Book excerpt: Where does business come from? That's the question every real estate agent asks but few have a truthful answer for. In an industry constantly selling the "easy button" and overrun with shiny widgets, agents are pulled in multiple directions at once, each promising that if they "just do this," their dreams of success and fortune will come true. After 20 years in the business, thousands of home sales, and hundreds of thousands of coaching calls, Tim and Julie Harris tell the hard truths about what it really takes to make it in real estate. The new, revised edition of Harris Rules outlines specific, actionable, and proven rules of engagement that any agent—rookie or veteran—can count on as they pursue their real-estate funded goals and dreams. Harris Rules lays the groundwork, beginning with how agents need to think about the business. Moving them forward with a step-by-step action plan, Tim and Julie show agents how to create longevity by scaling the business and then teach them how to monetize it. In this book, you'll learn: - How to control your mindset to get more things done, even when you don't "feel" like it - The ideal schedule of a top-producing agent and how to focus it on what matters, profit - Why you can't rely on only one method of generating leads - How to use the proven Seven-Step Listing Process to win the listing virtually every time - How to really achieve financial freedom With all-new case studies, resources, and Q&As for the highly motivated agent, Harris Rules covers tricky topics with much-needed frankness: making a profit, why having a team isn't the "golden calf," gaining multiple lead sources (that you don't have to pay for!), focusing on listings, and the fact that repetitious boredom does pay off. Tim and Julie will tell you the truth: Harris Rules is the savvy agent's all-inclusive, no-BS guide to succeed in real estate.

Book excerpt: Star agent mission statement: To create a tool for every real estate practitioner that wants to increase their production and income in a comprehensive book that includes planning, techniques and strategies to guide them on how to achieve 50+ real estate transactions per year. It is my vision that the readers will use this book to build their systems and apply the strategies in their practice; that they will take this book every year to their favorite vacation place, read it again to refresh their memory, analyze their business and set goals for the following year - to continuously refer to the book if they wish to add a way of doing business or to remind them on scripts. I wrote this book to guide. Not to coach and not to train. When coaching or training, the coaches and the trainers usually focus on limited techniques and have a fixed script which they advocate it is their way or no way. For instance, a trainer will tell you "farming is a waste of time", or "doing open house is passive activity and you should avoid it". As a guide, I show you in the book that farming, too, is a great source of business when done correctly. Also, how to do open house as an "active" rather than "passive" activity that will produce predictable excellent results. When guiding, I give a wide range of techniques for doing business, and also a wide range of scripts and objection handling to situations. My idea is that the practitioners have to be comfortable with the script or the handling of the objection and can adjust it to their level of comfort. This way there is a better chance for the script or technique to be applied and used by the practitioner. This book is 30 years in the making: selling real estate, attending seminars of the greatest R.E. trainers in the world, doing office presentations at the request of my broker to the brokerage's agents under the title: "This is how I do it". I have presented at my real estate board, managed and taught thousands of Realtors(R), written articles in a national real estate magazine - I thought it was time to put all my experience and knowledge in one book.

This book was released on 2014-03-01 with total page 327 pages. Available in PDF, EPUB and Kindle. Book excerpt: This book is a pragmatic and creative approach to legal and asset protection issues faced by investors in Texas real estate, particularly investors in residential and smaller commercial properties. It is not intended to be a textbook or comprehensive academic treatise. Rather, it contains practical perspectives and techniques developed over the years in the course of advising and representing investors. Since there are usually as many opinions as there are lawyers in a room, it should be no surprise if other lawyers disagree with at least some of my conclusions. In response, I would point out that there is nothing theoretical in this book. Every strategy I describe has been tried and has succeeded in the real world. Having said that, every reader should consult his or her attorney prior to implementing any of my suggestions in order to insure compatibility with individual circumstances. Business plans vary and so do investments and asset protection strategies. This book does not offer legal guidance to any particular person with regard to any particular case. Note also that the law changes and evolves, often rapidly. While cases and statutes are cited in this book, the reader should do independent research to ascertain the current status of the law before relying on any of these citations. If you are a real estate investor who owns (or aspires to own) 10, 20, or 50 or more properties, then you should consider reading this book. If you use creative methods such as wraparounds and "subject to" transactions then you may find this volume very useful indeed. However, if your goal is to assemble an international consortium to purchase Rockefeller Center or Trump Tower, then this is probably not the volume for you. All real estate investors should form the habit of doing thorough due diligence prior to investing in real estate. This includes consulting attorneys, accountants, insurance advisors, and other qualified professionals on overall methods and goals as well as specific transactions. Every investor should have a team of seasoned professionals available to answer questions, offer input, and provide customized services. A professional investor will also acquire a basic level of competence in searching and obtaining information and copies from real property and appraisal district records. On the subject of transactional documentation, I urge readers to avoid most standard forms, especially those obtained from the Internet, except for contracts and addenda promulgated by the Texas Real Estate Commission and the Texas Association of Realtors. Consider all others suspect. Lastly, it has been my experience that good ethics make for good business. Avoid any transaction that even hints of fraud or deception. If it appears too good to be true it probably is. I welcome comments and criticism. I can most easily be reached by email at [email protected]. David J. Willis Author Bio: David J.
