Book Synopsis How to Get Approved for the Best Mortgage Without Sticking a Fork in Your Eye by : M. S. Elysia Stobbe
Download or read book How to Get Approved for the Best Mortgage Without Sticking a Fork in Your Eye written by M. S. Elysia Stobbe and published by . This book was released on 2015-06-25 with total page 226 pages. Available in PDF, EPUB and Kindle. Book excerpt: Did you know that over 50% of mortgages don't close? Do you know how much home you can buy? Do you know how much paperwork in involved? Most people don't know how much home purchasing power they have, how much to expect for closing costs (varies by state), or how much paperwork is involved when applying for a home loan. Most people have no idea the difference between loan programs from bank to bank, lender to lender, or broker to broker- or what the differences are between the main types of residential mortgage providers. Most people have no criteria for choosing a lender, the type of loan to seek, or how much down payment is best for them. For example, are there differences between the types of property that may affect down payment? The mortgage industry is packed with nuance, which can lead to confusion for the consumer. While trying to buy a home, you may have people from many different professions telling you what you should do and how to make decisions-who should you listen to in which situations? Your most personal financial information is critical to the mortgage process and yet do you know who you are sending it to? What about mortgage insurance? Why is it required and when? The two questions I most often hear are: "What's the payment?" and, "What's the interest rate?" While these questions are important, there are several other questions that are just as critical: what is the right loan type for me; is there an up-front funding fee for this loan; what are the differences in available mortgage insurance; how will property type restrictions affect my loan; what are the pros and cons of this loan; what is the down payment requirement with this loan choice over another; what are the closing costs associated with each loan type; and, who is allowed to pay the closing costs? Successfully navigating the maze of questions, regulations, and requirements ultimately leads to a mortgage closing. Through over ten years of experience, thousands of clients, hundreds of Realtor and builder transactions (time line constraint purchases), and, as a licensed loan originator in 9 states and the District of Columbia, I have developed a wealth of knowledge about regulations and requirements. My commitment to client service and caring about their home buying experience has driven my passion for the individual personal experience in the mortgage industry and how the regulations and requirements affect real people in real time. With this book I'm privileged and excited to share my knowledge and experience with you. After reading this book, you will have an understanding of the big corporations that loan money to homebuyers, what other options you have and how to navigate government regulations and requirements to your advantage. I feel that an educated consumer is my best customer and I am happy to share these mortgage tools and tips with you in the hopes that you educate yourself and find the best mortgage and the mortgage professional that is right for you. In addition, I want you to know what to expect, what to ask, and, who to ask to get the answers you want and to understand what those answers really mean. With each chapter I will guide you through the mortgage process, from choosing between different loan types, to understanding the difference between a Good Faith Estimate and an Itemized Fee Worksheet, to the necessity of submitting certain documents in a particular method, and finally how to enter Closing Day stress-free and knowing that you have gotten the mortgage that makes the most financial sense for your future. The goal is to help you get the best mortgage possible for your individual needs and get to closing on time, stress free!

