Book excerpt: The objective of the thesis is to investigate the efficiency of pension funds' investment strategy in the Czech Republic and the adequacy of the current level of real estate investments in their portfolios. We employ Markowitz portfolio theory and construct the optimal market investment portfolio. The optimal portfolio is then compared with the portfolio of Czech pension funds and the loss arising from asset class misallocation is estimated. Besides, the comparison of portfolio structures of all current pension funds in the Czech Republic is done with the intention to detect whether they follow significantly different investment strategies or not. The analysis is done on quarterly data over the period 2000 - 2011. In the last chapter of the thesis, other sources of market inefficiency of the Czech pension funds are discussed.

Book excerpt: How to make enough passive income from your properties to retire in 10 years, even if you have zero investments today Do you want to shorten your years working a 9-to-5 job and increase the years you'll spend doing what you love, while you can still do it? Traditional wisdom advises us to keep toiling, scrimping, and saving until we finally reach the retirement age of 60, after which we can live off what we've saved and hope we die before it runs out. But what if you can hustle more today so you don't have to wait until you're a senior citizen to enjoy life's freedoms? What if you can continue making money in retirement so that you can afford to leave a significant nest egg to your children? Real estate is lauded by many financial experts as a key to building wealth. It's a reliable means of beating inflation, a tangible investment that can be leveraged and can exponentially increase its value through capital appreciation. One of the best benefits of real estate is its income-producing opportunities. There are a lot of ways real estate can make you money, from flipping, rentals, and more. You can take advantage of these opportunities to build a regular pension that will provide a steady source of income -- and replace your day job -- way sooner than it would take with stock investments. If you're willing to put in the research and the leg work, retirement can come sooner rather than later by investing smartly in real estate. Get to know the fundamentals and processes involved in starting a real estate portfolio for retirement income in this handy guide to real estate investing. In Journey Towards Early Retirement Through Real Estate Investing, you will discover: How to determine exactly how much you need in order to retire (it might not be as much as you think!) How to buy your first investment property with limited funds and minimal experience The indispensable step you should never skip when selecting an investment property, which will save you time and money down the road How you can live in your property for free while easing into the world of real estate rentals How taking out a loan and paying interest can help you save money and earn a higher return on investment How you can upgrade to a bigger and more profitable property without having to pay additional taxes 5 resourceful value-adding ideas to add significant dollars to your rental income without having to shell out more money How to shorten your mortgage by as much as 13 years, while continuing to invest in more properties And much more. Nothing worthwhile will come without some effort and commitment. Even though early retirement doesn't seem like an achievable goal right now, if you're truly serious about changing your life's trajectory, you can make it happen. There will be some lifestyle changes involved, a lot of hard work to be done, and a huge amount of patience required. But in the end, all that will be worth it to live the life you've always wanted. Available in PDF, EPUB and Kindle. Book excerpt: Seminar paper from the year 2007 in the subject Business economics - Miscellaneous, grade: 1,3, European Business School - International University Schlo Reichartshausen Oestrich-Winkel, language: English, abstract: Constructing smart portfolios is the key goal of every investor regardless of the risk aversion. Accessible investments for investors are for instance stocks, bonds, treasury bills, and real estate. According to Seiler, Webb, and Myer (1999, p. 163) "real estate asset management has been and will continue to be a topic of great interest". In the year 1971 U.S. public real estate had a total market capitalization of US$1.4bn, while in 2006 public real estate had a market capitalization of US$438bn (National Association of Real Estate Investment Trusts NAREIT], 2007, p. 1). The U.S. private real estate index has more than tripled from US$84bn in market value in the first quarter of 2001 to US$266m in the first quarter of 2007 (National Council of Real Estate Investment Fiduciaries NCREIF],2007, p. 1. It is obvious that the real estate market has been growing incredibly and real estate has became more and more important as an investment opportunity. However, all available data on ownership of real estate show that pension funds hold 3.5% to 4.0% of their total assets in real estate (Chiochetti, SA-AADU, & Shilling, 1999, p. 193). Optimal allocation seems to be a problem. Another point is that some degree of diversification can be achieved without real estate. So why should investors hold real estate in their portfolios? Does real estate outperform stock and bond returns? What risks are linked with real estate investments? The aim of this paper is to provide the reader with a deep insight into the real estate investment discussion and to present the advantages and disadvantages of real estate in a mixed-asset portfolio. In a nutshell, at the end of this paper the reader should be able to decide, whether real estate investment is justifiable or not.

Thanks to academic enquiry, professional analysis and entrepreneurial activity, backed by the globalisation of all investment activity, there is now an available body of material which forms the basis of this scholarly but practical summary of the new state of this art. The measurement, benchmarking, forecasting and quantitative management techniques applied to property investments are now compatible with those used in other asset classes, and advances in property research have at last put the ongoing debate about the role of real estate onto a footing of solid evidence. The truly global scope and authorship of this book is unique, and both authors here are singularly well qualified to summarise the impact and likely future of global innovations in property research and fund management. Between them, they have experienced three real estate crashes, and have observed at first hand the creation of the real estate debt and equity instruments that led to the global crisis of 2008-9. Global Property Investment: strategies, structure, decisions offers a unique perspective of the international real estate investment industry with: a close focus on solutions to real life investment problems no excessive theoretical padding a target of both students and professionals highly qualified dual-nationality authorship With many cases, problems and solutions presented throughout the book, and a companion website used for deeper analysis and slides presentations (see below), this is a key text for higher-level real estate students on BSc, MSc, MPhil and MBA courses worldwide as well as for practising property professionals worldwide in fund management, investment and asset management, banking and real estate advisory firms.

Available in PDF, EPUB and Kindle. Book excerpt: The issue of pension financing is evolving everywhere, becoming more of a corporate or individual matter rather than a state one. Demographic changes are making sharing mechanisms hard to control, and social deficits often lead governments to pull back from their obligations. This raises many questions for the individual: At what age should I start saving? When should I increase or reduce my savings? How do I secure my income? What products should I choose to supplement my pension and savings? What degree of risk should I take on? Despite the burden for securing one's retirement increasingly placed on individuals, many are often badly prepared to tackle this very long savings process, which is often complicated by the specific characteristics of a pension plan. This publication, intended for investment professionals, customer advisors, and individuals interested in personal finance and asset management, looks at some of the fundamental elements of investment strategies and techniques for retirement.

Book excerpt: Studies show that 90% of institutional investors, such as pension funds, reach their investment goals. However, only 11% of individual investors achieve their goals. Over the past twenty years we have witnessed both the greatest bull market of all time and one of the most devastating crashes in history. During this period, pension funds posted returns of more than double those realized by individual investors. At the same time, the institutional pensions were exposed to less than half of the risk and volatility that individual investors were forced to endure.

Its a report from the frontlines of the management of pension fund assets at a time when new investment vehicles were being developed on a regular basis. Rusty and his crew at the Kodak fund were the pioneers who tried many of these new ideas, some of which flew while theirs crashed. This is a blow-by-blow account of the learning experience, the successes and failures (mostly successes), and the ultimate investment success of the Kodak fund. It should be read by anyone managing assets in a fiduciary capacity. Michael J. Clowes
