Available in PDF, EPUB and Kindle. Book excerpt: Excerpt from Homes in City and Country The picture on p. 4 gives the exterior of such a house, taken from one of those now standing on the north Side of Washington Square. The only discrepancy between plan and exterior View is that the latter has a more elaborate entrance; the doorway proper more deeply recessed and decorated with wooden col umns within the recess, while a marble porch decorates the opening in the house-wall. In Baltimore and the more Southern cities a Very different plan of house, and one more nearly approaching the suburban type, was usual. Plan 2 shows the ground-floor of such a house of the smaller and cheaper sort, and it will be seen that such a plan presupposes lower prices for land and the possibility of using, for an eight-thousand or a ten-thousand dollar house, a larger, or at least a wider, lot than New York allowed to a house of twice the cost. Book excerpt: Excerpt from Rural Homes; Or Sketches of Houses Suited to American Country Life: With Original Plans, Designs, Etc IN the pages I respectfully offer for perusal, I would have you look for no very new or critical remarks, or learned and technical disquisitions. Of course it may be presumed that, in studying the profession of an architect, I have, to the\extent of my ability, mastered the elementary rudiments, technicalities, and theories of the science; and, although I might show learning in discoursing of the nice distinctions between this and that school of ancient art, and quote Latin and Greek in support of my own peculiar tenets, I should very little interest you, and do nothing towards supplying your want of a plan for your house. Book excerpt: Excerpt from City Homes on Country Lanes, Philosophy and Practice of the Home-in-a-Garden I am an optimist. I believe the world is going to be a better world for our common humanity in the next decade - the next generation - the next century - than ever before in the long history of the race. And I believe the next passion of mankind will be for the soil - that there we shall "take Occasion by the hand and make the bounds of freedom wider yet." But, if there is to be a transition in the life of the land - if new forms of industry and society are to emerge - then this will be due to the fact that the old life on the land has failed, is breaking down, and is doomed to pass away. That is what I believe to be true. In saying so, I sound no note of pessimism, but rather the note of hope, of confidence, of boundless faith in what the future is to bring forth. I know the land is to be the healing and the saving of the people - of our people and of all the peoples. There is no other refuge. But before we can build the new life we must clearly understand that the old life has failed, and why it has failed. Then we must proceed to discover the principles upon which the new and better life is to be founded. About the Publisher Forgotten Books publishes hundreds of thousands of rare and classic books. Book excerpt: Excerpt from Woodward's Suburban and Country Houses WE endeavor in each number of this annual publica tion to give some fresh and valuable suggestions relative to designing and building Country Houses, and to meet, to some extent, the improving taste for convenient and beautiful homes. There is a growing appreciation for improved styles of building which is being recognized throughout all the better settled portions of our country. More favorable sites are chosen, and more consideration given to views from the house and to the effect produced by the house from all points. In a country like this, abounding in desirable locations with agreeable surroundings, there is ample space for displaying good judgment in the selection of a site on which to build and embellish a country residence. Book excerpt: Excerpt from Cabins, Cottages and Summer Homes A few there are who, blessed with an abundance Of the world's goods, can dwell in country estates and retain a town house for their city sojourns. Others less fortunate who must labor there, and Of necessity find themselves anchored down within the city's bustling radius, move farther and farther out as their prosperity increases, into the uncrowded suburbs, where the air now and then has a faint tinge of the Open spaces, and where there is hope now and then Of a little contact with the good earth, even if it be artificially landscaped and greened. All this is still a far cry from the lush ness Of the timber lands and the virgin quality Of the. Far wild places. All this helps to make City dwelling bearable, but it does not satisfy that wildwood longing. About the Publisher Forgotten Books publishes hundreds of thousands of rare and classic books. Book excerpt: Excerpt from Homes of Moderate Size: A Collection of Photographs and Plans of Modern Suburban and Country Homes, Following the Colonial, Italian and English Architectural Styles, and Arranged Accordingly The specifications should of course be very carefully prepared. Specifications that are ambiguous, or repeat, are likely to make the house cost more than it should, for the contractor, if he is in doubt, will add enough to be safe. The specifications should be clear, concise, complete and supplement the working drawing and details. The architect knows the contractors and who's who among them, and can save the owner a_ great deal of money by judicious selection. If competitive bids are called for, the contract should be given to the lowest bidder, for none should be asked to esti mate on the work unless he is competent and responsible. It costs the contractor money to figure on work, especially if he is to give a careful estimate. One often hears the remark, It does not always pay to give it to the lowest bidder. The qualifications of the contractors should be looked into before they are allowed to bid, not after. About the Publisher Forgotten Books publishes hundreds of thousands of rare and classic books. Available in PDF, EPUB and Kindle. Book excerpt: Excerpt from Homes and Their Decoration Because of the needs of these women, therefore, I have begun with this question of requirements. There is no escape from it, when a human habita tion comes under discussion, - whether this habita tion take the form of a palace, a barrack, or a c& whether whole houses are to be consecrated to the use of Single. Families, or whole families are to be housed on a single floor; whether the home is to be a tenement, a studio - building, a hut in the wil derness, or cottage in a country town; whether it is to be in a hot climate or a cold one; whether its owners are rich or poor, important or obscure, Sin gle or married. To make the home successful, we must know the needs of those who are to dwell in it, their circumstances, and the relation they bear to the community in which they live. To put it briefly, these requirements are not only individual but communal. They are distinct in each instance, yet certain universal laws govern them all. A man's duties to himself must guide him on one side; his obligations to his neighbor, on the other. These he must balance. Book excerpt: Excerpt from Homes for the People, in Suburb and Country: The Villa, the Mansion, and the Cottage; Adapted to American Climate and Wants; With Examples Showing How to Alter and Remodel Old Buildings A fire that destroyed various buildings in Spruce street, New York, in the Spring of last year, consumed the whole of a volume then ready for the press, which the reception of my former little treatise had encouraged me to pre pare, and which bore the same title as the pre sent work. By a complication of disasters, every portion of the result of' two years' labor was destroyed even the manuscript and delineations; so that the book now offered for perusal had to be commenced anew, with but memory to trust to, and love of the task imposed, to carry me through.
