Book excerpt: This project thesis presents and contextualizes the result of a curatorial project that was implemented from May 2009 to May 2010. I curated a series of exhibitions in five private homes in Chicago, titled "Artists and Residents." All works were conceptualized for the residences, in response to the space and life happening inside. Initially inspired by the experience of apartment galleries in Chicago, the project sought to explore possibilities of art practice beyond those participating in or imitating dominant institutional frameworks, and to explore how art administrators can facilitate other practices and envision new possibilities. The project was located at private homes, as they constitute concrete, highly personalized reality - as opposed to the seemingly neutral, timeless and placeless context that characterizes white cube museum and gallery spaces. For "Artists and Residents," going back to private homes is not to retreat from the public sphere, but rather is to recognize and articulate the public dimension of a private home, to open a space to investigate the material, social and cultural conditions of the home. Participating artists and residents were approached through the curator's personal network. While the majority of the participating artists are graduates or recent graduates of SAIC, the residents are more diverse: there are restaurant servers and supermarket employees in their earlier 20s, young art managers, established collectors, a company executive, and a Christian community of 13 people living in one house. Those residencies are located in different neighborhoods of Chicago, stretching from Avondale to Hyde Park, from the Gold Coast to Garfield Park. Depending on the nature of the work and the agreement reached with the residents, some of the exhibitions were one-night-events, while others stayed in the house for up to a month. The written portion of the thesis initially assesses apartment galleries in Chicago. Based on the issues that arise from apartment galleries as observed, I set up the theoretical framework for my own project, and this framework is further articulated in relation to the dialects of home and museum, the public sphere and the private sphere. Then the paper moves on to describe the planning of the project and case-by-case analyses of the five exhibitions. The paper concludes by assessing the circumstances of the project and how they affected the outcomes.

Book excerpt: With economic development agencies and city planners increasingly aware of the role of the arts in local economies, artist housing appears to be an essential step in the cultivation and retention of an arts community. While artists' lofts are typically thought of as converted post-industrial structures, there is a need for new construction in areas where postindustrial structures are too expensive, not suitable for conversion, or nonexistent. This thesis looks at new construction of artist housing from the developer's standpoint to discover how developers can create new live/work space for artists. It explores the development of three new artists' live/work projects (The Banner Building in Seattle WA, Laconia Lofts in Boston MA, and ARTBLOCK 731 in Boston MA) to determine how and why a developer should consider building new artists' live/work space. The thesis begins with a brief review of the various forces which have led to the arts' recognition as a significant economic driver at the national, regional, and community levels. It then analyzes the space needs of artists at the individual level. These needs are contrasted with those of the developer who is faced with the challenge of developing new space for artists under regulatory and financial constraints. The three case studies inform a framework of conditions under which artists' live/work space should be considered and developed. The cases indicate the need for a certain degree of government involvement in artists' live/work development, including land use policies and building codes to enable the creation of suitable spaces, as well as subsidy to incentivize the development of affordable spaces. On the other hand, too much city oversight and regulation is seen to lead to unnecessary costs and lower project-level affordability. The built case studies illustrate how new artists' projects can revitalize neighborhoods and how professional developers are best prepared to assume the challenges of developing artists' live/work space.
