Book excerpt: The ads are everywhere. US real estate at rock-bottom prices. Posh homes in gated communities devalued 50% from a year ago. US real estate agents with nowhere to go in their own backyard are targeting Canada and other countries to attract buyers to the land of the foreclosed and the home of the bushwhacked. As the US housing market remains in crisis and foreign currencies increase in strength relative to the US dollar, foreign investment into real estate in America is reaching new highs, particularly in the sunbelt states. The opportunity to invest in these properties, either as an investment property or a vacation home, is made even more attractive in light of the record number of distressed properties (AKA foreclosures) on the market or in the pipeline due to high levels of unemployment in the US, high consumer debt, and ongoing fallout from the subprime crisis. But what does "opportunity" really look like? What due diligence must an investor do to buy with confidence? What are the pitfalls? The legal and tax considerations? While the property and price may look good on paper, how can you ensure that your investment is a sound one? Philip McKernan and his crack team of experts teach you everything you need to know about investing in distressed properties in the United States, including sourcing distressed properties; building the right team of real estate agent, finance expert, lawyer, and accountant; understanding the tax and legal issues; and having an exit strategy. Make sure you're getting the best deals possible and avoiding any nasty surprises. Be prepared and aware, with Fire Sale: How to Buy US Foreclosures.

On a tour of the historic Wentworth Mansion, the two dedicated dealers are aglow at the priceless objects...never dreaming everything will turn to ashes. Hours later, a charred corpse in the ruins is identified as the mansion's caretaker, a one-time flame of Vivian's. Tony Cassato, Serenity's Chief of Police, throws cold water on Sheriff Vivian's suspicions of murder. But when Brandy spots a familiar item for sale on the internet, Mother suspects the fire is just a smoke screen--and then their doggie detective, Sushi the shih tzu, sniffs out a second body in the woods. Now Mother and Brandy must turn up the heat on a homicidal torcher--because any killer who takes on the Borne girls is playing with fire.

Book excerpt: I provide an integrated analysis of monetary and macroprudential policies in a model economy featuring a financial friction and a nominal wage rigidity. In this set-up, the monetary authority faces a trade-off between macroeconomic and financial stability: While expansionary counter-cyclical monetary policy prevents involuntary unemployment, it also amplifies an inefficient reallocation of capital across sectors. The main contribution of the analysis is threefold: First it highlights a novel channel through which monetary policy can impact financial stability. Second, it shows that, by itself, monetary policy can significantly mitigate the wedge between the constrained efficient and the competitive allocation. Third, regardless of the availability of macroprudential tools, stabilizing demand is usually not optimal for monetary policy.

Book excerpt: Couples without children continue to be viewed as strange, and too often they're only just tolerated. But Cheryl and Ellis Levinson, a married couple who have lived childfree for twenty-eight years, don't just defend those who refrain from having children-they celebrate them. They also argue that society doesn't treat childfree couples fairly and that many couples with children are putting the world at risk. Overpopulation poses real dangers, including an increased threat of climate change, accelerated animal and plant extinctions, and the wholesale destruction of rainforests and other habitats. The Levinsons explore the increasingly common choice to remain childfree and challenge the ethics of those who choose to procreate. They consider a host of issues, including liabilities facing children; motivations to have children; financial implications; lack of parental preparation; nature versus nurture; and world sustainability. Despite the dangers of overpopulation, many people continue to have children without thinking through the consequences. It's time to take a larger view and consider whether or not there are Enough of Us.

Book excerpt: The 1990s witnessed several acute currency crises among developing nations that invariably spread to other nearby at-risk countries. These episodes—in Mexico, Thailand, South Korea, Russia, and Brazil—were all exacerbated by speculative foreign investments and high-volume movements of capital in and out of those countries. Insufficient domestic controls and a sluggish international response further undermined these economies, as well as the credibility of external oversight agencies like the International Monetary Fund. This timely volume examines the correlation between volatile capital mobility, currency instability, and the threat of regional contagion, focusing particular attention on the emergent economies of Latin America, Southeast Asia, and Eastern Europe. Together these studies offer a new understanding of the empirical relationship between capital flows, international trade, and economic performance, and also afford key insights into realms of major policy concern.

The authors show how financial stability can be assessed and measured continuously, and discuss the interrelationships between liquidity and default. Without default there would be no concern about liquidity. But the financial crisis was not just a liquidity problem, and requires a general equilibrium model. Their general equilibrium analysis demonstrates how policy should depend on understanding all the relevant factors.

Available in PDF, EPUB and Kindle. Book excerpt: The Vinyl Factory presents 3D and the art of Massive Attack by Robert del Naja (aka 3D) a 300-page 12"x12" hardback reversible book format with two different covers starting at the past or the present (with screen printed front covers) on the visual history of the artist and his band who have sold over 11 million records worldwide. Compiled and designed by 3D using images from a personal archive and original artifacts scanned by the artist for the record. Robert's artwork has come to define the iconic style of his band and the book explores their visual history, presenting both familiar and previously unseen work, from his influential graffiti and stencil art in the Wild Bunch-era of the 80s to Massive Attack cover designs and paste-ups and paintings. Also included is his work made in collaboration with Nick Knight, Tom Hingston, Judy Blame and Michael Nash Associates, as well as unseen photographs documenting Del Naja's ongoing LED work with United Visual ArtistsUnited Visual Artists, and his recent work with filmmaker Adam Curtis. The 300-page book also features an in-depth interview with the artist, where he describes the development of the band's artwork and record sleeve designs, as well as offering insight into his process and inspirations. Del Naja's background as a graffiti artist has shaped his evolving aesthetic, as well as a strong ethos of do it yourself creativity. His instincts as an artist were forged in an atmosphere of spontaneity and innovation - from making flyers to throwing warehouse parties - and this way of working informed the first record sleeves he created. Inspired by magazine culture and comics, 3D drew on wide-ranging influences, from New Yorks hip-hop scene and Japanese graphics, Jean-Michel Basquiats cultural juxtapositions to Warhols pop imagery, politics and punk.
