Available in PDF, EPUB and Kindle. Book excerpt: Building your new home should be an enjoyable and memorable experience, regardless if you are doing-it-yourself, hiring a few sub-contractors, or contracting out the entire project. Oftentimes, the experience is memorable, yet far from enjoyable. As a contractor with over three decades of experience, I have seen homebuyers and do-it-yourself homebuilders go through months and even years of pain and agony trying to reach their dream: a nice new home. In writing this book, I will try explain how to avoid common mistakes, errors in judgment, and provide some common-sense advice regarding how to save, or at least avoid throwing away, thousands of dollars in the process. Not every one of the suggestions listed will apply to your home, and remember, this is your home, not mine; build it however you please! Build your home so you will be happy with the final result. Don't skimp on quality to save money; don't assume the lowest bid is the best price; don't try to build a house on the cheap. You will regret the decision sooner rather than later. Many of the suggestions and comments dwell on avoiding common mistakes that, when added up, can cost you thousands of dollars in rework, material waste, extra contractor fees, construction loan fees and interest, or delays caused by workers walking off the job because you either have become too aggravating to work for or you do not have the extra money to pay them. If you work diligently to avoid costly errors, change orders, and keep in mind the long-term implications of your decisions and selections, you will increase the chances of saving money and enjoying a home that is economical to maintain for years to come.

Want to build a new house, or renovate and improve your current home, but don't know where to start? I have the answers.Whether using a professional contractor or doing all the work yourself, I will help you achieve your dream house avoiding the slip-ups, pitfalls and dramas that afflict many house construction projects. Learning what to lookout for will save you thousands and avoid problems which could spoil your project's success.I'm a construction professional, author of several acclaimed construction management books, and a home owner. I've made mistakes in construction management and seen others make mistakes, which I've learned from, but importantly, all my construction projects ended successfully. I want to share these lessons and my knowledge with you. This easy to read book is packed with tips and information to ensure your project is a success. It answers the what, where, when, how, why and who questions. It will open your eyes to possibilities for your new house, the traps and dangers you must avoid, and what you need to consider. All the stages of your home building project are discussed, from deciding what you want, where you're going to build it, what help you need, designing your home, selecting and appointing contractors, what you need to know to do everything yourself, building processes, managing construction, and finally, completing the project. In addition, there are chapters on contractual and financial matters, as well as how to avoid common construction mistakes. To conclude, there are suggestions for simple changes you can make to improve your home.Building your home, or undertaking a major renovation can be a daunting undertaking. There are literally hundreds, even thousands of decisions to be made, what to build, where to build, when to start, what help you need, what you will do yourself, down to the everyday decisions such as paint colours, types of taps and even door handles. Your home is one of the biggest financial investments you make and you will have to live with most decisions for many years. So it's important to make the right decisions - decisions which are right for YOU and YOUR family. Some books advise you to do everything yourself, another book tells you not to trust contractors, while another says you should engage an architect and a contractor. But, we are all different, we have different abilities, financial means, time constraints and even varying physical capabilities. So, what's right for one person may not be right for another. Even projects vary, some are relatively simple, while others are complex, depending on the house design, the location, the property's physical constraints, and even the local laws. Therefore I don't tell you what you must do, rather I take you through the construction processes, providing you with options and their pros and cons, giving you sufficient information so you can make the best decisions for you.Armed with this knowledge your home construction project will be a success. Good luck.

Available in PDF, EPUB and Kindle. Book excerpt: Homebuilder's Planning & Management Guide was written to help the many people intending to build their own house. This book is in response to the numerous inquiries from those individuals desiring to own their own home, but its lessons also apply to the experienced homebuilder. The book is aimed at helping the first time homebuilder who wants to be manager of his/her own building process. This guide will show you how to be in charge and how to successfully complete the home building project. As a guide, it is intended to help you through the various phases of planning and managing your home building project. Many of the author's clients have paid hundreds of dollars to be counseled in the concepts and suggestions put forward in this book. There are some advantages to constructing the house yourself. One advantage is that you, as the builder, will develop a house that you feel represents your lifestyle, your dream and your personality. Another advantage, is that you have the potential to save a substantial amount of money. By following these basic concepts, you can also save money from unintended or hidden costs that often occur during the building process. Each of the topics covered, is intended to make you aware of the building process, what it consists of and how everything is interrelated. It is not the intention of this book to try and make you a home-building expert. There are many books written on each individual topic, as well as many educational courses, in order for one to prepare to be an expert. What this book will do for you, is make you aware of the building process and aware of the questions you must ask of those people associated with this business, those people with whom you will have to work. If you are not in the business of building or construction, there are certain procedures for planning and building a house that you should learn. The book will review these procedures with you. You should be prepared to plan out your house thoroughly, or you may find out (too late) that the house you ultimately end up with is not really the house you thought you were getting. Due to inadequate planning and control, you may also find that the final cost of the house has far exceeded your original budget. Building your own house can be a rewarding experience from both a personal achievement and from money saving considerations. Follow the guidelines and suggestions in this book and you will potentially save many thousands of dollars while building your home. Good luck and enjoy your new home for many years to come.
