In 2021 alone, 130 18-hole equivalent golf courses closed in the United States. This trend will continue to impact all types and sizes of communities across the country. A shuttered golf facility offers an opportunity for land use conversion and redevelopment. In built-out and developed communities, the opportunity to plan for and manage a golf facility's redevelopment is an exciting and important challenge. This paper reviews three shuttered golf courses in the Kansas City, Missouri metropolitan area and seeks to understand how each facility's respective community's land development code supported or opposed its redevelopment. This paper also profiles the history of golf in the United States with an emphasis on golf courses as tools of real estate development and wealth generation. This paper determines that, in the Kansas City, Missouri region, core golf courses without internally, integrated residential land uses are more likely to successfully redevelop with one or many new land uses. Golf courses with intentionally integrated 10 residential land uses may be more challenging to redevelop as proximity of land uses and existence of explicit and implied covenants.
