Book excerpt: The housing boom that has occurred during the late 1990's and the early part of the 21st century pushed residential real estate prices to historically high values in the Baltimore metropolitan region. Post-industrial cities such as Baltimore (Maryland) benefited from the housing boom in terms of renewed interest in downtown living. Continued growth in the area's economy combined with a decreased supply of land in the surrounding Counties, has lead to a pronounced rise in Baltimore City residential real estate prices. However, these price increases are not evenly distributed, occurring in selected City neighborhoods. Moreover, the research here is concerned with separating these residential price increases from what may often be interpreted (or misinterpreted) as urban 'gentrification', a complicated socio-demographic shift at the neighborhood level. Background gentrification theory explains the phenomenon in a number of different ways. Empirical research involved with modeling socio-demographic trends against changes in the housing market have been primarily concerned with comparing variables during equal time periods. While gentrification is a process that occurs over a prolonged period of time, prior gentrification studies have compared both demographic and housing market shifts during the equal temporal scales. However, as the research will point out, there is an inherent lag effect between when a neighborhood changes socio-demographically, and possible changes in the land or housing prices. To this end, attempts to utilize multiple data variables to measure or monitor gentrification, must ensure the proper application of such data within these inherent, temporal differences. This research will explore the applicability of leveraging private sector real estate data with publicly available census data within a geographic information system (G.I.S.) environment to help ascertain if changes in property level prices correlate with variables associated with neighborhood level socio-demographic changes in an effort to further identify if gentrification is emerging or in process. The research will include a temporal approach when comparing socio-demographic variables and changes in residential real estate sales prices, a key factor in assessing the two types of variables together. -- Abstract.
