This study examines the contentions of the demographer David Foot, and of earlier work by Mankiw and Weil, that in such a population, the number of home buyers is bound to decrease, causing the prices of residential real estate to drop substantially. In addition to reviewing the relevant economic literature, it constructs econometric models using Canadian national and provincial data and uses them to assess whether expected demographic changes in Canada are likely to trigger a pronounced downward trend in residential real estate prices. The study concludes that even if it is true that demographics may exert downward pressure on real estate prices, such impact will probably be dominant only in certain regions, depending even there on their rates of growth in real income. In other regions, the real price should have a tendancy to rise.

Miron compares this trend to patterns of household size in England and the United States and argues that postwar changes in household formation in Canada were the result of several forces including the postwar baby boom, increased longevity, changes in marriage pattern, rising incidence of divorce, increased household affluence, and new forms of government assistance to housing. While aggregate growth in population, families, and households helps to explain why more housing was necessary, it does not explain changes in the kind of houses desired. Miron discusses changes in available housing stock as well as changes in structural type such as the great apartment boom of the late 1960s and the re-emergence of owner occupancy in the late 1970s. The types of data available for measuring change in the stock and sources of error in housing data are also analyzed. One of the books most important contributions is an annotated synthesis of national trends in household formation and housing demand, derived from Statistics Canada census data, and accompanied by an insightful analysis of the relation of these trends to housing stock evolution. This is the only available detailed study of these topics in the Canadian context.

Book excerpt: The Millennial generation has been reshaping cities in the United States and Canada as their Boomer parents did before them. Prior research explored the relationship among the changing size of the young adult cohort, household formation, and progression into home ownership at a national level in the United States (Myers, 2016). Finding that the size of the Millennial cohort reached its apex, or “peak Millennial,” in 2015, Myers' research suggests that the generational pressure on the housing market from young adults will now begin to decline. In reproducing Myers' research from original data in the United States and replicating it in Canada, I find similar timing but different patterns in the rise and fall of those peaks. I also find the “peak Millennial” concept misses net immigration and local variation, so I develop a novel “index of generational congestion” that quantifies the flows of cohorts in and out of the housing market in mid-sized and larger metropolitan areas in Canada and the United States. While I find some evidence of increasing congestion from young adults, this varies widely. I further find an increasing rate of seniors leaving some Canadian housing markets that far outpaces new young adults. I conclude with recommendations for how local planners and policymakers can use this new index to understand the generational changes happening in their housing market.

In addition, because the baby boomer generation is aging, this demographic growth will be concentrated in the older segments of the population. The demand for mortgages will therefore undergo the combined effects of a decrease in the household formation rate and, since the older population is generally wealthier, a better capacity to finance home purchases with equity. This research is aimed at establishing the effects of these demographic changes on the demand for mortgages in Canada. The first part presents a review of the principal known theoretical and empirical results on the demand for mortgages. Then, the determinants of the number of mortgages, their average value and the total outstanding of these loans are studied using an econometric model. Finally, this model is applied to a series of projections to determine the future trends that will affect the Canadian residential mortgage market.

Book excerpt: Canadian house prices have increased significantly between 2003 and early 2008, with a marked downward trend since mid-2008, especially in the resource-rich western provinces. This paper estimates the evolution of equilibrium real home prices during this period in key provinces and finds that, following recent declines, home prices are now generally close to equilibrium throughout Canada. However, house prices in Alberta and British Columbia remain around 8 percent overvalued at the end of the sample (second quarter of 2009). Despite the limitations of econometric estimates of house-price dynamics, the measured small degree of overvaluation suggests that the Canadian housing market is essentially at equilibrium.
