Book excerpt: In fact, a contraction phase in the number of housing starts (a phenomenon observed during the 1990s, resulting in particular from the overbuilding in the late 1980s and the recession) is followed by an expansion phase, when housing starts exceed annual household formation (a phenomenon currently taking place, notably attributable to the recovery of the previously generated latent demand and the g [...] The proximity of services and workplaces, all the activities available in the heart of the city, and the architectural charm of the older districts incited part of the baby boomer cohort to settle in the Saint-Roch district. [...] Despite the marked decrease in the birth rate in the last 40 years, the significant proportion of baby boomers in the population brought about a new rise in births starting in the 1980s. [...] As was the case for their parents, the sectors where the proportion of the members of this generation in the population exceeds the average for the CMA (22 per cent) are situated in the outlying suburbs of the CMA. [...] In fact, for the year 2002, the Québec area regis- tered a gain of 2,635 people in relation to the rest of the province, a deficit of 336 people in relation to the rest of Canada and a gain of 1,207 people in relation to the rest of the world.

This study examines the contentions of the demographer David Foot, and of earlier work by Mankiw and Weil, that in such a population, the number of home buyers is bound to decrease, causing the prices of residential real estate to drop substantially. In addition to reviewing the relevant economic literature, it constructs econometric models using Canadian national and provincial data and uses them to assess whether expected demographic changes in Canada are likely to trigger a pronounced downward trend in residential real estate prices. The study concludes that even if it is true that demographics may exert downward pressure on real estate prices, such impact will probably be dominant only in certain regions, depending even there on their rates of growth in real income. In other regions, the real price should have a tendancy to rise.
