Book Synopsis The TDR Handbook by : Arthur C. Nelson
Download or read book The TDR Handbook written by Arthur C. Nelson and published by Island Press. This book was released on 2013-02-22 with total page 342 pages. Available in PDF, EPUB and Kindle. Book excerpt: "Transfer of Development Rights" (TDR) programs allow local governments to put economic principles to work in encouraging good land use planning. TDR programs most often permit landowners to forfeit development rights in areas targeted for preservation and then sell those development rights to buyers who want to increase the density of development in areas designated as growth areas by local authorities. Although TDR programs must conform to zoning laws, they provide market incentives that make them more equitable (and often more lucrative) for sellers and frequently benefit buyers by allowing them to receive prior approval for their high-density development plans. Since the 1970s when modern TDR applications were first conceived, more than 200 communities in 33 states across the U.S. have implemented TDR-based programs. The most common uses of TDR to date involve protecting farmland, environmentally sensitive land, historic sites, and "rural character," and urban revitalization. Until now, however, there has never been a clearly written, one-volume book on the subject. At last, The TDR Handbook provides a comprehensive guide to every aspect of TDR programs, from the thinking behind them to the nuts and bolts of implementation-including statutory guidance, model ordinances, suggestions for program administration, and comparisons with other types of preservation programs. In addition, six of its twenty chapters are devoted to case studies of all major uses to which TDR programs have been utilized to date, including recent urban revitalization projects that utilize TDR principles.

Book Synopsis The Complete Illustrated Book of Development Definitions by : Harvey S. Moskowitz
Download or read book The Complete Illustrated Book of Development Definitions written by Harvey S. Moskowitz and published by Routledge. This book was released on 2017-07-05 with total page 643 pages. Available in PDF, EPUB and Kindle. Book excerpt: The latest edition of The Illustrated Book of Development Definitions breaks new ground. It addresses traditional and new planning problems: natural and industrial disasters such as hurricanes and oil spills; new housing types and living accommodations; changes in urban design and practice like new urbanism; sustainability; pedestrian and bicycle friendly environments; and more. Joining Harvey S. Moskowitz and Carl G. Lindbloom, authors of the first three editions, are two prominent, nationally known planners: David Listokin and Richard Preiss. Attorney Dwight H. Merriam adds legal annotations to almost all 2,276 definitions. These citations from court decisions bridge the gap between land use theory and real world application, bringing a new dimension to this edition. More than 20,000 copies of previous editions were sold over four decades to professionals and government representatives, such as members of planning and zoning boards and municipal governing bodies. This first revision in ten years updates what is widely acknowledged as an essential, standard reference for planners.

This book was released on 2001-04-02 with total page 328 pages. Available in PDF, EPUB and Kindle. Book excerpt: More than 50% of Americans live in suburban and exurban communities, and populations are increasing as more people seek green spaces, better access to education, retirement living, and homeownership. Yet these communities, with smaller budgets and no long-term growth planning, are unprepared for the problems - traffic congestion, poor air quality, and strip malls, to name a few - that are now plaguing them. Community by Design, authored by two specialists in suburban and exurban design and development, shows how to apply good planning practices to these smaller communities.

It also offers a deep reservoir of information for students, municipal legislators, community activists, and anyone interested in understanding or developing a community's landscape ordinances.
