For many years Charlotte, North Carolina has been among the top five fastest-growing major cities in the United States. The Charlotte metropolitan area had a 2014 population of approximately 2.4 million. The Charlotte region's growth has been stimulated by a great business climate, attracting many Fortune 500 Company Headquarters and other major business operations to the area. It is the second largest banking center in the United States after New York City. Charlotte has a true four-season climate, without extremely cold or hot weather. It is midway between the mountains and the beach and the area has an abundance of recreational opportunities for everyone. Available in PDF, EPUB and Kindle. Book excerpt: I wrote a book for new and experienced agents called Hiking the Real Estate Trail. It's chock full of information to help you get your business up and running or keep it going. What it lacked, however, was a field guide that you could take on the hike with you. That's the purpose of this guide. So welcome to the Hiking the Real Estate Trail Companion Guide. Before we get started let's talk about how this guide can help you succeed in real estate. To develop the proper habits, you will use this guide for 66 days. The day field is left blank, so you can start anytime. Simply fill in the first day and get hiking. Each morning you will enter the activities for the day and track how you're doing. If you need ideas for inexpensive or free lead generation ideas, check out page 28. There are 50 inexpensive ways to build your business. (with apologies to Paul Simon). Each day you will fill in the morning section regarding what your activities will be to lead generate for the day, track your progress and then in the evening review how the day went. You can keep your notes regarding your lead generating activity on the facing page along with notes for what worked and didn't work and what needs to be improved. There is a six-day running total that you'll add to each day, so you can see your progress. Why not seven days? Because everybody needs a day off!! On the sixth day you'll do a quick review of what went right, what went wrong, what scripts and types of meetings worked, and which didn't. Basically, you're adjusting as you go so you don't get too far down the wrong path before you realize you're lost and frustrated. Finally there is a guidebook for both new and experienced agents to help you follow the winding trails of building your real estate business or blaze new trails. It's easy to follow and can work with any system you currently use, but now you can have it with you and make notes and ponder your success (and failures) while on the go. Could you use your phone? Sure, but think how easily distracting and a time waster it can be. Use this guide for 66 days and your business will reach new heights and you'll cover more ground. Think of it as your ultimate take-along field guide while hiking the real estate trail.

Available in PDF, EPUB and Kindle. Book excerpt: What if you just trusted the whisper of calling placed on your heart? Kathy Izard was volunteering at Charlotte’s Urban Ministry Center when an unlikely meeting with a homeless man changed the course of her life. She realized that serving at the soup kitchen was feeding her soul, but not actually solving the needs of the homeless population. Rather than brush it off and avoid what she now felt called to take on, she quit her job and took on what seemed like an insurmountable task—building housing for Charlotte’s homeless. Woven together with this uplifting story of social action is Kathy’s personal struggle with faith, forgiveness and fulfillment. In telling her story, Kathy invites you to consider rewriting your own. What’s calling you? As crazy at it seems, it may be crazier not to try. This book will push you to do so much more than you ever thought possible.

Available in PDF, EPUB and Kindle. Book excerpt: Real estate day trading is using the Internet to buy and sell houses without leaving home. In many cases, the investor closes on a house and resells it the same day. Readers will learn the author's system for how to buy and sell 5-10 houses a month in today's market, using the Internet, phone, fax, and email to analyze, research, and find the properties, buyers, and others needed for the transaction. Author Larry Goins has personally done deals in nine different states and has students in the US, Canada, Australia, New Zealand, Japan, China, Israel, the Philippines, and Denmark. Day trading can be used for wholesaling properties to other investors, retailing, lease options, short sales, foreclosure investing, etc. The basic steps are: Search online for potential properties to make offers on, using specific techniques for finding the right ones. Once an offer is accepted, usually within 1-2 weeks, put it on paper using clauses included in the book, and get the property inspected by a rehab contractor to get a free estimate of how much the repairs will cost. This is done by finding reputable contractors online and through referrals from realtors and through autoresponders. Order an appraisal. Sell it fast! Using the buyers list you have built on the internet through email marketing groups, social networking sites, blogs, free classified sites, bank-owned property sites, and more, send an email with the details of the property and instructions on how they can get the property under contract. Usually within two hours several potential buyers will reply. Set up a closing to buy it and to sell it on the same day; closings are about 30 minutes apart. By it at 10:00 and sell it at 10:30, for example. There are many ways to fund and close on the property. The book will contain step-by-step, easy processes for assignments, options, flex options, simultaneous closings, using hard money, private money, cash partners, and credit partners, none of which will require an investor's own cash or credit. With praise from New York Times Bestselling Author Dr. Albert Lowery, Robert Shemin, Frank McKinney and foreword by Michael E. Gerber. Larry Goins (Lake Wylie, SC; www.larrygoins.com) is one of the real estate industry's most popular speakers. He buys and sells 5-15 houses a month all over the US, in today's difficult market, from the comfort of his office. Larry speaks live an average of twice a week and holds two to three teleconferences a week. He is licensed as a mortgage lender, mortgage broker, real estate broker, and general contractor in North and South Carolina. Larry served as President (2003 & 2004) of the Metrolina Real Estate Investors Association in Charlotte, NC, a not-for-profit organization that has over 350 members (it is also the local chapter of the National Real Estate Investors Association). He has been investing in real estate for over 20 years.

There is a lot of confusing information out there, and many people find it increasingly difficult to navigate the ever-changing world of real estate without losing their shirts, or their minds. In Clark Smart Real Estate, talk show host and bestselling author Clark Howard presents the best of his experience as a consumer advocate. When should you buy your first home? Is it better to purchase a preexisting house or one newly built? What are some hidden closing costs, and how can you avoid them? Should you sell your home yourself? How does one shop for a mortgage? What are the costs of refinancing? Sound advice in a handy format -- this is what Clark Howard's readers have been waiting for, and it's just in time to help the multitudes flummoxed by today's conflicting real estate market.
