Book excerpt: The new threshold for green building is not just low energy, it's net-zero energy. In The New Net Zero, sustainable architect Bill Maclay charts the path for designers and builders interested in exploring green design's new-frontier net-zero-energy structures that produce as much energy as they consume and are carbon neutral. In a nation where traditional buildings use roughly 40 percent of the total fossil energy, the interest in net-zero building is growing enormously--among both designers interested in addressing climate change and consumers interested in energy efficiency and long-term savings. Maclay, an award-winning net-zero designer whose buildings have achieved high-performance goals at affordable costs, makes the case for a net-zero future; explains net-zero building metrics, integrated design practices, and renewable energy options; and shares his lessons learned on net-zero teambuilding. Designers and builders will find a wealth of state-of-the-art information on such considerations as air, water, and vapor barriers; embodied energy; residential and commercial net-zero standards; monitoring and commissioning; insulation options; costs; and more. The comprehensive overview is accompanied by several case studies, which include institutional buildings, commercial projects, and residences. Both new-building and renovation projects are covered in detail. The New Net Zero is geared toward professionals exploring net-zero design, but also suitable for nonprofessionals seeking ideas and strategies on net-zero options that are beautiful and renewably powered.

Book excerpt: New Town Builders, a builder of energy efficient homes in Denver, Colorado, offers a zero energy option for all the homes it builds. To attract a wide range of potential homebuyers to its energy efficient homes, New Town Builders created a 'Power of Zero Energy Center' linked to its model home in the Stapleton community of Denver. This case study presents New Town Builders' marketing approach, which is targeted to appeal to homebuyers' emotions rather than overwhelming homebuyers with scientific details about the technology. The exhibits in the Power of Zero Energy Center focus on reduced energy expenses for the homeowner, improved occupant comfort, the reputation of the builder, and the lack of sacrificing the homebuyers' desired design features to achieve zero net energy in the home. The case study also contains customer and realtor testimonials related to the effectiveness of the Center in influencing homebuyers to purchase a zero energy home.

Demand for housing varies in different parts of California and the nation, and interest rates are on the upswing. The value of our study does not lie in describing the motivations of today's new homebuyers, but rather it lies in suggesting a conceptually fresh alternative paradigm for the building and marketing of zero-energy homes (ZEHs) based on experience. When this paradigm is used, builders, new homebuyers, and utility companies will benefit. When appropriately applied to business practice and public policy, this new paradigm will help builders create the sustainable communities so necessary for our well-being and that of future generations.

Book excerpt: Home is the ultimate consumer product. It has to be. We spend nearly 70 percent of our lives in our homes. Which leads to the "why" forHousing 2.0: Home is where life happens. Moreover, housing is one our nation's largest industries with a profound impact on our national economy. However, five crises are historically converging on the industry causing exponentially increasing pain. Housing 2.0 is about connecting the dots by identifying four market-ready innovations that will effectively mitigate these crises. In essence, it is a guide how to prepare for the inevitable disruption looming ahead. And it all begins by shifting the housing industry to a user experience optimization business model. Housing 2.0 uniquely serves this transitionwith an actionable framework for consistently delivering homes that meet and exceed homebuyer expectations. It includes:? 19 strategies for optimizing 5 key user experiences? 150+ proven user experience best practices? 400+ pages of meticulously organized content? 360+ citations supporting key findings and recommendations? Hundreds of charts, graphs, and illustrations? Eight thought leaders essays providing expert insights in key principlesAdapting the Housing 2.0 framework provides an opportunity to build homes with substantially greater user value at significantly lower cost. This finding is supported by detailed tabulations throughout the book and empirical case studies in the final chapter. But one warning. Housing 2.0 is a lot to take in all at once. Do not be overwhelmed by all of the exciting opportunities provided to optimize how we build communities and individual homes. Instead, every housing organization should be inspired to start getting on their own optimization path. One wherethey customize the comprehensive Housing 2.0 framework for their regional constraints and business constraints, and then start applying it to actual projects. Towards that end, all housing professionals are invited to join Housing 2.0 Workshops and Action Groups provided by Green Builder Media and to start their own journey to user experience leadership. Housing 2.0 is about homes where life happens better.

Book excerpt: In this book, leading international experts explore the emerging concept of the zero energy mass custom home (ZEMCH) – designed to meet the need for social, economic, and environmental sustainability – and provide all of the knowledge required for the delivery of zero energy mass customized housing and community developments in developed and developing countries. The coverage is wide ranging, progressing from explanation of the meaning of sustainable development to discussion of challenges and trends in mass housing, the advantages and disadvantages of prefabricated methods of construction, and the concepts of mass customization, mass personalization, and inclusive design. A chapter on energy use will aid the reader in designing and retrofitting housing to reduce energy demand and/or improve energy end‐use efficiency. Passive design strategies and active technologies (especially solar) are thoroughly reviewed. Application of the ZEMCH construction criteria to new buildings and refurbishment of old houses is explained and the methods and value of building performance simulation, analyzed. The concluding chapter presents examples of ZEMCH projects from around the world, with discussion of marketing strategy, design, quality assurance, and delivery challenges. The book will be invaluable as a training/teaching tool for both students and industry partners.

Book excerpt: This is the first volume of in-depth case studies of zero-net-energy (ZNE) residential structures. Following the same descriptive approach and format of Volumes 1-3 of the previously published Zero Net Energy Case Study Buildings, this book focuses entirely on examples of housing archetypes in the United States. These include the single-family private house, one-off spec houses, manufactured housing, tract house developments and mixed-use multifamily projects. In this well-illustrated book, all the case study projects are described in terms of how they were built to achieve verified ZNE performance, that is, the energy used by the building over the course of a year was equal to the amount of energy supplied by its on-site renewable energy system. This book goes beyond recent publications on ZNE buildings with its reporting and analysis of the actual measured energy use and renewable energy production, including graphs and charts of this performance over a full year, verifying actual achievement of the zero-net-energy goal. As in the previous volumes, each case study concludes with a candid discussion of post-occupancy issues and "lessons learned" for the project. Enhanced by many beautiful photographs, architectural drawings and illustrations, it is attractive and easy to read, while still providing detailed technical information common to all the case study residential projects.

Book excerpt: Building America research has shown that high-performance homes can potentially give builders an edge in the marketplace and can boost sales, but it doesn't happen automatically. It requires a tailored, easy-to-understand marketing campaign, and sometimes a little flair. This case study highlights the successful marketing approach of Tommy Williams Homes, which devotes resources to advertising, targeted social media outlets and blogs, realtor education seminars, and groundbreaking and open house celebrations. As a result, in one community, 2013 property sales records show that TWH outsells the only other builder in the development at a higher price, with fewer days on the market.

Book excerpt: In 2009, Transformations, Inc. partnered with U.S. Department of Energy (DOE) Building America team Building Science Corporation (BSC) to build new net zero energy houses in three developments in Massachusetts. The company has been developing strategies for cost-effective super-insulated homes in the New England market since 2006. After years of using various construction techniques, it hasdeveloped a specific set of assemblies and specifications that achieve a 44.9% reduction in energy use compared with a home built to the 2009 International Residential Code, qualifying the houses for the DOE's Challenge Home. The super-insulated houses provide data for several research topics in a cold climate. BSC studied the moisture risks in double stud walls insulated with open cell sprayfoam and cellulose. The mini-split air source heat pump (ASHP) research focused on the range of temperatures experienced in bedrooms as well as the homeowners' perceptions of equipment performance. BSC also examined the developer's financing options for the photovoltaic (PV) systems, which take advantage of Solar Renewable Energy Certificates, local incentives, and state and federal tax credits.
