Important improvements and discussions are made on optimization parameters, limits on optimization parameter values, minimum airflow setting for VAV systems, space load calculation, simulation of buildings with more than one type of system, AHU shutdown simulation, and air-side simulation models. A prototype computer tool called the Potential Energy Savings Estimation (PESE) Toolkit is developed to implement the improved methodology and used for testing. The implemented methodology is tested in two retro-commissioned on-campus buildings with hourly measured consumption data. In the Sanders Corps of Cadets Center, the optimized profiles of parameter settings in single parameter optimizations can be explained with engineering principles. It reveals that the improved methodology is implemented correctly in the tool. The case study on the Coke Building shows that the improved methodology can be used in buildings with more than one system type. The methodology is then used to estimate annual potential energy cost savings for 14 office buildings in Austin, TX with very limited information and utility bills. The methodology has predicted an average total potential savings of 36% for SDVAV systems with electric terminal reheat, 22% for SDVAV systems with hot water reheat, and 25% for DDVAV systems. The estimations are compared with savings predicted in the Continuous Commissioning assessment report. The results show it may be helpful to study the correlation by using generalized factors of assessment predicted energy cost savings to estimated potential energy cost savings. The factors identified in this application are 0.68, 0.66, and 0.61 for each type of system. It is noted that one should be cautious in quoting these factors in future projects. In the future, it would be valuable to study the correlation between measured savings and estimated potential savings in a large number of buildings with retrocommissioning measures implemented. Additionally, further testing and modifications on the PESE Toolkit are necessary to make it a reliable software tool. The thirteen story all-electric building underwent window, lighting, and control renovations in December, 1992. annual energy consumption was reduced by 15% and peak demand fell by 17%. Hourly should building consumption data were available for the comparison of pre- and post- conditions and for calibration of a DOE-2.1D simulation model. The analysis found the window retrofit accounted for 90% of total energy savings and 95% of average demand savings, due to reductions in both conduction and infiltration. Benefits from lighting retrofits were low in cooling months and negligible in winter months due to the increase in the demand for electric resistance heating which was proportional to the reduction in lighting capacity. Finally, the simulation model verified that heating system controls had not been used as intended, and that the utility rate structure would not allow cost savings from the original control strategy. These results and other interesting lessons learned are presented.

Energy savings performance contracting (ESPC) is now receiving greater attention, as a means to implement such projects. This paper proposes an improved method for prior (to construction) savings estimates for these projects. The proposed approach to prior estimates is verified against data from Fort Polk, LA. In the course of evaluating the ESPC at Fort Polk, the authors have collected energy use data which allowed them to develop calibrated engineering models which accurately predict pre-retrofit energy consumption. They believe that such calibrated models could be used to provide much more accurate estimates of energy savings in retrofit projects. The improved savings estimating approach described here is based on an engineering model calibrated to field-collected data from the pre-retrofit period. A dynamic model of pre-retrofit energy use was developed for all housing and non-housing loads on a complete electrical feeder at Fort Polk. The model included the heat transfer characteristics of the buildings, the pre-retrofit air source heat pump, a hot water consumption model and a profile for electrical use by lights and other appliances. Energy consumption for all 200 apartments was totaled, and by adjusting thermostat setpoints and outdoor air infiltration parameters, the models were matched to field-collected energy consumption data for the entire feeder. The energy conservation measures were then implemented in the calibrated model: the air source heat pumps were replaced by geothermal heat pumps with desuperheaters; hot water loads were reduced to account for the low-flow shower heads; and lighting loads were reduced to account for fixture delamping and replacement with compact fluorescent lights. The analysis of pre- and post-retrofit data indicates that the retrofits have saved 30.3% of pre-retrofit electrical energy consumption on the feeder modeled in this paper.

Retrofitting these buildings to improve energy efficiency and reduce energy use is thus critical to achieving the target of reducing energy use in the buildings sector. However there are few evaluation tools that can quickly identify and evaluate energy savings and cost effectiveness of energy conservation measures (ECMs) for retrofits, especially for buildings in China. This paper discusses methods used to develop such a tool and demonstrates an application of the tool for a retrofit analysis. The tool builds on a building performance database with pre-calculated energy consumption of ECMs for selected commercial prototype buildings using the EnergyPlus program. The tool allows users to evaluate individual ECMs or a package of ECMs. It covers building envelope, lighting and daylighting, HVAC, plug loads, service hot water, and renewable energy. The prototype building can be customized to represent an actual building with some limitations. Energy consumption from utility bills can be entered into the tool to compare and calibrate the energy use of the prototype building. The tool currently can evaluate energy savings and payback of ECMs for shopping malls in China. We have used the tool to assess energy and cost savings for retrofit of the prototype shopping mall in Shanghai. Future work on the tool will simplify its use and expand it to cover other commercial building types and other countries.

