Available in PDF, EPUB and Kindle. Book excerpt: Adapting Building for Changing Uses discusses the comprehensive refurbishment of buildings to enable them to be used for purposes different to those originally intended. For those involved in the often risky business of conversion of buildings from one type of use to another, Adapting Building for Changing Uses provides secure guidance on which uses may be best suited to a particular location. This guidance is based on a unique decision tool, the "Use Comparator", which was developed through research carried out at UCL in the mid 1990's. The "Use Comparator" compares the physical and locational characteristics of a building with the characteristics best suited to various types of use. A total of 77 targeted types of use are evaluated, in contrast to the 17 uses normally considers by regulatory planners. Adapting Building for Changing Uses also identifies the key problems experienced by building managers involved in assembling the coalition of Producers, Investors, Marketeers, Regulators and Users, which makes the key decisions in "Adaptive Reuse". The book explores the differing perceptions and attitudes of these key decision agents to matters such as cost, value, risk and robustness, and offers advice on how to avoid the potential for project failure that these differences present.

Available in PDF, EPUB and Kindle. Book excerpt: The dynamics of change in the uses and occupancy characteristics of cities has caught urban managers off guard. The abandonment of central city realty in many locations is a fact which cannot be overlooked. Yet within this reality, there are the seeds of hope, not of return to things past, but to a series of new constructive efforts. Bridging the gap between the city and/or neighborhood of yesterday and the potentials of tomorrow requires a firm grasp of all the many required tools - in terms of legal, physical and strategic planning. It is to these necessities that this handbook is dedicated. The Adaptive Reuse Handbook is a basic urban revitalization manual for city managers, zoning administrators, urban planners, architects, lay planning/zoning board members, and interested citizens. The handbook consists of procedures to gain control of, and positively reemploy, abandoned urban real estate. This is the non-architectural side of surplus property conversion - the legal and administrative procedures necessary to garner structures and land and prepare them for reuse. This book is divided into four sections: planning/inventory; property control; property management and disposition; and physical revitalization. Each section presents procedures and field experience to deal with a particular urban revitalization activity: property inventory, abandonment early warning systems, reuse planning, interim/permanent property control, tax sale/foreclosure, property management, property disposition, and physical revitalization. This is a must have reference work for anyone in the field of urban studies.

This book was released on 1985 with total page 144 pages. Available in PDF, EPUB and Kindle. Book excerpt: Surplus school spaces, highlighted by falling enrollments, will significantly affect educational building policies in the eighties. Accordingly, this document consists of a comprehensive analysis of the causes of surplus, the problems and opportunities that follow, and the implications for policy and planning. Part 1 analyzes the six major causes of surplus school accommodation in highly industrialized countries: declining birth rates, planning faults, population movements, the aging cycle of the population, educational reorganization, and municipal reforms. Part 2 concerns assessment of surplus and needs, while part 3 is an indepth consideration of ways to make use of surplus space. Part 4 covers management of surplus, including participants and modes of cooperation along with obstacles and constraints. Part 5 addresses consequences for the future, in both planning and design. Finally, part 6 is a summary of conclusions pertaining to the following areas: school population change; capacity and potential of building stock; actual, potential, and future needs of the community; participation in decision-making and incentives; financial procedures, norms, and regulations; and roles and attitudes. Six case studies are appended that provide examples and ideas for the reuse of surplus space in schools: Ontario, Canada; Arlington Heights, Illinois (United States); Solleftea, Sweden; Inner London, United Kingdom; Coventry, United Kingdom; and Wales, United Kingdom. Book Synopsis Adaptive Reuse of Religious Buildings in the U.S: Determinants of Project Outcomes and the Role of Tax Credits by : Eugene Choi
Download or read book Adaptive Reuse of Religious Buildings in the U.S: Determinants of Project Outcomes and the Role of Tax Credits written by Eugene Choi and published by . This book was released on 2010 with total page 233 pages. Available in PDF, EPUB and Kindle. Book excerpt: Adaptive reuse of historic buildings generates many tangible and intangible benefits. These benefits are not limited to the initiator (usually the developer) but are expanded to the community and the local government. This dissertation empirically investigates the role of tax credits in initiators' decisions to reuse religious buildings and their choice of reuse project outcomes, including the federal historic preservation tax credit, the low income housing tax credit, and the new market tax credit. Theses tax credits are the most commonly used tax credits in historic preservation projects. In addition, this dissertation also tests whether or not religious buildings were designated as the national historic places have affected initiators' decision to reuse religious buildings and in initiators' choices of reuse project outcomes. As far as I know, this is the first academic dissertation that tests these factors as reuse determinants. To test hypotheses of this dissertation, both the multiple-case study and statistical analyses were used. Five religious buildings that have been reused for different purposes are considered: the Meridian Street Methodist Episcopal Church in Indianapolis, IN; the Notre Dame Academy in Cleveland, OH; the Ashbury Delaware Methodist Church in Buffalo, NY; the First Church of Christ Scientist in Cleveland, OH; and the Orthodox Jewish Congregation - Cheva Bikur Cholim in Seattle, WA. In-depth interviews with developers were used to determine the important factors that drove their investments in the reuse projects. In addition, multinomial logit regressions were run using individual religious buildings reused for different purposes or religious purposes as the unit of analysis. Religious buildings sold to other religious entities were set as a reference category, meaning I compared religious buildings sold to other religious entities with each reuse outcome including condominiums, offices, retail space, low income housing, school, cultural place and undeveloped religious buildings.
