Debido a la complejidad de las variables que se deben evaluar previo a la decisión de inversión en un lote, y el impacto negativo que puedan tener estas en el ciclo de vida del proyecto, este trabajo de grado busca proponer una herramienta de valoración de estas variables, que permita cuantificarlas para tomar una mejor decisión antes de invertir en un lote en específico.

Book excerpt: El trabajo de tesis comienza identificando una necesidad en un sector de la economía que ha recobrado gran auge en los últimos años en México: "el sector vivienda". La etapa del proyecto inmobiliario en que se ubica el estudio es la etapa inicial: desde que el predio es ofrecido en venta, hasta que se toma la decisión de rechazar la compra o aceptarla bajo ciertas condiciones de precio y plazo. Comprar un predio para construir vivienda en serie no es tarea fácil. Se requiere analizar a fondo diversos factores clave para asegurar una inversión rentable. Una vez identificados los objetivos, las necesidades y la forma en que se buscará obtenerlos, en la etapa de los antecedentes, se resume la historia reciente de la industria de la vivienda, las razones por las que ha adquirido relevancia y las perspectivas a futuro. Posteriormente se muestra el marco teórico en el que se definen los conceptos que se requerirán comprender para realizar la metodología que se propondrá más adelante. Para identificar los procedimientos más importantes e identificar el orden en que se deben realizar para tomar la decisión en un tiempo y a un costo menor, se propone una metodología. En el capítulo que trata sobre estudios de factibilidad se muestra un diagrama de flujo que resume la metodología y se desglosa el contenido de cada uno de los pasos a seguir. En el capítulo posterior, se explica una forma sencilla para analizar la información financiera que se genera y que finalmente mostrará la rentabilidad del proyecto. Por último se muestran las conclusiones a las que se llegaron una vez terminado el presente trabajo de investigación.

The diversity of economic and political systems represented in the group was matched by our occupations, which stretched from science policy practitioners, through research scientists and engineers, through academic observers of science and science policy. It was this diversity, along with the opportunities for infonnal discussion provided by long meals and remote location, that made the conference a special learning experience. Except at lecture time, it was impossible to distinguish the "students" at this event from the "teachers," and even the most senior members of the teaching staff went away with a sense that they had learned more from this group than from many a standard conference on science policy they had attended. The flavor of the conference experience cannot be captured adequately in a proceedings volume, and so we have not tried to create a historical record in this book. Instead, we have attempted to illustrate the core problems the panicipants at the conference shared, discussed, and debated, using both lectures delivered by the fonnal teaching staff and summaries of panel discussions, which extended to other panicipants and therefore increased the range of experiences reponed.