Large sums are spent on residential retrofits by individual homeowners, government agencies, and utilities. As of late 1987, over 21 million households indicated that they had added at least one energy-saving measure in the previous two years, while a recent Electric Power Research Institute (EPRI) study estimated that nearly 15 million residential customers have participated in some kind of demand-side management (DSM) program. Given the level of continuing investments in residential energy efficiency, accurate estimates of savings from various conservation measures are increasingly necessary, especially as new technologies become more sophisticated and incremental efficiency gains more difficult to achieve. This report provides a comparative analysis of measured data on the performance and cost-effectiveness of energy-saving measures in existing single-family homes, based on information in the Buildings Energy-Use Compilation and Analysis (BECA) data base. The initial BECA report on measured data for single-family retrofits was completed seven years ago. In updating the single-family database, we have added 135 data points, representing over 33,000 houses, to the original database of 145 retrofit projects. The report is organized in two volumes. Volume 1 provides a summary of energy savings and costs of individual retrofit measures and strategies and results from federal/state low-income and utility weatherization programs. we also discuss measurement issues, predicted versus actual savings, trends in single-family retrofit programs, and implications for the next generation'' of cost-effective single-family retrofits. However, multiple studies confirm that analysis methods tend to over-predict energy use in poorly insulated, leaky homes and thus, the savings associated with improving those homes. In NREL's report titled 'Assessing and Improving the Accuracy of Energy Analysis of Residential Buildings,' researchers propose a method for improving the accuracy of residential energy analysis methods. A key step in this process involves the comparisons of predicted versus metered energy use and savings. In support of this research need, CARB evaluated the retrofit of a multifamily building in Boulder, CO. The updated property is a 37 unit, 2 story apartment complex built in 1950, which underwent renovations in early 2009 to bring it into compliance with Boulder, CO's SmartRegs ordinance. Goals of the study were to: 1) evaluate predicted versus actual savings due to the improvements, 2) identify areas where the modeling assumptions may need to be changed, and 3) determine common changes made by renters that would negatively impact energy savings. In this study, CARB seeks to improve the accuracy of modeling software while assessing retrofit measures to specifically determine which are most effective for large multifamily complexes in the cold climate region. Other issues that were investigated include the effects of improving building efficiency on tenant comfort, the impact on tenant turnover rates, and the potential market barriers for this type of community scale project.

Book excerpt: A variety of improvements to the MIT Design Advisor, a whole-building energy usage modeling tool intended for use during early design stages, are investigated. These include changes to the thermal mass temperature distribution and lighting requirement calculations, the formulation of a representative day scheme to reduce the number of days that need to be simulated to find energy usage for a full year, the creation of an optimization algorithm to allow users to improve on their designs, and the addition of an algorithm to predict potential savings from retrocommissioning (RCx) using a limited set of simple inputs. Design Advisor itself is also tested for usability, speed, and accuracy using three existing buildings. The frequency of thermal mass-related calculations is reduced by finding the limits of the semi-implicit Crank-Nicolson method before it begins to return physically implausible oscillatory temperature profiles. An effort is made to speed up lighting calculations using a multivariate regression analysis in place of a multiple-reflection-based illuminance model. Representative days are formed by creating an average and two extreme weather days per month using existing climatological data, reducing the number of simulated days per year from 365 to 72 (three per month, repeated once for training). Combined, these changes lead to reductions in run time of up to 50% with roughly 10% loss of accuracy. The optimizer leverages these run time improvements to rapidly find optimal building designs given a set of input constraints. Initially, a multistep multivariate regression is used to reduce the given search space and tighten the constraints. Then, a genetic algorithm is used to find the target solution. Initial tests of this combination have led to average reductions in energy usage of 25% given 6 minutes of calculation. To extend Design Advisor's applicability to existing buildings, an algorithm for predicting potential energy savings from RCx is implemented and tested. A database of 90 buildings that have undergone an RCx process and had their resulting energy savings documented has been collected. A k-nearest neighbors algorithm is used to evaluate the potential savings of test buildings based on this data set, operating on the assumption that similar buildings (in terms of location, size, and energy usage intensity) will present similar faults or opportunities for savings. While the average savings percentage prediction error is 0.02, the root-mean-square error is 12.4, which is greater than the actual savings potential of many buildings. Model validation is performed using three existing buildings; two in the Philadelphia area and one on MIT's campus. For energy types for which no building faults or other issues were later found (as in the MIT building), final usage predictions are found to be accurate to within a mean bias error of 11.2% to 2.6%. To improve upon these accuracies, further details about key building parameters and modes of operation would be required. These studies also inform further usability improvements, including reporting site (rather than primary) energy usage and expending reported electricity usage to include loads other than lighting.

However, multiple studies confirm that analysis methods tend to over-predict energy use in poorly insulated, leaky homes and thus, the savings associated with improving those homes. In NREL's report titled 'Assessing and Improving the Accuracy of Energy Analysis of Residential Buildings, ' researchers propose a method for improving the accuracy of residential energy analysis methods. A key step in this process involves the comparisons of predicted versus metered energy use and savings. In support of this research need, CARB evaluated the retrofit of a multifamily building in Boulder, CO. The updated property is a 37 unit, 2 story apartment complex built in 1950, which underwent renovations in early 2009 to bring it into compliance with Boulder, CO's SmartRegs ordinance. Goals of the study were to: 1) evaluate predicted versus actual savings due to the improvements, 2) identify areas where the modeling assumptions may need to be changed, and 3) determine common changes made by renters that would negatively impact energy savings. In this study, CARB seeks to improve the accuracy of modeling software while assessing retrofit measures to specifically determine which are most effective for large multifamily complexes in the cold climate region. Other issues that were investigated include the effects of improving building efficiency on tenant comfort, the impact on tenant turnover rates, and the potential market barriers for this type of community scale project.

Retrofitting buildings for conservation can greatly decrease the present energy demand and help prevent an eventual depletion of the world's natural resources. This investigation analyzes energy efficient measures applicable to retrofits in residential buildings in New England. The project estimates the likely performance of the latest sustainable technology and rates them according to cost-effectiveness for an average homeowner. Various retrofit measures and applications of sustainable technology are assessed according to relative importance and net savings. Improvements include a building envelope upgrade, an installation of a ground source heat pump and renewable energy systems. The analysis determines the energy savings relative to two base case models: a Cambridge Code and 1920s standard. The retrofit measures are analyzed at present and future energy rates.
