Describing, analysing and understanding how housing markets work within and across these scales of economy and society has never been more urgent. But much more is known about the macro-scales than the microstructures; and about the economic rather than social drivers of housing market dynamics. This book redresses the balance. It shows that housing markets are social, cultural and psychological – as well as economic – affairs. This multidisciplinary approach is helpful in understanding the economic staples of supply, demand, price and information. It also casts new light on the emotional and political economy of markets.

Book excerpt: Understanding this basic economic principle can help consumers decide the best time to buy or sell their properties. Property market Over-Supply Or Under-Supply factorYou can usually expect a drop in prices when there is an over-supply of homes or land in a given area. You can't move the overage to another area to keep prices stable. Scarcity causes prices to rise when there isn't enough land or if there aren't enough homes in a given area. Even if land is available on which to build more homes, the time it takes to construct them cannot meet immediate property needs, so demand will remain constant or rise. Many forces that might have little or no impact on other regions influence local markets and vice versa. Pay attention to the factors that influence your local market. Watch local businesses and make note of upsizing and downsizing trends if you do business in a market that has jobs and many workers relocating there. You'll also want to keep an eye on these issues if you're a homeowner looking to sell in such an area or if you're looking for property to purchase.Things like divorce rates, death rates, and demographics can factor in. Factors that can greatly impact property market supply and demand--and by extension your business--might include local weather trends, an aging population, and investment trends if you do business in a resort area that includes vacation homes. Trends that impact discretionary income have more of an influence on this type of market than others. Trends in interest rates, national home prices, new housing starts, and many other economic indicators can influence real estate markets as well. These national events might not typically move real estate supply and demand directly, but they can render it less or more important. The mood and sentiments of the buying public cannot be overlooked. Supply and demand don't exist in a vacuum. But few could afford to pay those prices in a worsening economy and even those who could were understandably reluctant to part with their money at that time. So properties sat on the market, unsold. Worried homeowners in financial distress put their homes up for sale rather than risk foreclosure. Remember, almost 9 million jobs were lost during the Great Recession. Now what happens? Supply begins surpassing demand by leaps and bounds. The housing market is glutted and those healthy prices evaporate--which has little to do with local factors except as they're an extension of national woes. Land Parcels Are Finite factor to influence property market priceIf the country has high population, but land supply is less to let property developers to find lands to build houses easily. Such as Hong Kong is one high population and small city. So, its property prices must be higher to compare other countries, and it causes that its rooms and houses size or area is small , but house sale price or rent is still high.Such as Hong Kong house market case, Hong Kong people cannot fill a real estate supply shortage by manufacturing more units of land. It's a finite supply, not a manufactured commodity. Hong Kong people might be able to create more units within a given space, such as condos or townhouses, but the land itself is unique and cannot be duplicated to accommodate a short supply. When a shortage of land for homes exists in a given area, Hong Kong people can't simply move in more land to alleviate the shortage. Real estate is where it sits. It will always be a local commodity influenced by local conditions. In short, keep up with the big picture but narrow your primary focus to your region. Supply and demand in real estate will always be foremost a local issue.

Book excerpt: The meaning of things is a study of the significance of material possessions in contemporary urban life, and of the ways people carve meaning out of their domestic environment. Drawing on a survey of eighty families in Chicago who were interviewed on the subject of their feelings about common household objects, Mihaly Csikszentmihalyi and Eugene Rochberg-Halton provide a unique perspective on materialism, American culture, and the self. They begin by reviewing what social scientists and philosophers have said about the transactions between people and things. In the model of 'personhood' that the authors develop, goal-directed action and the cultivation of meaning through signs assume central importance. They then relate theoretical issues to the results of their survey. An important finding is the distinction between objects valued for action and those valued for contemplation. The authors compare families who have warm emotional attachments to their homes with those in which a common set of positive meanings is lacking, and interpret the different patterns of involvement. They then trace the cultivation of meaning in case studies of four families. Finally, the authors address what they describe as the current crisis of environmental and material exploitation, and suggest that human capacities for the creation and redirection of meaning offer the only hope for survival. A wide range of scholars - urban and family sociologists, clinical, developmental and environmental psychologists, cultural anthropologists and philosophers, and many general readers - will find this book stimulating and compelling.

