Book excerpt: J. Massey wasn't always a highly skilled investor, but through action steps that he shares in this book, he amassed an impressive portfolio of hundreds of properties in just six years using an intensive approach to learning and then putting to use what he learned immediately and at the Speed of Instruction . Starting from less than zero, he used other people's cash and credit to invest in properties, from single-family homes to multi-family dwellings and large apartment complexes to commercial properties. He now owns businesses and teaches others to do exactly what he does today with nothing held back. This insider's look into the world of real estate investing and building a successful business gives readers the absolute road map to their own success as entrepreneurs and investors. Author J. Massey is not an extraordinary human being; he did not have a formal education beyond high school; he entered the real estate market at one of the worst times in history for that industry; his wife was critically ill and he was injured so he could not work. What makes J. Massey different and very successful as a businessman and real estate investor is that he took action and then kept taking action steps - learning and earning, learning and earning - to get him where he is today. He invites readers to join him; his hope is that he can motivate people to make changes in their lives that benefit them, their families and on for generations to come. It is his mission to provide clean, safe, affordable housing. This book is one way to spread his mission and teach others to do the same."

Book excerpt: "In the dark, bewildering, trap-infested jungle of misinformation and opaque riddles that is the world of investment, JL Collins is the fatherly wizard on the side of the path, offering a simple map, warm words of encouragement and the tools to forge your way through with confidence. You'll never find a wiser advisor with a bigger heart." -- Malachi Rempen: Filmmaker, cartoonist, author and self-described ruffian This book grew out of a series of letters to my daughter concerning various things-mostly about money and investing-she was not yet quite ready to hear. Since money is the single most powerful tool we have for navigating this complex world we've created, understanding it is critical. "But Dad," she once said, "I know money is important. I just don't want to spend my life thinking about it." This was eye-opening. I love this stuff. But most people have better things to do with their precious time. Bridges to build, diseases to cure, treaties to negotiate, mountains to climb, technologies to create, children to teach, businesses to run. Unfortunately, benign neglect of things financial leaves you open to the charlatans of the financial world. The people who make investing endlessly complex, because if it can be made complex it becomes more profitable for them, more expensive for us, and we are forced into their waiting arms. Here's an important truth: Complex investments exist only to profit those who create and sell them. Not only are they more costly to the investor, they are less effective. The simple approach I created for her and present now to you, is not only easy to understand and implement, it is more powerful than any other. Together we'll explore: Debt: Why you must avoid it and what to do if you have it. The importance of having F-you Money. How to think about money, and the unique way understanding this is key to building your wealth. Where traditional investing advice goes wrong and what actually works. What the stock market really is and how it really works. Why the stock market always goes up and why most people still lose money investing in it. How to invest in a raging bull, or bear, market. Specific investments to implement these strategies. The Wealth Building and Wealth Preservation phases of your investing life and why they are not always tied to your age. How your asset allocation is tied to those phases and how to choose it. How to simplify the sometimes confusing world of 401(k), 403(b), TSP, IRA and Roth accounts. TRFs (Target Retirement Funds), HSAs (Health Savings Accounts) and RMDs (Required Minimum Distributions). What investment firm to use and why the one I recommend is so far superior to the competition. Why you should be very cautious when engaging an investment advisor and whether you need to at all. Why and how you can be conned, and how to avoid becoming prey. Why I don't recommend dollar cost averaging. What financial independence looks like and how to have your money support you. What the 4% rule is and how to use it to safely spend your wealth. The truth behind Social Security. A Case Study on how this all can be implemented in real life. Enjoy the read, and the journey!

Available in PDF, EPUB and Kindle. Book excerpt: Before the 99% occupied Wall Street... Before the concept of social justice had impinged on the social conscience... Before the social safety net had even been conceived... By the turn of the 20th Century, the era of the robber barons, Andrew Carnegie (1835-1919) had already accumulated a staggeringly large fortune; he was one of the wealthiest people on the globe. He guaranteed his position as one of the wealthiest men ever when he sold his steel business to create the United States Steel Corporation. Following that sale, he spent his last 18 years, he gave away nearly 90% of his fortune to charities, foundations, and universities. His charitable efforts actually started far earlier. At the age of 33, he wrote a memo to himself, noting ..".The amassing of wealth is one of the worse species of idolatry. No idol more debasing than the worship of money." In 1881, he gave a library to his hometown of Dunfermline, Scotland. In 1889, he spelled out his belief that the rich should use their wealth to help enrich society, in an article called "The Gospel of Wealth" this book. Carnegie writes that the best way of dealing with wealth inequality is for the wealthy to redistribute their surplus means in a responsible and thoughtful manner, arguing that surplus wealth produces the greatest net benefit to society when it is administered carefully by the wealthy. He also argues against extravagance, irresponsible spending, or self-indulgence, instead promoting the administration of capital during one's lifetime toward the cause of reducing the stratification between the rich and poor. Though written more than a century ago, Carnegie's words still ring true today, urging a better, more equitable world through greater social consciousness.

