Book excerpt: A big, moving, critically acclaimed novel of one tight-knit Texas community and the events that alter its residents’ lives forever. Friendswood, Texas, is a small Gulf Coast town of church suppers, high school football games , oil rigs on the horizon, and hurricane weather. When tragedy rears its head with an industrial leak that kills and sickens residents, it pulls on the common thread that runs through the community, intensifying everything. From a confused fifteen-year-old girl beset by visions, to a high school football star tormented by his actions, to a mother galvanized by the death of her teen daughter, to a morally bankrupt father trying to survive his mistakes, René Steinke explores what happens when families are trapped in the ambiguity of history’s missteps—when the actions of a few change the lives and well-being of many. Driving the narrative powerfully forward is the suspenseful question of the fates of four Friendswood families, and Steinke’s striking insight and empathy. Inspired in part by the town where she herself grew up, this layered, propulsive, psychologically complex story brings to vivid life a tight-knit Texas community and the events that alter its residents’ lives forever.

While poorer communities are typically most vulnerable to the negative effects of climate change, even well-resourced communities are increasingly vulnerable as climate-related storms intensify. Yet little is known about how middle-class communities are responding to these storms and the resulting damage. In Soaking the Middle Class, sociologists Anna Rhodes and Max Besbris examine how a middle-class community recovers from a climate-related disaster and how this process fosters inequality within these kinds of places. In 2017, Hurricane Harvey dropped record-breaking rainfall in Southeast Texas resulting in more than $125 billion in direct damages. Rhodes and Besbris followed 59 flooded households in Friendswood, Texas, for two years after the storm to better understand the recovery process in a well-resourced, majority-White, middle-class suburban community. As such, Friendswood should have been highly resilient to storms like Harvey, yet Rhodes and Besbris find that the recovery process exacerbated often-invisible economic inequality between neighbors. Two years after Harvey, some households were in better financial positions than they were before the storm, while others still had incomplete repairs, were burdened with large new debts, and possessed few resources to draw on should another disaster occur. Rhodes and Besbris find that recovery policies were significant drivers of inequality, with flood insurance playing a key role in the divergent recovery outcomes within Friendswood. Households with flood insurance prior to Harvey tended to have higher incomes than those that did not. These households received high insurance payouts, enabling them to replace belongings, hire contractors, and purchase supplies. Households without coverage could apply for FEMA assistance, which offered considerably lower payouts, and for government loans, which would put them into debt. Households without coverage found themselves exhausting their financial resources, including retirement savings, to cover repairs, which put them in even more financially precarious positions than they were before the flood. The vast majority of Friendswood residents chose to repair and return to their homes after Hurricane Harvey. Even this devastating flood did not alter their plans for long-term residential stability, and the structure of recovery policies only further oriented homeowners towards returning to their homes. Prior to Harvey, many Friendswood households relied on flood damage from previous storms to judge their vulnerability and considered themselves at low risk. After Harvey, many found it difficult to assess their level of risk for future flooding. Without strong guidance from federal agencies or the local government on how to best evaluate risk, many residents ended up returning to potentially unsafe places. As climate-related disasters become more severe, Soaking the Middle Class illustrates how inequality in the United States will continue to grow if recovery policies are not fundamentally changed.

Available in PDF, EPUB and Kindle. Book excerpt: In this important work of legal, political, and moral theory, Joseph William Singer offers a controversial new view of property and the entitlements and obligations of its owners. Singer argues against the conventional understanding that owners have the right to control their property as they see fit, with few limitations by government. Instead, property should be understood as a mode of organizing social relations, he says, and he explains the potent consequences of this idea. Singer focuses on the ways in which property law reflects and shapes social relationships. He contends that property is a matter not of right but of entitlement—and entitlement, in Singer’s work, is a complex accommodation of mutual claims. Property requires regulation—property is a system and not just an individual entitlement, and the system must support a form of social life that spreads wealth, promotes liberty, avoids undue concentration of power, and furthers justice. The author argues that owners have not only rights but obligations as well—to other owners, to nonowners, and to the community as a whole. Those obligations ensure that property rights function to shape social relationships in ways that are both just and defensible.

Book excerpt: The final, previously unpublished novel by the author of All Quiet on the Western Front - a dreamlike, powerfully moving account of an emigrant's experience of New York during World War II. From the detention centre on Ellis Island, Ludwig Somner looks across a small stretch of water to the glittering towers of New York, which whisper seductively of freedom after so many years of wandering through a perlious, suffering Europe. Remarque's final novel, left unfinished at his death, tells of the precarious life of the refugee – life lived in hotel lobbies, on false passports, the strange, ill-assorted refugee community held together by an unspeakable past. For Somner, each new luxury - ice cream served in drugstores, bright shop windows, art, a new suit, a new romance - has a bittersweet edge. Memories of war and inhumanity continue to resurface even in this peaceful promised land.

Book excerpt: No one in 1917 New York had ever encountered a woman like the Bar-oness Elsa von Freytag-Loringhoven -- poet, artist, proto-punk rocker, sexual libertine, fashion avatar, and unrepentant troublemaker. When she wasn't stalking the streets of Greenwich Village wearing a brassiere made from tomato cans, she was enthusiastically declaiming her poems to sailors in beer halls or posing nude for Man Ray or Marcel Duchamp. In an era of brutal war, technological innovation, and cataclysmic change, the Baroness had resolved to create her own destiny -- taking the center of the Dadaist circle, breaking every bond of female propriety . . . and transforming herself into a living, breathing work of art.

Book excerpt: Named by Goodreads as One of the Most Anticipated Mysteries and Thrillers of 2021 “A modern-day Crucible….Beneath the surface of a suburban utopia, madness lurks.” —Liv Constantine, bestselling author of The Last Mrs. Parrish “A sinkhole opens on Maple Street, and gossip turns the suburban utopia toxic. A taut teachable moment about neighbors turning on neighbors.” —People “One of the creepiest, most unnerving deconstructions of American suburbia I've ever read. Langan cuts to the heart of upper middle class lives like a skilled surgeon.” —NPR Celeste Ng’s enthralling dissection of suburbia meets Shirley Jackson’s creeping dread in this propulsive literary noir, when a sudden tragedy exposes the depths of deception and damage in a Long Island suburb—pitting neighbor against neighbor and putting one family in terrible danger. Welcome to Maple Street, a picture-perfect slice of suburban Long Island, its residents bound by their children, their work, and their illusion of safety in a rapidly changing world. But menace skulks beneath the surface of this exclusive enclave, making its residents prone to outrage. When the Wilde family moves in, they trigger their neighbors’ worst fears. Dad Arlo’s a gruff has-been rock star with track marks. Mom Gertie’s got a thick Brooklyn accent, with high heels and tube tops to match. Their weird kids cuss like sailors. They don’t fit with the way Maple Street sees itself. Though Maple Street’s Queen Bee, Rhea Schroeder—a lonely college professor repressing a dark past—welcomed Gertie and her family at first, relations went south during one spritzer-fueled summer evening, when the new best friends shared too much, too soon. By the time the story opens, the Wildes are outcasts. As tensions mount, a sinkhole opens in a nearby park, and Rhea’s daughter Shelly falls inside. The search for Shelly brings a shocking accusation against the Wildes. Suddenly, it is one mom’s word against the other’s in a court of public opinion that can end only in blood. A riveting and ruthless portrayal of American suburbia, Good Neighbors excavates the perils and betrayals of motherhood and friendships and the dangerous clash between social hierarchy, childhood trauma, and fear.
