portátiles, con programas informáticos especialmente diseñados. Como resultado de la actividad, no se producirá ningún tipo de material, ya que la actividad no esta dirigida a la elaboración de producto alguno. En relación a los productos empleados en la actividad, tendremos dos tipos: · Los empleados para reparaciones en el taller: rejillas, rodamientos, cuchillas, bielas, electrodos, discos de esmeril...etc. · Aquellos productos propios del material de oficina y los destinados a la higiene del personal y las instalaciones. Los materiales almacenados en el edificio serán de las misma naturaleza que los anteriores.