Book excerpt: Even in this new age of online banking and personal accounting apps, people still struggle every day with their finances. For many, simply making ends meet is difficult. Others may have gotten a start but are mired by debt. George B. Thompson has seen every type of financial problem during his long career as a personal financial advisor. He is now ready to share his knowledge with those interested in identifying their specific financial problems and working toward solutions. Thompson's focus is the Wealth Cycle. Many see building wealth as a progression up a mountain, with a specific goal in mind. Thompson instead teaches that building wealth involves a cycle of financial decisions that should be repeated over and over again for qualified success. He wants people to not just make their goals but be able to grow their wealth for the rest of their lives by repeating the cycle. It is a continuous process, and Thompson makes it as easy as possible, applying financial principles and Christian values to investment choices. This is the first of a two-part series. Money—investing, personal finance, and business decisions—is typically taught as a math-based field, where data and formulas tell us exactly what to do. But in the real world people don’t make financial decisions on a spreadsheet. They make them at the dinner table, or in a meeting room, where personal history, your own unique view of the world, ego, pride, marketing, and odd incentives are scrambled together. In The Psychology of Money, award-winning author Morgan Housel shares 19 short stories exploring the strange ways people think about money and teaches you how to make better sense of one of life’s most important topics.

Book excerpt: The incredible story of how a schoolteacher built a million-dollar portfolio, and how you can too Most people wouldn't expect a schoolteacher to amass a million-dollar investment account. But Andrew Hallam did so, long before the typical retirement age. And now, with Millionaire Teacher, he wants to show you how to follow in his footsteps. With lively humor and the simple clarity you'd expect from a gifted educator, Hallam demonstrates how average people can build wealth in the stock market by shunning the investment products peddled by most financial advisors and avoiding the get-rich-quicker products concocted by an ever widening, self-serving industry. Using low cost index funds, coupled with a philosophy in line with the one that made Warren Buffett a multi-billionaire, Hallam guides readers to understand how the stock and bond markets really work, arming you with a psychological advantage for when markets fall. Shows why young investors should hope for stock market crashes if they want to get rich Explains how you can spend just 60 minutes a year on your investments, never open a financial paper, avoid investment news, and still leave most professional investors in the dust Promotes a unique new investment methodology that combines low cost index funds and a Warren Buffett-esque investment philosophy Millionaire Teacher explains how any middle-income individual can learn can learn the ABCs of personal finance and become a multi-millionaire, from a schoolteacher who has been there and done that.

Download or read book The Diary of a Novice Investor written by Mark Slauter and published by . This book was released on 2016-09-30 with total page 302 pages. Available in PDF, EPUB and Kindle. Book excerpt: A neophyte investor shares his experiences and insights as he learns to navigate the world of financial investment by using a fantasy portfolio. Slauter lays the groundwork for his investment?diary? in his book?s first section,?The Set Up,? a vivid, engaging account of the emotional and financial effects of his aging parents? decline and his father?s death. During this time, the author says, he first realized just how expensive getting older could be, so he became determined to take responsibility for his mother?s security by finding out as much as he could about investing. He came up with a fail-safe way to learn without losing?he set up a fantasy investment plan, followed it for a year, and compared it with his mother?s existing investments. His next steps were to keep careful records and share his results with other would-be investors. In 14 subsequent chapters, the author details his fantasy stock portfolio and offers a month-by-month accounting of their activity, including spreadsheet charts of gains and losses. Each chapter ends with a?Lessons Learned? section; at other points, he includes definitions of important terms, among other useful notes. Slauter?s book is packed with information, and he?s clearly a methodical problem-solver with the patience, energy, and skills to do the extensive research needed to develop an investment portfolio. Unfortunately, the promise of the first, compelling chapter isn?t realized in the rest of the book. Readers who don?t share Slauter?s attention to detail may find it hard to stick with his meticulous approach?and perhaps such readers aren?t temperamentally suited to managing their own stocks. Still, the author does a good job of conveying the frustrations of dealing with bureaucratic institutions and email scammers, and he points out repeatedly that investing is hard, confusing, and emotional. Debut illustrator Fuchs? color images are well-drawn and often appealing. However, some of their captions, such as?You know you?re a novice investor when?you think DOW is a kind of boat,? fall a little flat, and the only investor they depict is white and male. A concrete and practical, if sometimes-repetitive, guide to the stock market for the beginner.
