Available in PDF, EPUB and Kindle. Book excerpt: The nonsurveyor's definitive land survey sourcebook—now extensively updated Over the last several decades, the Internet has allowed individuals with a non-technical background to assume more control of land surveys. But without a clear understanding of how to accurately use land survey data, and faced with the challenges of communicating specific requirements to a professional land surveyor, conflicts often arise that lead to litigation. A Guide to Understanding Land Surveys bridges the ever-expanding communication gap between the users of land boundary information and professional land surveyors. This indispensable guide clearly explains the functions and procedures required in every survey (routine or otherwise), and the role of a surveyor in their investigation and re-establishment. It is a must-have resource for title attorneys, paralegals, realtors, government agents, and others who rely on the information gathered and presented by land surveys. Written in nontechnical language and supported by numerous line drawings, A Guide to Understanding Land Surveys not only helps readers gain a strong familiarity with a survey, plat, or land description, but enables them to accurately evaluate it, detect any inadequacies, and make the proper adjustments to obtain approval. The Third Edition of A Guide to Understanding Land Surveys has been expanded with thirty percent new material and is fully updated to reflect the latest practice guidelines and technology, including the use of GPS and GIS in land boundary re-establishment. Also included is important new material on how technology should be interpreted in assessing the quality and accuracy of a land survey.

Available in PDF, EPUB and Kindle. Book excerpt: Base retracement on solid research and historically accurate interpretation Interpreting Land Records is the industry’s most complete guide to researching and understanding the historical records germane to land surveying. Coverage includes boundary retracement and the primary considerations during new boundary establishment, as well as an introduction to historical records and guidance on effective research and interpretation. This new edition includes a new chapter titled “Researching Land Records,” and advice on overcoming common research problems and insight into alternative resources when official records are unavailable. Topical case studies provide helpful, plain-language descriptions of methods, problems, and resolutions, and appendices provide definitions, context, and modern interpretation of historical words and phrases. The text features exhaustive coverage and notes, with hundreds of case law citations annotated with expert insight that gives readers the complete background of the methods and techniques discussed. Boundary retracement entails the recovery of historical documents related to the original boundary, correct interpretation and analysis, and the accurate application of historic survey principles with correlation to conditions on the ground. This builds a legally-sound defense to the location of the boundary, and is crucial element to any project or transaction concerning land. Interpreting Land Records is the pre-eminent reference to help readers: Interpret historical land records, understanding their creation and documentation Become familiar with the various methods of historic surveys Overcome common research issues, including lost or corrupted records Establish boundaries free of vagueness or abstraction, with clear documentation Haphazard retracement leaves a boundary open to dispute and complicates future retracement efforts. Accuracy depends in part on quality research and the accurate interpretation of available documents. Interpreting Land Records provides comprehensive, practical guidance toward retracement based on sound evidence and technique.

Available in PDF, EPUB and Kindle. Book excerpt: Curtis M. Brown has long been recognized as the worlds foremost authorities on land surveying. His works and textbooks are found in virtually every Land Surveyors library across the country. His legal principles have been adopted by a large number of courts across the United States and his books are standard reference works for practicing Land Surveyors. The Curt Brown Chronicles presents a collection of papers, lectures, and articles prepared by Mr. Brown in the course of developing the principles and authorities for his textbooks and classes. While serving as a member of the American Congress on Surveying and Mapping (ACSM), Mr. Brown was a regular contributor to The Surveyor and Law and the Comment and Discussion columns as well as other important articles. In this capacity, Mr. Brown would respond to inquiries from Land Surveyors across the United States on a variety of subjects related to land surveying and the application of relevant law. His opinions continue to have considerable influence on the professional land surveying community and the legal community. Many of the papers contained in The Curt Brown Chronicles have not been released since their original publication in the 1950s and 1960s. Nevertheless, the subjects are still germane and in many ways, Curts focus on many subjects was prescient. Mr. Browns articles on Land Surveyors Liability to Unwritten Rights, Land Surveyors Ethics, and The Professional Status of Land Surveyors, are still considered relevant and are held in as high a regard as is Justice Thomas Cooleys (Chief Justice, Supreme Court of Michigan, 1864-1885) famous article, The Judicial Functions of Surveyors. The Curt Brown Chronicles has been compiled with the consent and permission of ACSM and the Brown family

Book excerpt: Excerpt from A Manual of Land Surveying: Comprising an Elementary Course of Practice With Instruments and a Treatise Upon the Survey of Public and Private Lands, Prepared for Use of Schools and Surveyors This addition to the already numerous treatises on land surveying was caused by the demand of the surveyors of Michigan for a treatise which would deal with the practical questions which meet the surveyor in his every day work in the field. Several admirable treatises were already in existence which dealt amply with the mathematical and instrumental part of surveying. But the perplexing questions which meet the surveyor are not questions of mathematical calculation or of the use of instruments. On the contrary they are, for the most part, questions of how to apply the principles of common law and statutory enactment to the location of boundary lines. These are the controlling considerations in all resurveys; a class which comprises probably nine-tenths of all the land surveys which are made. Scarcely an allusion to these principles was to be found in any of the works on surveying extant. In 1880 the Michigan Association of Surveyors and Civil Engineers appointed a committee on manual, to prepare a work which would give authoritative answers to the many questions of practice which came up before them. The committee spent their spare time for five years in an exhaustive research of the laws and the decisions of the highest courts in the land. The chairman attended the meetings of various surveyors' associations and collected their reports. From the great mass of material thus collected, the leading points in the laws of the United States and the decisions of the courts of last resort were selected, covering, as nearly as possible, all the points relative to surveys and boundary lines which arise in the land surveyors' practice.
