Book excerpt: Masterarbeit aus dem Jahr 2022 im Fachbereich VWL - Sonstiges, Note: 1,7, Fachhochschule Kufstein Tirol (International Business Studies), Sprache: Deutsch, Abstract: The starting point for this thesis and the associated question were price developments observable on the residential property market as well as increased media reporting. Against this background, the following question was examined with scientific methods within the framework of this work: Is a bubble formation recognisable on the German real estate market and what regional differences can be identified in answering this question? As a first step, price-influencing factors were examined in more detail and the price development relative to annual rent ratio, income and construction costs was examined. In order to be able to identify price bubbles on the residential property market in a measurable and comprehensible way, the price development was analysed in a second step with the mathematical procedure according to Diba and Grossmann, which uses the Augmented Dickey Fuller Test. The procedure is based on the premise that the price of a good is related to its fundamental value. To examine the price development in the residential property market, the fundamental value used for comparison purposes is derived from the development of the rent price index, the index of average gross monthly earnings and the construction cost index. The house price index was used as a price indicator for residential property. With the help of the Augmented-Dickey-Fuller Test, the development of the various indices was examined and compared with regard to their degree of stationarity. This investigation was carried out for the overall German residential real estate market in the observation period 2010-2021 in order to obtain an up-to-date picture.

Which regional and functional market segments are most likely to outperform in the next few years? What are the most important pitfalls for investors in Germany? This book gives answers to these and many more questions. The editors have invited a broad range of extensively knowledgeable practitioners and academics from across the relevant real estate spectrum, i.e. economic, legal, tax, planning and financing issues, to express their views. Consequently, risk-averse national and international investors have started to invest in virtually all German real estate asset classes. This book tries to answer what has made the German real estate markets more resilient to shocks than many European real estate markets by analyzing the economic, regulatory and demographic environment. In the course of the investigation, evidence is found that both phenomena are interrelated. All analyses are based on publicly available data; therefore they are not limited by client interests. Results show three different pieces of evidence on return smoothing, namely the influence on valuation, the timing of valuations, and the influence on returns resulting in return differences by calendar months. Together with the notion of internationally uniquely stable returns, it seems impossible to extract true asset volatility from the observed appraisal-based time series.

Available in PDF, EPUB and Kindle. Book excerpt: Germany has attracted substantial real estate investments from abroad within the last years. Furthermore, German investors have also invested again a higher percentage of their capital earmarked for real estate at home. Therefore it has to be examined whether the German real estate returns have justified the investments. The answer is twofold: Yes and No. Yes, investments in German property have earned higher returns compared to other countries in some years. No, looking at the average return for almost two decades, the German market has not turned out to be a good investment. Compared to returns in other markets, German returns have been low. Yet they have proven to be less volatile in comparison to other markets. Consequently, one can argue that there is less risk involved at an investment within Germany - relative to other real estate markets. However, the investor has to consider that the German market is very diverse across sectors and across regions. To judge and benefit from regional developments and opportunities, investors are well advised to research the local markets rigorously. Overall, there are good arguments for the view of a still highly attractive German real estate markets - compared to other asset classes and compared to other countries.

Book excerpt: Christopher Oertel studies the impact of public policy measures on the German real estate market and confirms the assumptions, which imply that a city can influence its economic position in relation to nearby cities in the short run by making use of this tax instrument. His analyses begin with an examination of the German residential real estate market from a consumption good perspective. The findings indicate that the home-ownership allowance had a distorting effect by capitalizing into residential real estate prices, although at lower than expected rates. Then the author studies the German residential real estate market from an investment good perspective. Investigating an important amendment of the German tenancy legislation, there is a positive, yet insignificant relationship between the tenancy law reform act and the development of the cap rate. The analysis is completed by focussing on the German office market and investigating how its rental levels and gross purchase prices are affected by changes in the municipal trade tax multiplier.

Book excerpt: Studienarbeit aus dem Jahr 2017 im Fachbereich BWL - Offline-Marketing und Online-Marketing, Note: 1,3, Hochschule Aschaffenburg, Sprache: Deutsch, Abstract: This assignment examines the German market for student housing. It will define student housing itself as well as different types and will mainly focus on the development of the student housing market in the past, its current situation and the future forecast. In the period of low interest rates, real estate has become a popular alternative to investing into stocks and other investments. The real estate investment market is well known for its classical core asset classes of-fice, industrial, retail and residential. However, there are still many non-core asset classes which are known as niche sectors. For the last few years one of these niche sectors, known as „student housing“, has increased in popularity in the German investment market. Student housing became one of the most popular non-core asset classes due to the increasing number of students and a bottleneck in the devel-opment pipeline, which resulted in a distinct need for student accommodation in recent years. Investors are especially attracted to the common view of low risks due to high demand and the scarcity of suitable sites in cities and the good yield prospects. Furthermore, political interventions such as rent capping limit and rent control, which were introduced in recent years, have shown no effect on the growth of rents. As a result, rents in student housing are permanently rising. However, it seems as if the student housing market will face some challenges in the future which could lead to a decrease in popularity.