Available in PDF, EPUB and Kindle. Book excerpt: Utility theory views consumer is as a " rational economic man". However, the factors influence consumer behaviors may include these activities, such as need recognition, information search, evaluation of alternatives, the building of purchase intention, the act of purchasing choice, consumption and finally disposal. Hence, it seems that all the consumer's activities in whose purchase processes. They will influence their choice. For example, when the property purchase consumer, he plans to research different kinds of properties information concern price, location, housing areas, room numbers, building facilities and environment facilities. He will find some sample target properties information to make comparison in order to decide to buy which of property is the most suitable to satisfy his living need. However, it is not only one activity for the property purchase buyer in his decision making process. It also include evaluation of alternatives activity when he ensures the accurate property information number in order to evaluate whether which one of all these property choices is the most suitable one. Hence, it explains that property information research and evaluation of alternatives both activities are needed to spend much time for this property buyer. If he does not plan to find one property to live in short time, it is possible that he can spend one month, even more than one month or more than three months time to do the only property information gathering activity. Hence, it seems that time factor is not the main factor to influence the property buyer to do property purchase decision immediately. Otherwise, if the property buyer plans to find one new property to live within one month. Then, time factor is possible one important factor to influence this property purchase choice decision. For example, if he felt that he needs more time to spend to gather information concerns the large house area size and the properties have more than three bathrooms and/or bedrooms properties information. Then, he will be possible not to find any this kinds of all property information. So, it means that all these properties won't be his choice. It is because long time property information gathering activity factor influence.I assume that the property buyer is a economic man and he does not spend much time to do the property information gathering activity. So, this kind of property needs him to spend long time to gather properties information in order to make this kind of properties comparison. Moreover, because he expects to live one new property within one month. So, he only chooses the properties, they have less than three bedrooms and/or bathrooms to gather sample properties information in order to make property purchase decision within one month. Hence, the time variable factor can only influence the property purchaser when he/she needs to make decision to buy one new property to live in the short time. If some kinds of properties choices number has a lot and the property buyer feels to let that he/she must need to spend long time to find the suitable properties number to make evaluation alternatives comparison behavior. Then, the time variable limiting pressure factor will be possible the main factor to influence the property buyer's choice in order to make the most suitable kind of property purchase decision. Hence, it is one case example of how time limiting pressure factor can influence consumer purchase choice decision, such as property purchases market case. The reason explains why the property buyer needs to spend time to do property information gathering. I assume that general property buyer behave rationally in the economic sense. They won't only believe property agent individual property photos advertisement, it concerns where the property location is and facility etc. information on property photos in order to evaluate whether the property price is reasonable to pay.

Available in PDF, EPUB and Kindle. Book excerpt: The housing market, like every market, is the product of thousands of interacting buyers and sellers driven by different interests. But unlike other markets, the housing market is able to profoundly transform the socioeconomic structure and the image of a city. Very often, changes in urban space are the result of the imperceptible operation of a multitude of micro-transformations which act with such great energy and decisiveness that they can transform the ‘DNA’ of entire urban neighborhoods. These qualitative novelties, unpredictable and non-deducible on the basis of the previous properties, are defined emergences. Namely emergence means a ‘pattern formation’ characterized by a self-organizing process driven by non-linear dynamics. This book explores housing market emergence in light of three different phenomena: search for housing, social polarization, and gentrification. The book is divided into two parts. The first part presents contributions on modelling emergence of different phenomena, formalised in multi-agent systems. The second part gathers empirical research and analyses aimed at supporting the findings of the models.

Available in PDF, EPUB and Kindle. Book excerpt: ChapterFourteenHouse quality influences householder electricityenergy consumption behaviorCan the house quality influence the householder electricity energy consumption or useful activities to be more or less. In general, house owners have both intentions for whose property. One intention is living the house by householder himself or herself or householder with families themselves. Another intention is that renting to others to receive rent income ( landlord). So, in the housing market, the housing consumer includes either the property owner intents to rent to others to live for rent income aim or the property buyers intents to buy the house to be house owner to live. Does these both different property purchase intentions, which will influence the householder's attitude to use electricity energy consumption desire to be more or less, due to the householder's demand to whose house quality factor influence? This is one interesting question concerns the householder electricity energy consumption desire change to the householder, due to house's investment or house's living intention influences to house quality factor. How does house quality factor influence to householder electricity energy consumption desire to be more or less? Has it relationship between house quality and house investment or living intention to cause house quality demand to influence the householder electricity energy consumption desire change or demand to be more or less? Has it relationship between regional housing market living or rent investment intentions, housing quality and electricity energy consumption more or less desire? I suppose that the determinants of the residential electricity energy demand form space-heating and cooking, due to the property quality demand influence and the householder's living or rent investment intention influence both, which will influence the householder's electricity energy consumption or useful behavior when he/she/they is/are living in the house.I argue that rent properties are not only consumer goods, but it also constitute financial market assets. It is therefore reasonable to assume that rational ( rent income investment intention) investors choose to raise housing quality ( e.g. thermal insulation technological installing at home, heating or cooling technology or artificial intelligent window, lighting, door opening or closing) in order to attract many people choose to rent whose house to live. The householder's aim is to achieve an acceptable return on investment ( ROI) or raising rent income aim when he/she rents whose house to anyone, it is easy to attract many people to choose to pay higher rent his/her house to live in the property rent market. Moreover, the another important factor is that rents and future house sale prices of properties differ regionally ( or even locally), and largely depend on housing market fundamentals, such as either the house living buyer's income levels or the house rent buyer's income levels, vacancy rates, and/or householder investor's expectations. Thus, if the householder expects to rent whose house and raises rent to attract many people choose to rent whose house to live, who will attempt to install many new technology in order to satisfy their high quality of life need when they can pay higher rent to rent to choose to rent whose houses to live. Their aim only achieves to raise housing quality, but any new technology will lead to increase electricity energy consumption or use in the house.
