Book excerpt: Despite the significance of urban justice in planning research and practice, how just societies and cities can be organised and achieved remains contested. Spatial justice provides an integrative and unifying theory concerning place, policies, people and their interplay, but ambiguities about its practical bases have undermined its application in planning. Through creating and substantiating a new conceptual framework comprising a morphological study, policy analysis and embodiment research, this book crystallises the spatiality of (in)justice and (in)justice of spatiality in the context of social housing redevelopment. Like many countries around the world, social housing in Aotearoa New Zealand is an area of contention, especially at the building and redevelopment stages. Protecting community character and human rights has been used by social housing tenants to resist changes, but the primary focus on material outcomes neglects broadening access to planning processes. Compact, mixed tenure and sustainable (re)developments are regarded as the just built environment, as they enable equal accessibility to all. But there are contradictions between the planned spatiality of justice and individuals’ socialised sensory space. Reconciliation of morphological differentiations in built forms and social cohesion remains a challenging task. This book focuses on the re-examination, integration and transferability of spatial justice. It makes a new contribution to urban justice theory by strengthening spatial justice and planning. Social housing areas are expected to adapt to changing social and economic demands while retaining much-valued established community character. This book also provides practical strategies for tackling complex planning problems in social housing redevelopment.

The local Council has a big challenge to re-evaluate its properties to accommodate more people. This situation has provided an opportunity to investigate and explore appropriate international models for 'affordable' high-density housing. With the constraint of land availability and the rising housing market, the typical kiwi dream of a detached house is now out of reach for many people. Higher density housing will be the main driver of future Auckland urban development. Indeed, it is a cost-effective way of accommodating a lot of people & offers the potential to provide more amenities for them. However, 'High level of compactness' is different compared to 'High-density living'. Multi-unit housing has to be intelligent enough to accommodate all the needs and comfort level, and sustainable enough to create mixed-use, highly livable, economically vibrant, communities. Plus, a big proportion of it, especially near the inner city, needs to be 'affordable". This thesis aims to develop a proposal for a Council-owned site in Freemans Bay, Auckland. It will analyse four major architectural aspects in response to the current housing crisis, which includes 'Affordability, Quality, Community and Density'. Analyzing and integrating those perspectives will constitute 'an alternative housing strategy for Auckland'. This thesis will show that affordability and quality living environment can be combined and collaborate simultaneously. The key to achieving this goal is through introducing new affordability approach, quality unit-planning principles, co-housing scheme, and optimal quality density. By challenging the traditional apartment living, 'High-density affordable quality community' housing' is a response to current Auckland housing crisis.

All these facts cause people to pay more for their houses. Auckland's housing prices have increased more than prices in other parts of New Zealand. Therefore designing affordable houses in Auckland is essential. To design affordable houses, the first thing is to understand is the meaning of "affordability" and how much Aucklanders can afford to pay. This thesis analyses house affordability in Auckland now and explores how to design cheaper but good quality houses. It analyses the relationship of the site to the current context and discusses concerns about the existing environment while developing the chosen site. In addition, this thesis examines the modular components of architectural design in this case. It explores how prefabrication can be a relatively cheap construction method, and investigates new materials that are suitable for prefabrication methods. After all, the aim is not only to decrease each house's price, but also to compare the price between traditional construction methods and prefab methods, to find whether modularity is more suitable for building affordable houses. Therefore the challenge of this thesis is to develop a better design that incorporates affordable housing and prefabricated construction.
