Book excerpt: Whether the prospective buyer is a farmer or rancher looking to expand operations, a sportsman seeking to preserve habitat for wildlife, or a nature enthusiast trying to conserve native flora and fauna, acquiring rural land can be a rollercoaster of exciting and stressful experiences. In Buying Rural Land in Texas: Taking the Right Risk, Charles E. Gilliland demonstrates that buyers can and should arm themselves with knowledge—of the land-buying process, of the potential problems involved, and of the resources available to them—to ensure a successful and satisfying outcome. In this practical guide, Gilliland outlines four phases of buying rural land: identifying what you want, in terms of both land and property rights; locating a suitable property; valuing the property; and completing the transaction. He then covers everything the potential landowner should know while progressing through these steps: how to identify and manage risk, plan an “exit strategy,” interpret present and future land prices, find the “perfect spot,” evaluate the property’s physical attributes, gauge economic trends, understand legal rights and limitations, protect natural resources, and, finally, close the deal. Incorporating real life examples from a career spent in land sales, Gilliland takes readers step-by-step through the process, also providing checklists, maps, professional tips, and information about how to tap additional sources of information and advice. With the knowledge gained from Buying Rural Land in Texas, new landowners will find themselves not at the end of a journey but at the beginning, as they learn to manage their land and to deliver it intact to future generations.

Book excerpt: In Lost, Texas: Photographs of Forgotten Buildings, Bronson Dorsey takes us on a tour of old, abandoned buildings in Texas that evoke the mystique of bygone days and shifting population patterns. With a skilled photographer’s eye, he captures the character of these buildings, mostly tucked away in the far corners of rural Texas—though, surprisingly, some of his finds are in the midst of thriving communities, even, in one case, the Dallas metroplex. Most of the buildings are abandoned and in a state of decay, though a handful have been repurposed as museums, residences, or other functional structures. Encompassing all regions of the state, from the Piney Woods to the Panhandle, the images in Lost, Texas evoke distinctive memories of the past. They grant a sense of how those who preceded us lived and how the Texas of earlier days became the Texas of today. Some of the historic sites include a Coca-Cola bottling plant in Beeville, a lumberyard built over two generations, a beautiful, mission-style schoolhouse raised in a small farming community, the skeleton of a boomtown gas station near the Yates oilfield, and what remains of the only silver mining operation in Texas. With Dorsey as a guide, readers may explore these hidden and neglected gems and learn the basic facts of their origins and intended uses, as well as the principal reasons for their demise. Along the way and in the background, he quietly makes the case for preserving these buildings that, while no longer central to the ongoing function of their communities, still serve as important emblems of the past.

Available in PDF, EPUB and Kindle. Book excerpt: Rural America has been losing population to urbanized areas and going through economic decline since the 1920s. Younger generations are leaving for better employment opportunities and better amenities. The population that is left is growing older, retiring, and unable to sell property in order to move. Businesses do not have successors and many buildings sit vacant, deteriorating. Efforts to bring life back to these small towns can prove to be difficult, especially for the long haul. Many organizations, at the state and federal level provide funding and assistance for communities to create planning documents, preserve building stock, create arts groups, and even to assist with housing and energy needs. Local organizations are just as important if not more so when it comes to revitalizing a community. Case studies are used to address the current conditions of economic development and revitalization through the use, or lack, of arts, culture, and historic preservation. It is found that communities that have high support and involvement for the arts are able to utilize these resources for economic and tourism gains. The same can be said for those who make historic preservation, or at least reuse of older building stock a priority. Even just one preservation project can be enough to inspire other projects, both preservation related, general maintenance, and upkeep. Similar results can be seen when a few passionate and energetic people come together to create creative groups and spaces. Through hard work and building a community’s self esteem, sustainable revitalization in small, rural towns is possible.

Available in PDF, EPUB and Kindle. Book excerpt: WHAT RURAL TEXAS LANDOWNERS NEED TO KNOW ABOUT THEIR LAND... Living in the country in Texas can be the most enjoyable experience of your life, but managing rural property is not the same as taking care of a half-acre suburban lot. Living in the country and taking care of the land involves issues many new landowners have not experienced before. This book discusses why it is so important that rural land in Texas be well-managed and the native flora and fauna be protected. We are making more Texans every day, but we aren't making any more land or water, so every bit is precious. This point is emphasized using the philosophy and ethics of the great naturalist and conservationist, Aldo Leopold. The major problems encountered by small-acreage landowners include overgrazing, past or present by livestock and exotic ungulates, overbrowsing by deer, goats and exotics, brush encroachment, invasive exotic plants and animals, erosion, and efficient water catchment and management. Each of these issues is discussed in some detail explaining the source of the problem and how to avoid or minimize it. Numerous other issues encountered in living in the country are discussed as well as where landowners can find more detailed advice and information to help them with land management issues. My goal is to help small landowners enjoy their property and to also help them be good stewards of their land.
