Issu d'une famille pauvre (RSA...) je me suis dit, Tom, tente quelque chose car de toute façon tu ne pourras pas être plus bas que bas. N'ayant pas fait d études universitaire, j'ai décroché un boulot de vendeur en CDI dans un magasin de bricolage pour un salaire de seulement 900 (c'était le smic il y a 15 ans...). J'ai occupé ce poste 9 ans et ensuite j'ai travaillé comme commercial pour un constructeur de maison durant 1 an avec un salaire à peine plus élevé... Peu de temps après, je me suis lancé dans l'entreprenariat comme Auto-entrepreneur (Economiste de la construction) et 1 an après je me lançai donc dans l'investissement immobilier sans apport et avec un emploi très précaire... (auto-entrepreneur depuis 12 mois...). J'ai pu convaincre la banque de me financer à 110% pour acquérir un petit immeuble (avec frais de Notaire et travaux) qui après 4 mois d'optimisation du bien et de travaux me rapporta une rentabilité de 20%.... Je venais donc de me créer une bonne affaire et ainsi pu montrer au banquier que je savais investir (contrairement à 98% des français qui atteignent rarement les 8%). Par conséquent je n'ai eu aucun mal à obtenir un second financement auprès de ma banque (financé à 110% également) sur un bien qui me rapporta autant de rentabilité que le premier. En 12 mois, j'étais devenu rentier de l'immobilier. L'affaire était donc lancée, je me dégageais un cash-flow me permettant de ne plus avoir à travailler et laissant par conséquence mon activité d'auto-entrepreneur en stand-by pour me consacrer à ma nouvelle activité d'Investisseur Immobilier. Dans ce livre plutôt biographique, je vous retrace donc en détail mon parcourt de zéro jusqu à mon INDÉPENDANCE FINANCIÈRE.
