Book excerpt: This study uses content analysis and a controlled experiment as data generation methods to investigate the precise nature of the largely unexplored relationship between the content of real estate news and activities in the real estate market. The theoretical base of the research is Kahneman's two system view (2003) of cognitive processing, which is applied to an individual's decision-making about the residential real estate market. The affect heuristic provides the theoretical basis for studying the relationship between the emotional content of local media information and decision making in the residential real estate market. The research question seeks to measure the "framing effect" of news on real estate market activity. It is posited that the way local real estate news is framed will influence transaction prices and the number of pending sales. A behavioral approach is utilized to understand the underlying relationship between a residential real estate market and a news article to audiences; an effect called frame setting. It is conjectured that when media coverage about the real estate market is negative there is more downward pressure on the market compared to when media coverage is more objective and includes descriptive statistics on the current real estate market.

This paper presents evidence consistent with media playing an information provisional role, and thereby affecting short-term house price dynamics. Firstly, through county-level panel time-series regression using data from 269 counties and newspaper articles as a proxy for the media, I find that counties with increase in housing related articles experience 7 to 10 annualized bp higher housing returns than other counties 4 to 6 months afterwards. This effect is persistent throughout the whole sample except during the housing crisis when there were higher than average amount of negative housing news. The increase in housing return is reversed in 10 to 12 months. Secondly, using Google Trends data as a proxy for households' home-owning interest, I show through FOMC meeting dates as an instrumental variable that media causally affects households' home-buying interest.

Book excerpt: This paper develops first measures of housing sentiment for 34 cities across the U.S. by quantifying the qualitative tone of local housing news. I find that housing media sentiment has significant predictive power for future house prices, above and beyond his- torically predictive factors and past returns. Sentiment leads price movements by more than two years, and is highly correlated with available survey expectations measures. The structure of the media sentiment index itself reflects a backward-looking nature consistent with extrapolative expectations. Consistent with theories of sentiment, the media sentiment index has a greater effect in markets with more minority homebuyers, more speculative investors, and across lower-priced homes. Including additional controls for subprime lending and easy credit has no impact on the magnitude of the results, but the predictive effect of sentiment is amplified in markets where more subprime loans were issued. Directly investigating the content across news articles finds that results are not driven by news stories of unobserved fundamentals.

This financial and economic crisis also has several consequences for the real estate market. Based on scientific research several constraints regarding market failure can be defined. It is, however, not clear if the scientifically defined aspects that result in a real estate bubble are also applicable on a rather local, suburban, municipality level. This research focuses on the identification of formal and informal institutional constraints that contribute in creating a real estate bubble and on applying this framework of constraints on a local (suburban) level on the housing market. In this research the constraints are assessed through a study in the municipalities of Geldermalsen and Culemborg. The study’s main conclusion of this is that, indeed, several constraints are applicable on a suburban municipal level. Further, it is interesting that there are strong relationships between the different constraints and the effects that they have. This study provides a basis for further research into possible solutions that spatial planning can provide for the identified constraints.
