Buildings constructed more than 10 years ago account for a major share of energy used by the building stock. However, the funding and “know-how” (applied knowledge) available for owner-directed energy retrofit projects has not kept pace with new requirements. With typical retrofit projects, reduction of energy use varies between 10 and 20%, while actual executed renovation projects show that energy use reduction can exceed 50%, and can cost-effectively achieve the Passive House standard or even approach net zero-energy status (EBC Annex 61 2017a, Hermelink and Müller 2010; NBI 2014; RICS 2013; Shonder and Nasseri 2015; Miller and Higgins 2015; Emmerich et al. 2011). Building energy efficiency (EE) ranks first in approaches with resource efficiency potential with a total resource benefit of approximately $700 billion until 2030. EE is by far the cheapest way to cut CO2 emissions (McKinsey 2011, IPCC 2007). However, according to an IEA study (IEA 2014a), more than 80% of savings potential in building sector remains untapped. Thus, the share of deployed EE in the building sector is lower than in the Industry, Transport, and Energy generation sectors. Estimates for the deep renovation potentials show: €600-900bn investment potential, €1000-1300bn savings potential, 70% energy-saving potential, and 90% CO2 reduction potential.

This thesis looks at houses from the perspective of the Ecological Footprint (EF), a well-known sustainability indicator. The research objective is to integrate EF and Life Cycle Analysis (LCA) measures to provide an enhanced tool to measure the sustainability implications of residential energy retrofit decisions. Exemplifying single-detached houses of the early 20th century, the century-old REEP House (downtown Kitchener, Canada), together with its high performance energy retrofits, is examined in detail. This research combines material, energy and carbon emission studies. Its scope covers the life cycle of the house, including the direct and indirect consumption of material and energy, and concomitant carbon emissions during its stages of material extraction, transportation, construction, operation, and demolition. The results show that the REEP House had a significant embodied impact on the environment when it was built and high operating energy and EF requirements because of the low levels of insulation. Even though the renovations to improve energy efficiency by 80% introduce additional embodied environmental impacts, they are environmentally sound activities because the environmental payback period is less than two years.

Several studies indicate that conflicting stakeholder requirements are a main barrier in implementing sustainable retrofits and that the decision is most often made based purely on short-term economic grounds. However, most studies did not take into account the important role that different building stakeholders play in determining the type and extent of any retrofit measures, or develop methodologies to fully enhance the interaction amongst these stakeholders which currently do not exist. This research presents a unique investigation into the challenges and barriers that are involved in meeting the various sustainable retrofit requirements of many different types of stakeholders. In this research, the effect of the stakeholder type and the hierarchy of their respective requirements in the decision to sustainably retrofit an existing U.S. Navy case study building were explored. A House of Quality (HOQ) model was developed through this research that synthesized differences amongst the many stakeholders, integrated their competing objectives, and a new way of analyzing HOQ data was introduced. This research demonstrated that a top-down owner commitment to sustainability was able to align the many competing stakeholder requirements and eliminate barriers that could potentially get in the way of efficient project decisions and results. The retrofit decision in this case study was based primarily on delivering economic impacts. However, the harmony between perceptions concerning social, environmental, and economic factors was not substantially out of balance and on the forefront of the policy that aligned the stakeholders.
