At the same time, sub-contracting has been, and continues to be a very important aspect in building construction industry, as standard procedure in construction. Thus, the study aims at analyzing the conflicts between main contractor and domestic sub-contractors in building construction projects in Tanzania. Qualitative and quantitative approaches were employed in this research. Data was collected using questionnaires. A total of 38 questionnaires were distributed to building construction and domestic sub-contractors found in Dar-es-Salaam, and 32 were returned fairly filled for analysis accounting to 84.2%. On the experience in terms of the connection between main and sub-contractor; findings revealed 81.3% their relationship to be good. 43.8% said yes to have ever been in a project that did not go well because of problems between main and sub-contractor, while 53.1% said “no”. Moreover, on whether the project contract prepared are to each party specifications and satisfaction; 84.4% of the respondents said sometimes. In terms of the availability of a penalty clause in the project contract, if one of the parties fails to comply; 56.3% of the respondents said sometimes. 40.6% of the respondents said the payment is normally done immediately after completion. Furthermore, 75.0% said the contract is prepared by the main contractor. Besides, findings revealed PPRA as the most used form of sub-contract by 56.3% respondents. Additionally, 65.5% of the respondents have had a share of conflicts, either as a main contractor against a sub-contractor, or as a sub-contractor against a main contractor. Also, some respondents revealed, failing to follow instruction, delaying in materials delivery to site, poor quality of work, as well as main contractor's squeezing them firmly on the quoted prices, leaving them fighting to make ends meet, alongside experiencing huge loses; as the main areas sparking the conflicts. Finally,69.6% reported the extent of occurrences of conflicts in Tanzanian building construction industry to be frequently. Moreover, Findings revealed delays in payment, poor communication, lack of trust, consultants delay in approving work and sample material, and shortage of construction materials in the market as well as unexpected price escalations are the factors with the highest frequency in causing conflicts. The study concludes that for the project to run smoothly and with less conflicts, proper attention must be paid to all recommendations such as good communication, cooperation and timely payment; early notice and proper records keeping; sub-contractor should have enough fund for project; certify work on time and timely payment; and risk management plan.

The Zambian government has also invigorated the practice of subcontracting in the construction industry as it plays an important role in increasing economy viability and building capacity. Instead of improving project success, subcontracting can act as a catalyst for poor project outcomes. Though there are many reasons that contribute to problems from subcontracting, a poor relationship between main contractors and subcontractors can be seen as a notorious contributor affecting construction works. The study aimed at investigating the relationship between the main contractors and subcontractors in the Zambian construction industry and recommend a framework that can be implemented to better the relationship. The study also examined the effects of a poor interface between main contractors and subcontractors in Zambia. Data collection techniques used included literature review, interviews and questionnaire surveys. The relative importance index was used to determine the ranking of the results of the study. Using the results adduced from the study a main contractor-subcontractor non-contractual partnering model was developed. The study established that the relationship between main contractors and subcontractors in Zambia is poor therefore needing attention. Interface problems were caused by payment issues, poor communication, unexpected price escalations and poor construction work. In order to address interface problems, the study found that there was need for better communication between the parties, timely payments and subcontractors’ access to labour and machinery. However, the study, had some limitations that need consideration when interpreting the results found. The limitations included scarcity of specific literature on subcontracting in the Zambian construction industry, the size of the sample only being limited to Lusaka. Nevertheless, these limitations could be addressed through further studies.

This was because of the observed problems that might hinder the construction of the public projects and these processes delimit the problem of the administration and the users of the projects. In developed countries and countries with economies in transition, other than the least developed countries, their local construction industries have the lions share in market opportunities. However, for least developed countries, the construction industries are dominated by Foreign Service providers to the tune of at least 65% in terms of money value of market share. For example, in the Southern Africa Development Community region, and with the exception of South Africa, local contractors and consultants have approximately 30% market share in the region; Malawi (23%), Swaziland (35%), Tanzania (20%), South Africa 85%.

Such conflict hasbecome an increasingly endemic feature within the last 20 years, and this researchproject provides a contribution in knowledge terms which will help to overcome theobstacles and challenges impeding growth and development in the field. This wasachieved by conducting an investigation to provide the theoretical background aboutthe antecedents of conflict, and presenting a number of project management suggestions to avoid or minimise. Both qualitative and quantitative research approaches were utilised in this study. Thequalitative research data was obtained from 30 in-depth semi-structured interviewswith four types of key project party, namely, project owners, consultants, contractors,and sub-contractors. This was followed by two separate questionnaire surveys. The firstwas a means of validating conflict data obtained from the interviews, and the secondwas used to test Project Management - PM data, . In this part of the study, 672questionnaires were sent to various people engaged in the Saudi Arabian constructionindustry. The response rate was 46.1% (n = 310 ).In terms of the interview data, a total of 349 data items were derived and from these data items, 30 general themes emerged concerning various causes of conflict and the latent conditions of conflict, providing descriptions of what and how conflicts arise within Saudi Arabian public building projects. From these general themes, 31 recommendations for strategic project management processes are made, with the intention of preventing or at least minimising conflict. The quantitative survey conducted to test these project management strategies (recommendations) revealed that all of them were supported. The study subsequently produced a cyclical framework of conflict avoidance, derived from the research methodology used in the study, and this is outlined to enable project building participants, whether individuals, groups, or organisations, to improve their project management strategy from project to project. The research recommends that: generally, certain project management strategiesshould be implemented in the earlier phases of a project in order to promote conflictavoidance behaviours or at least to effect a reduction in these. Furthermore, strategicactions are required to deal with the latent condition-related issues in respect of building projects in the Saudi Arabian context. In this case, reforms to current practices are required to improve the performance within the building industry. It is also recommended that further research be undertaken to explore other latent conditions of conflict and conflicts themselves in order to develop additional project management strategies aimed at managing the causes of conflict.

While much research in this sector centres on the technical issues, especially the tender/procurement processes as they have evolved over the years, there is limited research on employment relations. This study investigates the lived experiences of employees in the Botswana construction industry in both domestic-owned and Chinese-owned companies and aims to capture 'snapshots' of their perceptions of the causes and forms of conflict within that sector. Adopting a pragmatism research paradigm, this research employs a mixed methods research protocol to obtain quantitative and qualitative data from a sample of 632 employees. The overall results reveal that there are statistically significant differences between domestic- and Chinese-owned companies, with respect to how employees perceive income distribution, job security and managerial control as causes of conflict. The empirical results show that there is a positive relationship between employees' negative workplace perceptions and various forms of workplace deviant behaviours that employees use to retaliate in the event they perceive some form of unfairness, particularly in wages, job security or how managers/supervisors treat them. In domestic-owned companies there is a significant and positive association between disparity of income distribution and personal gain deviant behaviours such as theft as compared to other deviant activities against the production process including sabotage and production deviance; while in Chinese-owned companies there is a significant positive association between all forms of workplace inequities (income distribution, job security, managerial control) and all forms of conflict. This study contributes to the development of a more rigorous approach to the analysis of industrial relations conflicts in the construction industry in developing economies. This type of comparative research between domestic- and Chinese-owned companies could possibly be transferred to similar industries, such as in manufacturing and retail, where there are also a significant number of foreign-owned companies. This thesis concludes by discussing the various contributions made by this study to both academia and practitioners.
