Book excerpt: Abstract: Rapid changes in population growth at the rural/urban fringe are changing community dynamics and challenging the conclusions of prior research regarding landowner behavior. One important aspect of this behavior is land use behavior. Several studies have identified attitudinal, demographic, and situational variables that are correlated with land use behavior in the literature in the disciplines of rural sociology, political science, and anthropology. Despite the quantity of the literature, few studies have successfully captured the relationship between these variables in a comprehensive model. In this study, I test the hypothesis that attitude is correlated with length of residence, and the hypotheses that attitude plus several demographic variables can successfully predict preservation as a land use behavior and participation in government programs. Using multiple regression, I found that length of residence was not a significant predictor of attitude. Using logistic regression analysis, I found a significant relationship between preservation and the following variables: occupation as a farmer (negative) years living in the county (negative) and residence in Geauga County (positive). Parcel size, years living in the county, and an increasingly anti-development attitude were all significantly positively related to participation in government programs. Previous land use and soil type/topography were rated most important as factors in land use decisions. The results of the study support the theory of deHaven-Smith (1988), that land use decisions are based primarily on local, situational factors, rather than broader concepts such as concern for the environment and the Extractive Resource Commodity Theory (Tremblay and Dunlap, 1978) which states that those in extractive occupations such as farming value land differently. The results of the study are discussed in terms of farmland conservation, technical assistance, and stakeholder processes.

Available in PDF, EPUB and Kindle. Book excerpt: As external forces increase the demand for land conversion, communities are increasingly open to policies that encourage conservation of farm and forest lands. This interest in conservation notwithstanding, the consequences of land-use policy and the drivers of land conversions are often unclear. One of the first books to deal exclusively with the economics of rural-urban sprawl, Economics and Contemporary Land-Use Policy explores the causes and consequences of rapidly accelerating land conversions in urban-fringe areas, as well as implications for effective policy responses. This book emphasizes the critical role of both spatial and economic-ecological interactions in contemporary land use, and the importance of a practical, policy-oriented perspective. Chapters illustrate an interaction of conceptual, theoretical, and empirical approaches to land-use policy and highlight advances in policy-oriented economics associated with the conservation and development of urban-fringe land. Issues addressed include (1) the appropriate role of economics in land-use policy, (2) forecasting and management of land conversion, (3) interactions among land use, property values, and local taxes, and (4) relationships among rural amenities, rural character, and urban-fringe land-use policy. Economics and Contemporary Land-Use Policy is a timely and relevant contribution to the land-use policy debate and will prove an essential reference for policymakers at the local, state, and federal levels. It will also be of interest to students, academics, and anyone with an interest in the practical application of economics to land-use issues.

Available in PDF, EPUB and Kindle. Book excerpt: As China is transformed, relations between society, the state, and the city have become central. The Great Urban Transformation investigates what is happening in cities, the urban edges, and the rural fringe in order to explain these relations. In the inner city of major metropolitan centers, municipal governments battle high-ranking state agencies to secure land rents from redevelopment projects, while residents mobilize to assert property and residential rights. At the urban edge, as metropolitan governments seek to extend control over their rural hinterland through massive-scale development projects, villagers strategize to profit from the encroaching property market. At the rural fringe, township leaders become brokers of power and property between the state bureaucracy and villages, while large numbers of peasants are dispossessed, dispersed, and deterritorialized, and their mobilizational capacity is consequently undermined. The Great Urban Transformation explores these issues, and provides an integrated analysis of the city and the countryside, elite politics and grassroots activism, legal-economic and socio-political issues of property rights, and the role of the state and the market in the property market.
