Available in PDF, EPUB and Kindle. Book excerpt: This book is a re-publication of a blog I started in the depths of the Great Recession in March 2011. During that time, as I agonized over investing, saving and potential job loss, I developed an investment philosophy I dubbed the “Financial Fortress” and wrote a series of posts about it along with other posts about specific asset classes, investment strategies and related topics. My two biggest successes have been in real estate and precious metals. During the Great Recession, I made some aggressive moves, using retirement savings, to purchase distressed condominiums in Orange County, California. In addition to enjoying positive cash flow while I owned the properties, I have just completed one sale and have a second one in escrow, doubling my money in five years. I also made an aggressive move into silver (US Silver Eagle coins) to watch them triple in value, at which time I sold individual rolls on EBay and kept the rest for future appreciation. The essence of the Financial Fortress is that as savers and investors, we need to first have a strong defense before we can have a strong offense. As volatility in world markets seems to worsen each year and booms/busts become more intense, preservation of capital is paramount but so is finding opportunities to leverage what we have in order to grow our wealth.

Book excerpt: This book by pastor and certified fund raising executive (CFRE) Michael R. Ward provides church leaders a resource to lead their congregations to a new culture of generosity and abundance that raises more money as well as more disciples. Written specifically with pastors, congregation councils, finance committees, and stewardship teams in mind, this book encourages and guides a process of study, reflection, and action that is clear and practical. Ward taps into years of experience fundraising in the nonprofit sector to address the ongoing challenges of financing ministry. His goal is to empower congregations and other nonprofit organizations to expect and plan for generosity. The book moves from grounding stewardship ministry biblically and theologically to setting up the basic building blocks for strong stewardship, including board development, stewardship planning, and strategic planning. From there, it addresses practical tactics, such as case development, communication, donor mentality, roadblocks, volunteers, and steps to a gift. Real-life stories and examples of growing stewardship programs and capital campaigns are provided along with practical hands-on tools to help groups plan, develop, and implement stewardship plans.

Available in PDF, EPUB and Kindle. Book excerpt: Gated communities are a new "hot button" in many North American cities. From Boston to Los Angeles and from Miami to Toronto citizens are taking sides in the debate over whether any neighborhood should be walled and gated, preventing intrusion or inspection by outsiders. This debate has intensified since the hard cover edition of this book was published in 1997. Since then the number of gated communities has risen dramatically. In fact, new homes in over 40 percent of planned developments are gated n the West, the South, and southeastern parts of the United States. Opposition to this phenomenon is growing too. In the small and relatively homogenous town of Worcester, Massachusetts, a band of college students from Brown University and the University of Chicago picketed the Wexford Village in November of 1998 waving placards that read "Gates Divide." These students are symbolic of a much larger wave of citizens asking questions about the need for and the social values of gates that divide one portion of a community from another.

Available in PDF, EPUB and Kindle. Book excerpt: Amidst the pressing challenges of global climate change, the last decade has seen a wave of forest carbon projects across the world, designed to conserve and enhance forest carbon stocks in order to reduce carbon emissions from deforestation and offset emissions elsewhere. Exploring a set of new empirical case studies, Carbon Conflicts and Forest Landscapes in Africa examines how these projects are unfolding, their effects, and who is gaining and losing. Situating forest carbon approaches as part of more general moves to address environmental problems by attaching market values to nature and ecosystems, it examines how new projects interact with forest landscapes and their longer histories of intervention. The book asks: what difference does carbon make? What political and ecological dynamics are unleashed by these new commodified, marketized approaches, and how are local forest users experiencing and responding to them? The book’s case studies cover a wide range of African ecologies, project types and national political-economic contexts. By examining these cases in a comparative framework and within an understanding of the national, regional and global institutional arrangements shaping forest carbon commoditisation, the book provides a rich and compelling account of how and why carbon conflicts are emerging, and how they might be avoided in future. This book will be of interest to students of development studies, environmental sciences, geography, economics, development studies and anthropology, as well as practitioners and policy makers.
