La metodologia emprada per poder desenvolupar el projecte bàsic i executiu ha sigut la de buscar informació sobre el contingut necessari d'un projecte d'obres d'aquestes característiques, i una vegada obtinguda la informació, de quines part conformen un projecte d'obres, he desenvolupat cada punt amb documentació real i eines informàtiques actuals. Els resultat obtingut és un projecte bàsic i executiu complert, amb totes les exigències que requereix tant el Col·legi d'Aparelladors com l'Administració Pública i sobre tot complint amb l'encàrrec de la propietat de l'habitatge.

Book excerpt: Siempre me ha gustado mucho el interiorismo, así que a la hora de elegir el DAC no tuve ninguna duda en escoger esta rama. Una vez terminado el DAC tenía ganas de poner en práctica mis nuevos conocimientos y de ver el mundo laboral, así que no podía perder la oportunidad de hacer la modalidad prácticum en mi trabajo final de grado. Empecé las prácticas el 8 de Abril de 2013 en una empresa de arquitectura interior llamada Minim y terminé el 8 de Noviembre del 2013. Durante mi estancia he estado tutelada por arquitectos e interioristas, de los que he aprendido muchas cosas y por Agnès Blanch, interiorista fundadora de la empresa. El trabajo trata de la reforma integral del interior de una vivienda unifamiliar del año 1770, situada en Blanes, incluida en el catálogo del patrimonio arquitectónico con un grado de conservación del tipo C, con el objetivo de adecuarla al uso de vivienda. Primeramente se hace una investigación histórica de la zona donde se sitúa la vivienda para entender su forma y estado, y descubrir las causas de las patologías presentes. Se quiere conservar el estado original de la vivienda y mostrar así su concepción original, de modo que se derriban algunos volúmenes que fueron adosados posteriormente. Se estudian las patologías que presenta el edificio con el objetivo de restaurar todos los materiales y elementos que presentan alguna, ya sea por su uso o por su propio deterioro por el paso del tiempo. Además se realiza una intervención de reparación y/o sustitución de aquellos que presentan una patología grave. Se me encarga también la realización del proyecto básico para presentar primero en el colegio de arquitectos para su visado y después para el ayuntamiento para la obtención de la licencia de obras, en ambos casos con todos los planos adjuntados. En el proyecto básico se observa entre otras la normativa aplicable y el presupuesto. Los anexos son una gran parte del trabajo realizado y se dividen en nueve apartados. En los primeros hay toda la documentación gráfica, donde encontramos planos del proyecto de reforma, de patologías, de la evolución constructiva de la vivienda, de interiorismo y los renders de la propuesta. Después de esto está el presupuesto, el estudio básico de seguridad y salud, los cálculos de estructura y por último el predimensionado de ACS solar.

Las tres viviendas disponen de una gran superficie que nos ha permitido realizar propuestas de nueva distribución interesantes para los propietarios, quienes además se han dejado asesorar en la elección de materiales, acabados e incluso de elementos decorativos. Proyecto A: Calle Diagonal 644 Piso de aproximadamente 180 m2 útiles. Proyecto B: Calle Valencia 280 . Piso de aproximadamente 170 m2 útiles. Proyecto C: Calle Villarroel 17 . Piso de aproximadamente 130 m2 útiles. Con este proyecto pretendo plasmar todas aquellas actividades que son necesarias para que una reforma o intervención similar sea posible.Por ultimo expongo mis conclusiones, resumiendo lo que ha supuesto para mí colaborar con esta empresa y realizar este proyecto.
