Book excerpt: The Building America Partnership for Improved Residential Construction, the Bonneville Power Administration (BPA), and Northwest Energy Works (NEW), the current Northwest Energy Efficient Manufactured Housing Program (NEEM) administrator, have been collaborating to conduct research on new specifications that would improve on the energy requirements of a NEEM home. In its role as administrator, NEW administers the technical specs, performs research and engineering analysis, implements ongoing construction quality management procedures, and maintains a central database with home tracking. This project prototyped and assessed the performances of cost-effective high performance building assemblies and mechanical systems that are not commonly deployed in the manufacturing setting. The package of measures is able to reduce energy used for space conditioning, water heating and lighting by 50 percent over typical manufactured homes produced in the northwest.

Book excerpt: Kaplan Thompson Architects (KTA) has specialized in sustainable, energy-efficient buildings, and they have designed several custom, zero-energy homes in New England. These zero-energy projects have generally been high-end, custom homes with budgets that could accommodate advanced energy systems. In an attempt to make zero energy homes more affordable and accessible to a larger demographic, KTA explored modular construction as way to provide high-quality homes at lower costs. In mid-2013, KTA formalized this concept when they launched BrightBuilt Home (BBH). The BBH mission is to offer 'a line of architect-designed, high-performance homes that are priced to offer substantial savings off the lifetime cost of a typical home and can be delivered in less time.' For the past two years, CARB has worked with BBH and Keiser Homes (the primary modular manufacturer for BBH) to discuss challenges related to wall systems, HVAC, and quality control. In Spring of 2014, CARB and BBH began looking in detail on a home to be built in Lincolnville, Maine, by Black Bros. Builders. This report details the solution package specified for this modular plan and the challenges that arose during the project.

This demonstration project aims to help nonprofit affordable housing developers become familiar with three Building America performance measures, the installation processes, and impacts and benefits of each. A story and a half home in North Minneapolis, MN was presented by Urban Homeworks our local nonprofit partner. The team helped them install three researched upgrade measures: exterior roof insulation or 'overcoat, ' exterior foundation insulation, or 'excavationless', and a combined space and water heating HVAC system or 'combi.'

Book excerpt: By working with builder partners on test homes, researchers from the U.S. Department of Energy's Building America program can vet whole-house building strategies and avoid potential unintended consequences of implementing untested solution packages on a production scale. To support this research, Building America team Consortium for Advanced Residential Buildings (CARB) partnered with Preferred Builders Inc. on a high-performance test home in Old Greenwich, Connecticut. The philosophy and science behind the 2,700 ft2 "Performance House" was based on the premise that homes should be safe, healthy, comfortable, durable, efficient, and adaptable to the needs of homeowners. The technologies and strategies used in the "Performance House" were best practices rather than cutting edge, with a focus on simplicity in construction, maintenance, and operation. Achieving 30% source energy savings compared with a home built to the 2009 International Energy Conservation Code in the cold climate zone requires that nearly all components and systems be optimized. Careful planning and design are critical. The end result was a DOE Challenge Home that achieved a Home Energy Rating System (HERS) Index Score of 20 (43 without photovoltaics [PV]).

Book excerpt: Modern, energy-efficient homes conforming to the Zero Energy Ready Home standard face the challenge of meeting high customer expectations for comfort. Traditional heating, ventilation, and air conditioning (HVAC) sizing and control strategies may be insufficient to adequately condition each zone due to unique load patterns in each room caused by a number of factors. These factors include solar heat gains, occupant-related gains, and gains associated with appliances and electronics. Because of shrinking shell loads, these intermittent factors are having an increasingly significant impact on the thermal load in each zone. Consequently, occupant comfort can be compromised. To evaluate the impact of climate and house geometry, as well as HVAC system and control strategies on comfort conditions, IBACOS analyzed the results of 99 TRNSYS multiple-zone simulations. The results of this analysis indicate that for simple-geometry and single-story plans, a single zone and thermostat can adequately condition the entire house. Demanding house geometry and houses with multiple stories require the consideration of multiple thermostats and multiple zones.
