Available in PDF, EPUB and Kindle. Book excerpt: This book explains the nuts and bolts of affordable housing development. Divided into two complementary sections, the book first provides an overview of the effectiveness of existing federal and state housing programs in the United States, such as the LIHTC and TIF programs. In turn, the book’s second section presents an extensive discussion of and insights into the financial feasibility of an affordable real estate development project. Researchers, policymakers and organizations in the public, private and nonprofit sectors will find this book a valuable resource in addressing the concrete needs of affordable housing development. “Luque, Ikromov, and Noseworthy’s new book on Affordable Housing Development is a “must read” for all those seeking to address the growing and vexing problem of affordable housing supply. The authors provide important insights and practical demonstration of important financial tools often necessary to the financial feasibility of such projects, including tax-increment financing and the Low-Income Housing Tax Credit. Further, the authors provide important backdrop to the affordability crisis and homelessness. I highly recommend this book to all who seek both to articulate and enhance housing access.” By Stuart Gabriel, Arden Realty Chair, Professor of Finance and Director, Richard S. Ziman Center for Real Estate at UCLA "Over several years Jaime Luque, Nuriddin Ikromov and William Noseworthy applied their analytical bent, and no small measure of empathy, to homelessness as actually experienced in Madison, Wisconsin – and they inspired multiple classes of urban economics students to join them. “Homelessness” is a complex web of issues affecting a spectrum of populations, from individuals struggling with addiction or emotional disorders, to families who’ve been dealt a bad hand in an often-unforgiving economy. Read this book to follow Jaime, Nuriddin, and William as they evaluate a panoply of housing and social programs, complementing the usual top-down design perspective with practical analysis of the feasibility of actual developments and their effectiveness. Analytical but written for a broad audience, this book will be of interest to anyone running a low-income housing program, private and public developers, students, and any instructor designing a learning-by-doing course that blends rigor with real-world application to a local problem." By Stephen Malpezzi, Professor Emeritus, James A. Graaskamp Center for Real Estate, Wisconsin School of Business, University of Wisconsin-Madison, and Dean, Weimer School of the Homer Hoyt Institute.

Available in PDF, EPUB and Kindle. Book excerpt: Homeownership - a core American Dream - remains elusive to millions of families priced out of the unstable housing market. This book explores the delicate balance between regulations designed to promote the production of sound, affordable housing in safe community environments and the red tape in which housing developers become entangled.Based on case studies of communities in New Jersey and North Carolina, and building on extensive research on the housing development regulatory process, the authors examine the incidence of regulation and quantify the actual itemized costs of excessive regulation. How are the costs of excessive regulation distributed between developers and home buyers? How can state and local jurisdictions reform deeply entrenched regulatory systems to ease the delivery of affordable housing from developer to purchaser?Red Tape and Housing Costs examines the incidence of regulation. The distribution of these costs is critical to housing affordability. At the same time, developers shift to building housing for consumers to whom they can pass on the increasing costs of regulation. Michael I. Luger and Kenneth Temkin provide policymakers and housing advocates with hard facts and reasoned explanations about the link between excessive regulations and spiraling housing costs. The authors argue that their analysis will allow policymakers to launch efforts to create responsible housing development regulatory systems.

Available in PDF, EPUB and Kindle. Book excerpt: A new way forward for sustainable quality of life in cities of all sizes Strong Towns: A Bottom-Up Revolution to Build American Prosperity is a book of forward-thinking ideas that breaks with modern wisdom to present a new vision of urban development in the United States. Presenting the foundational ideas of the Strong Towns movement he co-founded, Charles Marohn explains why cities of all sizes continue to struggle to meet their basic needs, and reveals the new paradigm that can solve this longstanding problem. Inside, you’ll learn why inducing growth and development has been the conventional response to urban financial struggles—and why it just doesn’t work. New development and high-risk investing don’t generate enough wealth to support itself, and cities continue to struggle. Read this book to find out how cities large and small can focus on bottom-up investments to minimize risk and maximize their ability to strengthen the community financially and improve citizens’ quality of life. Develop in-depth knowledge of the underlying logic behind the “traditional” search for never-ending urban growth Learn practical solutions for ameliorating financial struggles through low-risk investment and a grassroots focus Gain insights and tools that can stop the vicious cycle of budget shortfalls and unexpected downturns Become a part of the Strong Towns revolution by shifting the focus away from top-down growth toward rebuilding American prosperity Strong Towns acknowledges that there is a problem with the American approach to growth and shows community leaders a new way forward. The Strong Towns response is a revolution in how we assemble the places we live.

From the national to the local level, the impact of zoning laws, environmental controls, building codes, settlement and financing regulations, and other regulations are assessed in terms of mandated dollars which developers and builders--and thus the consumer--must spend. Based on a national sampling of interviews and case studies, this volume explores regulatory cost implications and shows how to determine the total cost effect of government regulations on housing costs.

This book was released on 2003* with total page 22 pages. Available in PDF, EPUB and Kindle. Book excerpt: This study was undertaken by an industry association with the objective of identifying the potential of manufactured housing as a viable source of affordable housing. To date this option has not been widely adopted, in large part due to a combination of consumer reluctance and more particularly exclusionary planning and zoning policies that have limited the opportunity to utilize this relatively affordable housing form in many cities. The goal of this study is to provide documented research which can be used by the industry, and various levels of government to build public confidence in the decisions made by public officials and professionals. The focus is to: l dispel the myths that are often used by the public and government officials to prevent the development of manufactured home communities in Canada and l provide a document that can help address ways to meet the increasing demand for affordable housing through revealing many of the advantages of this type of development. The purpose of this research was to undertake a study of land lease housing communities that evaluates and documents the impact that this form of development has on municipal costs in order to promote the development of affordable housing through the use of manufactured homes. This is the final report on a socioeconomic analysis of the impact of manufactured home parks on the residents of the communities in which they are located.
