Book excerpt: The Montrose/Santa Rose area of Edmonton is an older, inner city neighbourhood with an area of about 90 hectares made up of a variety of land uses, designated as general urban. This redevelopment plan concentrates on increasing the compactness of residential development and using existing developed areas for accommodating growth and improving services. It will also increase the amount of future housing in the inner city, establish density nodes around LRT stations, and encourage the development of intensive mixed-use employment nodes at LRT stations. Established commercial areas will be stabilized and a wide variety of commercial activities accommodated, with the relocation or upgrading of obsolete or noxious industrial uses encouraged, and the impact of transportation on inner city communities minimized. This document details the proposed policies for land use, transportation, recreation, and municipal services in the area.
