Available in PDF, EPUB and Kindle. Book excerpt: Now in paperback-an inside look at Countrywide Home Loans and the mortgage crisis, from a former mortgage lender executive. In July 2004, Adam Michaelson attended a high-level meeting at Countrywide Financial headquarters about a new loan product that would allow borrowers to pay less than their minimum monthly payment. The "finance jocks" believed that the booming housing market would only get bigger, supporting homeowners in a cycle of borrowing against their houses and refinancing later. They were wrong. And when the bottom dropped out, Countrywide suffered the consequences-as did millions of Americans. With an insider's knowledge and thorough reporting on the impact on American families and the ripple effects on the economy, Michaelson examines the marketing of a mirage and the bad business decisions that destroyed a company, confronts the ethical questions that have arisen in the wake of the foreclosure crisis, and offers creative proposals to prevent such a meltdown from ever happening again.

Available in PDF, EPUB and Kindle. Book excerpt: From 2007 to 2012, almost five percent of American adults—about ten million people—lost their homes because they could not make mortgage payments. The scale of this home mortgage crisis is unprecedented—and it's not over. Foreclosures still displace more American homeowners every year than at any time before the twenty-first century. The dispossession and forced displacement of American families affects their health, educational success, and access to jobs. It continues to block any real recovery in the hardest-hit communities. While we now know a lot about how this crisis affected the global economy, we still know very little about how it affected the people who lost their homes. Foreclosed America offers the first representative portrait of those people—who they are, how and where they live after losing their homes, and what they have to say about their finances, their neighborhoods, and American politics. It is a sobering picture of Americans down on their luck, and of a crisis that is testing American democracy.

For many, buying a home is no longer in their best interest and may harm their children's educational opportunities. This book argues that US leaders need to re-evaluate housing policies and develop new ones that ensure that all Americans have access to affordable housing, whether rented or owned. After describing common myths, the book shows why the circumstances now faced by America's financial underclass make it impossible for them to benefit from homeownership because they cannot afford to buy homes. It then exposes the risks of 'home buying while brown or black,' discussing US policies that made it easier for whites to buy homes, but harder and more costly for blacks and Latinos to do so. The book argues that remaining racial discrimination and certain demographic features continue to make it harder for blacks and Latinos to receive homeownership's promised benefits.

Available in PDF, EPUB and Kindle. Book excerpt: This is a story about one of our own, a US Army Sergeant who returns home after serving many years overseas. He had been to two different wars and, after 14 years overseas, this was to be his first duty assignment inside the United States. He encountered great difficulty from his home state when he tried to obtain his local driver's license, and only with the aid of a state senator, was he able to obtain his license. Then, when he went to register his car, in the new state where he was assigned, he noticed that he was being required to pay for unusual things before he was allowed to register his car. After going through all the local government's money making schemes, he, along with his wife and children, bought a house, using a mortgage, not far from where they were renting. They did so just in time to get caught up in the developing housing crisis that may affect his family's ability to hold on to their beautiful home. The sergeant had to do some quick thinking and find out everything he could about what was really going on; was there a conspiracy for the rich to get richer-at the expense of everyone else-was he the subject of predatory lending, and would his family suffer through the embarrassment of the foreclosure process? The sergeant began researching the history of land development, mortgaging, foreclosure, the economic crisis, and the government's involvement in all of this-and this is what he learned.

Available in PDF, EPUB and Kindle. Book excerpt: The classic primer for its subject, Housing Policy in the United States, has been substantially revised in the wake of the 2007 near-collapse of the housing market and the nation’s recent signs of recovery. Like its previous editions, this standard volume offers a broad overview of the field, but expands to include new information on how the crisis has affected the nation’s housing challenges, and the extent to which the federal government has addressed them. Schwartz also includes the politics of austerity that has permeated almost all aspects of federal policymaking since the Congressional elections of 2010, new initiatives to rehabilitate public housing, and a new chapter on the foreclosure crisis. The latest available data on housing conditions, housing discrimination, housing finance, and programmatic expenditures is included, along with all new developments in federal housing policy. This book is the perfect foundational text for urban studies, urban planning, social policy, and housing policy courses.
