Nineteen-year-old Nekhlyudov writes to his aunt that he has given up his university studies and devoted himself entirely to the affairs of his estate. High on his own idealistic plan, he tells her that it is his sacred duty to improve the conditions for the hundreds of peasants working for him, and that he will devote his life to their happiness. Save to say, his aunt is not impressed by his plans and, as it turns out, it is all a lot easier said than done. A Landlord’s Morning is based on Tolstoy’s own experiences as a young man hoping to find happiness by doing good. An idea that never left him and which he revisited in Anna Karenina 20 years later through the character of Levin. Leo Tolstoy (1828-1910) was a Russian author, a master of realistic fiction and one of the world’s greatest novelists. Tolstoy’s major works include "War and Peace" (1865–69) and "Anna Karenina" (1875–77), two of the greatest novels of all time and pinnacles of realist fiction. Beyond novels, he wrote many short stories and later in life also essays and plays.

Book excerpt: This insiders view of how the landlord-tenant relationship really works reexamines the commonly held notion that landlords are greedy, money grubbing, and heartless slumlords preying on their tenants. Author Carl Rosenberg, a long time landlord, details why landlords can seemingly turn nasty without anyone knowing the reasons; why city agencies fall short in helping to resolve disputes; how judges and administrative judges often render unfair decisions, and why, on occasion, tenants deserve a slap on the wrist- and sometimes more. Join a fair but hardened landlord as he concentrates on a small minority of troublemakers who have made his life interesting and occasionally downright miserable. He also explains how he navigated the complex world of buying and managing real estate in New York and, though she is not mentioned too often, how his wife played a major role. Its time to re-analyze the many assumptions made about landlords. Youll see that many negative opinions about landlords are wrong. There are some bad ones out there, but when you get right down to it, Landlords Are People Too .

Book excerpt: In the shadow of the Vietnam War, a significant part of an entire generation refused their assigned roles in the American century. Some took their revolutionary politics to the streets, others decided simply to turn away, seeking to build another world together, outside the state and the market. West of Eden charts the remarkable flowering of communalism in the 1960s and ’70s, fueled by a radical rejection of the Cold War corporate deal, utopian visions of a peaceful green planet, the new technologies of sound and light, and the ancient arts of ecstatic release. The book focuses on the San Francisco Bay Area and its hinterlands, which have long been creative spaces for social experiment. Haight-Ashbury’s gift economy—its free clinic, concerts, and street theatre—and Berkeley’s liberated zones—Sproul Plaza, Telegraph Avenue, and People’s Park—were embedded in a wider network of producer and consumer co-ops, food conspiracies, and collective schemes. Using memoir and flashbacks, oral history and archival sources, West of Eden explores the deep historical roots and the enduring, though often disavowed, legacies of the extraordinary pulse of radical energies that generated forms of collective life beyond the nuclear family and the world of private consumption, including the contradictions evident in such figures as the guru/predator or the hippie/entrepreneur. There are vivid portraits of life on the rural communes of Mendocino and Sonoma, and essays on the Black Panther communal households in Oakland, the latter-day Diggers of San Francisco, the Native American occupation of Alcatraz, the pioneers of live/work space for artists, and the Bucky dome as the iconic architectural form of the sixties. Due to the prevailing amnesia—partly imposed by official narratives, partly self-imposed in the aftermath of defeat—West of Eden is not only a necessary act of reclamation, helping to record the unwritten stories of the motley generation of communards and antinomians now passing, but is also intended as an offering to the coming generation who will find here, in the rubble of the twentieth century, a past they can use—indeed one they will need—in the passage from the privations of commodity capitalism to an ample life in common.

Book excerpt: From the humblest of beginnings the Ringling Brothers built and became equal owners of the greatest amusement enterprise in the world's history. The Ringling brothers were seven American siblings of small-town Wisconsin who transformed their small touring company of performers into one of America's largest circuses in the late 19th and early 20th centuries. In 1900 Alfred "Alf" Theodore Ringling (1861-1919) published the book "Life Story of the Ringling Brothers". There is no more striking example of a well-defined ambition reaching out toward a distinctive goal, and attaining it regardless of seemingly insurmountable obstacles and difficulties, than in the story of the Ringling brothers. To be sure, the idea of five boys saying to each other, "We want a circus," wasn't much to create more than a laugh among their playfellows; but for them to determine to have a circus, and the biggest and finest in the world, and then to start getting it, and finish by having it, makes an altogether different story of the five little boys' dreams. There wasn't much in the "wanting to have," but there was a great deal in the "getting." Of course, all this didn't happen- in an hour. There is a great lapse of years between the time when the Ringling boys said, "We want a circus," and the day when the Ringling men could say, "We have a circus," and it is this intervening time between the desire and the realization with which this story deals. It is a wonderful story to write-an adventure in real life, a page in the history of America's great men that teems with lessons of patience, perseverance, and honest effort. It is Caesarian, Napoleonic, Bismarckian in effort, and in accomplishment more than can be said of Alexander. The latter conquered the world, but the Ringling brothers pleased it. Alexander, with all his conquests, could not do this. History records no greater trials than marked the beginning of the career of these great circus men, nor does history record a greater triumph than has rewarded them for their labor.
