Book excerpt: The current study explores the inner workings of the residential real estate development market in Vancouver, BC and the implications of the city's unique building strategies that negatively affect residents living in condominium towers. In order to understand the current development climate, this study begins with analyzing the morphology of Vancouver's condo towers. To do so, a detailed analysis of Vancouverism; an urban planning initiative that is in part responsible for dictating the form of Vancouver's towers, has been conducted. Diagrams explaining the building typologies seen in Vancouver are used to highlight the influence of Vancouverism on the current strategies employed in designing residential high-rises. An analysis of the negative psychosocial implications of living in high-rise towers will be conducted that will focus on elements in the built form of towers that restricts one's ability for social interaction and community building. A set of local tower precedents will be used to diagram the current building practices in Vancouver and how these practices contribute to a climate of social isolation. The selected precedents will then be compared to a second set of buildings that are classified as showing positive regard for fostering social interaction within the tower typology. From the two precedent studies,a selection of design elements will be delineated as fostering better social interaction and higher quality of life for individuals living in high-rise towers. These will be used for the proposed design intervention for this thesis and will serve as the architectural elements that will aim to combat social isolation. Developer strategies,specifically density bonuses and Cultural Amenity Contributions,will be investigated in the local context as ways in which developers use these community outreach strategies to allow for density increases and construction approval.Local development precedents will be used to gain an Understanding of the methods and tactics that developers routinely employ with city officials in the preliminary stages of project planning. Finally, a design will be implemented that combats social isolation and fosters a sense of community in a vertical context. Elements described as contributing to social interaction will be incorporated into the final design project. Furthermore, a density bonus incentive will be implemented that seeks to provide an alternative solution for developers to profit off of a building strategy that inspires social interaction.
