There are already many volumes which cover separately and fully all these aspects of the country and its possessions. The present volume deals with Belgium and its people from the point of view of a rambler who has at various times cycled and travelled many hundreds of miles along its highways and by-ways, and has sought to learn something of its past history, greatness, and romance, and to see many of its greatest architectural and art treasures in most of its known, and some of its comparatively unknown, towns and villages. It is a record of things seen and impressions gained. An attempt to present within the compass of a single volume of reasonable length the Belgium of the past and of to-day, and something at least of its alluring charm, picturesqueness, and extraordinary interest for the tourist and the student, whether of history, art, or character. Every care has been taken with the spelling of proper names, and to verify dates. But it need not be pointed out to the experienced archaeologist or historian that often these are conflicting. Book excerpt: Belgium has a unique place in the history of migration in that it was the first among industrialized nations in Continental Europe to develop into an immigrant society. In the nineteenth century Italians, Jews, Poles, Czechs, and North Africans settled in Belgium to work in industry and commerce. They were followed by Russians in the 1920s and Germans in the 1930s who were seeking a safe haven from persecution by totalitarian regimes. In the nineteenth century immigrants were to a larger extent integrated into Belgian society: they were denied political rights but participated on equal terms with Belgians in social life. This changed radically in the twentieth century; by 1940 the rights of aliens were severely curtailed, while those of Belgian citizens, in particular in the social domain, were extended. While the state evolved into a "welfare state" for its citizens it became more of a police state for immigrants. The state only tolerated immigrants who were prepared to carry out those jobs that were shunned by the Belgians. Under the pressure of public opinion, an exception was made in the cases of thousands of Jewish refugees that had fled from Nazi Germany. However, other immigrants were subjected to harsh regulations and in fact became the outcasts of twentieth-century Belgian liberal society. This remarkable study examines in depth and over a long time span how (anti-) alien policies were transformed, resulting in an illiberal exclusion of foreigners at the same time as democratization and the welfare state expanded. In this respect Belgium is certainly not unique but offers an interesting case study of developments that are characteristic for Europe as a whole.

This is a complete but concise guide to the entire procedure and all its practical, legal, and financial aspects. It covers houses as well as apartments and includes specific advice for both. The book uses non-technical English language and provides the French equivalent term in brackets for convenience. It will make frequent reference to websites where you can find more information in English, French, or Dutch - treasure troves that the author has found over the years. It also includes specific advice for greater Brussels, 25 pro tips, a detailed timeline, a list of resources, checklists, and a glossary. The author is an expat and an economist. His experience is based on buying 4 pieces of real estate: 2 apartments to let for which the rental income just exceeds the monthly mortgage payment, 1 apartment for own use sold after 5 years at a profit of more than 70,000 euros, and his current family home. Having bought his first apartment earlier than most of his friends and colleagues, he has advised several of them over the years, which allowed him to learn from their experiences, as well as his own mistakes. This is the book he wishes he had read before starting his own real estate adventure.
