Available in PDF, EPUB and Kindle. Book excerpt: This meticulously documented work sets forth the major causes of the greatest asset bubble in world economic history—the American housing bubble, which began in 1940 and collapsed in 2007. In the aftermath of the American housing collapse in 2007, many ask why. The Great American Housing Bubble: The Road to Collapse asks a different and more fundamental question—how the bubble was created in the first place. To answer that question, it examines the causes, both political and economic, of the American housing bubble, created between 1940 and 2007. Those causes encompass everything from federal income tax subsidies for housing to local exclusionary policies, banking, accounting, real estate appraisal, and credit agency rating practices and policies. The book also takes into account the impact of greed, government regulation, speculation, and psychology—including blind faith in investment advisors—on the creation of the greatest asset bubble in the economic history of the world. The author takes a comparative historical approach, examining the current crisis in the light of notorious bubbles of the past. In the end, he concludes that the events precipitating the most recent collapse can be traced, at least in part, not to too little government regulation, but to too much.

Available in PDF, EPUB and Kindle. Book excerpt: Like the crisis in the banking system, the foreclosure problem has grown so large that it threatens the entire economy. Foreclosures depress housing and commercial real estate prices throughout neighbourhoods, imposing serious costs on third parties. Each of the eighty closest neighbours of a foreclosed property can suffer a nearly $5,000 property value decline as a result of a single foreclosure. Communities with high foreclosure rates suffer increased urban blight and crime rates. When families have to relocate, community ties are cut, affecting friendships, religious congregations, schooling, transportation and medical care. Numerous foreclosures flood the market with excess inventory that depress other sale prices. Thus, foreclosures can harm other homeowners both by encouraging additional foreclosures and by reducing home sale prices, while decreased property values hurt local businesses and reduce state and local tax revenues. This book examines the issues in depth, focusing on the causes of the problem as well as presenting a variety of solutions.

Available in PDF, EPUB and Kindle. Book excerpt: Despite the conventional wisdom that affordable housing, either in the form of homeownership or through access to rental units, has beneficial effects for households, society, and the economy more broadly, there is a noteworthy lack of empirical studies of housing development and construction companies or building societies that actively work to supply this asset class in the economy. There are several reasons for this condition, including the “thin market” for such business activities. This book offers a case study that includes two Swedish housing development companies that have targeted a market niche for affordable homes that few other companies and market actors are concerned with. One company is part of a major construction company conglomerate which produces prefabricated housing modules to better serve the low-end niche of the housing market. The other company is a municipality-owned housing development company that acts on the basis of market practices and rules but that also on policymakers’ stated ambition to provide affordable homes for the residents in the municipality, the largest municipality in a major Swedish metropolitan area. Taken together, the study of these two companies provides first-hand insights into how the production of affordable homes takes place in a real-world economy. The book is of relevance for a variety of readers, including graduate students, management scholars, policymakers, and management consultants.
