This book was released on 2019 with total page 63 pages. Available in PDF, EPUB and Kindle. Book excerpt: Abstract: A thorough examination of a building that is to undergo a renovation project requires time, money, or costly equipment. Existing conditions within the floors, walls, and ceiling of a structure are therefore not sufficiently examined prior to construction. Older buildings also typically do not have as-builts or construction drawings from when it was originally built. From research and field experience, unforeseen existing conditions that are not properly surveyed lead to unexpected costs and/or schedule impacts. If the cost or schedule impacts are not properly accounted for, they negatively impact the client or the general contractor. Change orders caused by unforeseen existing conditions are analyzed in this thesis. The objective of this thesis is to analyze change order data related to renovation projects and show comparisons of the relationships between divisions to help quantify and anticipate cost impacts due to unforeseen conditions. This thesis represents a statistical analysis of 27 projects and a total of 517 change orders from commercial renovation projects in California. The results of this thesis contribute to the research of change orders by highlighting the significance of the cost impacts of change orders caused by unforeseen existing conditions in renovation projects. Statistical analysis shows that this type of change order is at least equal to change orders from other causes. The change orders are also separated by division to compare frequency and mean cost, and solutions are proposed.
Book Synopsis Laboratory Design, Construction, and Renovation by : National Research Council
Download or read book Laboratory Design, Construction, and Renovation written by National Research Council and published by National Academies Press. This book was released on 2000-05-12 with total page 176 pages. Available in PDF, EPUB and Kindle. Book excerpt: Laboratory facilities are complex, technically sophisticated, and mechanically intensive structures that are expensive to build and to maintain. Hundreds of decisions must be made before and during new construction or renovation that will determine how successfully the facility will function when completed and how successfully it can be maintained once put into service. This book provides guidance on effective approaches for building laboratory facilities in the chemical and biochemical sciences. It contains both basic and laboratory-specific information addressed to the user communityâ€"the scientists and administrators who contract with design and construction experts. The book will also be important to the design and construction communitiesâ€"the architects, laboratory designers, and engineers who will design the facility and the construction personnel who will build itâ€"to help them communicate with the scientific community for whom they build laboratory facilities.
Book Synopsis Reducing Construction Costs by : National Research Council
Download or read book Reducing Construction Costs written by National Research Council and published by National Academies Press. This book was released on 2007-10-09 with total page 68 pages. Available in PDF, EPUB and Kindle. Book excerpt: The National Academy of Construction (NAC) has determined that disputes, and their accompanying inefficiencies and costs, constitute a significant problem for the industry. In 2002, the NAC assessed the industry's progress in attacking this problem and determined that although the tools, techniques, and processes for preventing and efficiently resolving disputes are already in place, they are not being widely used. In 2003, the NAC helped to persuade the Center for Construction Industry Studies (CCIS) at the University of Texas and the Alfred P. Sloan Foundation to finance and conduct empirical research to develop accurate information about the relative transaction costs of various forms of dispute resolution. In 2004 the NAC teamed with the Federal Facilities Council (FFC) of the National Research Council to sponsor the "Government/Industry Forum on Reducing Construction Costs: Uses of Best Dispute Resolution Practices by Project Owners." The forum was held on September 23, 2004, at the National Academy of Sciences in Washington, D.C. Speakers and panelists at the forum addressed several topics. Reducing Construction Costs addresses topics such as the root causes of disputes and the impact of disputes on project costs and the economics of the construction industry. A second topic addressed was dispute resolution tools and techniques for preventing, managing, and resolving construction- related disputes. This report documents examples of successful uses of dispute resolution tools and techniques on some high-profile projects, and also provides ways to encourage greater use of dispute resolution tools throughout the industry. This report addresses steps that owners of construction projects (who have the greatest ability to influence how their projects are conducted) should take in order to make their projects more successful.