This book was released on 2010-04-29 with total page 617 pages. Available in PDF, EPUB and Kindle. Book excerpt: This Book is overview of Outer executive Departments and 64 Independent Federal Agencies; the Outer Executive Departments are--United States Department of Interior, Labor, Agriculture, Commerce, Energy, Housing and Urban Development, Health and Human Services, Transportation, Education, and Veterans Affairs. In the 64 Federal Independent Agencies, some are larger than many Departments; for instance, United States Postal Services employs 656, 000; ranks third next to Wal-Mart and Department of Defense that employs 700,000 civilians. Accordingly, it had been my journey to know the governmental agencies; for me, the local and states basic social service administration never been satisfactory if I dont know inside the United States Department of Health and Human Services category of its agencies. Because of that, it influences my learning and leads me made further research on governmental agencies. In these ten Outer Executive Department and 64 Independent Agencies--which I put together as a Policy of Federal Independent Agencies and Federal Outer Executive Departments, paved my way to supplementary learning on Public Services and would leads me makes further researches on States, local and Cities governments agencies. This Book can be used by Graduates and Post Graduates students as special topic on Federal Agencies/be second Book in different classes, or be main text in certain levels, and it also can be Handbook for Public Administrators, United States Congress who creates and defines the Agencies Policy and Mission, from 2nd to 111th Congresses, and to the Heads of these Agencies, and states Administrators, Directors, Public Managers and any interested individual who want to learn more on Governmental Agencies. The Heads and Staff of these Departments and Agencies may know more mainly on ones or more Agencies than the Policy on this Book, but they can easily Master other Departments and Agencies like their owns if they have this Book on hand. Bases on my believe, Graduate students from Public Administration, Political Science, Sociology, Psychology, Social Work, Law, and International Relation etc never apprehend all agencies specifically as how I put and illustrate them; except their Agencies. I always cross these agencies in different books, but nothing enough enlighten me how the Agencies and Policies are; now I am clearly sure on agencies policy, roles and organizations, etc. This Pans 2nd Book as well as first Book is away beyond Administrative Laws and Administrative Ethic and Leadership. Author: Pan, Jock Lul

Book Synopsis The Mobile Home Park Manifesto by : Glenn D Esterson
Download or read book The Mobile Home Park Manifesto written by Glenn D Esterson and published by . This book was released on 2019-12-13 with total page 308 pages. Available in PDF, EPUB and Kindle. Book excerpt: The mobile home park industry might be the last thing you ever thought of investing in. It likely wasn't even on your investment radar until the last couple of years. The MHP niche is one of the last real estate verticals that still has all the right fundamentals for a highly profitable situation. If you are looking for a painless, brainless, easy-peasy investment, you might want to return this book and get a refund. MHP investing is not for the faint of heart and many have lost in this game, but many more have made millions in a very short time by following some simple yet uncommon rules.Achieving near 20% returns in year 1 happens every day, in year 2 north of 30%, and final exits can be more than 3-5 times what you have into it in just a few years, if done properly. The risk exposure however is high and often you will need to bring a good amount of capital above and beyond the purchase price of the park to fix all the deferred maintenance and the general "ugly" on your new investment. It is my goal that this guide provides readers with useful and actionable insight to operating a mobile home park. This book has been created for simply one thing, to help you be more successful in the MHP world. I know I wish I had a book on it when I bought my first park in 2004 because I probably wouldn't have purchased that particular park.I have been a salesman for nearly my entire life, starting in grade school. I would buy candy at wholesale prices and sell those gumdrops and lollipops to my fellow students for above retail value. As an adult I have been a mobile home park owner and operator, a commercial real estate broker for nearly two decades and a lifelong entrepreneur. I have had successful businesses in Shiitake Farming, Cannabis industry, Direct investments and traditional property management in some of the hardest hoods in the south. I have found my purpose through helping others achieve financial freedom by being the best advisor I can be. I have helped countless clients acquire and dispose of their investment vehicles over my career and take pride in being one of the most informed brokers in my industry. If you are thinking of entering the MHP world or if you are already well-immersed in the industry, I want to help you. I want to see you succeed. I want to help you achieve financial freedom. I want to be so useful to you that I am your first call for anything MHP related. I have been through more transactions, more market cycles and more ups and downs than your typical commercial broker because I am not your typical broker, I am a tried and true advisor for the MHP industry. By the end of this book you should have a more comprehensive understanding of the industry, the tools to navigate the industry and the know-how on implementing winning strategies from the start. There is a steep learning curve in this business, and I aim to help you achieve a stable footing in what is currently the wild west of real estate. It is not too late to still get a good deal. The industry is still ripe for the picking if you know where to look and how to negotiate. Don't be tricked to jumping in to just any deal as all deals are not created equal. The information in this book should help assist you in becoming able to confidently evaluate a deal and recognize the opportunities and pitfalls of each deal. And, if you still need more help, please do not hesitate to call me for no-nonsense guidance. The advisory services I provide are free so don't be afraid to contact me. Like I said earlier, I want to be so useful for you that I am your first call for anything MHP related. Good luck and good hunting!
