It is felt particularly in countries where the population growth rate is high and the economy is developing fast; but everywhere people are shifting from the countryside to towns, where housing in neighbourhoods often becomes critical. The need for affordable housing may concern high-rate urbanization, rural areas to be upgraded, workers’ settlements in remote regions, rebuilding dwellings destroyed by disasters such as earthquakes, floods or wars, and even holiday resorts and leisure dwellings. Large projects always face cost- and time-constraints. Local conditions may be variable with respect to the physical, social and economic environment. Thus, minimising cost and time of construction, while maximising quantity and quality of product, may lead to different solutions. The concept of “affordable”, meaning compatibility of demand and means, is well understood as such everywhere, although its practical application may be much different from place to place. Concrete is a material that lends itself well to affordable housing: it is durable, has good thermal inertia, can be used both as structural and finishing material, and is not sensitive to organic attack. It also has some disadvantages, such as higher cost in developing countries compared to developed countries, and also a potential lack of materials, mainly cement or admixtures. Prefabrication, with its adaptability and quality consciousness, may offer valid, speedy, cost efficient and sustainable solutions. fib Bulletin 60 offers an overview of housing systems as well as information on their features. It shows the main features of a number of construction systems, without entering into the details of the solutions. It aims to make possible a comprehensive comparison, which should help in learning, exchanging and developing ideas on how to better meet the housing needs everywhere, at sustainable cost. A document of this kind was not available before; it is therefore expected to be of great interest and a source of ideas for all those who have to confront similar problems.

India, a significant bamboo producer, has 136 species of bamboo, making it a readily available material. Earth has been used as a building material for centuries, and compressed earth blocks and non-erodible mud plaster can address its limitations. Straw, a residual material from agriculture, particularly rice straw, with its high silica content, shows durability potential. Researchers have also shown interest in utilizing natural fibers from various plant sources as alternatives to conventional construction materials. Man-made materials like volcanic ash, aerocon panels, ferrocement, hollow blocks, rice husk panels, and reinforced concrete have been developed and utilized in construction. Precast construction materials, such as precast concrete panels, beams, and columns, offer advantages like rapid manufacturing, quality control, durability, and longevity. The study focuses on investigating a system of precast brick panels with partially precast reinforced concrete connections. The panels are cast using timber molds and affixed onto precast joints, reducing materials and costs compared to conventional reinforced concrete slabs. It exposes a production process of precast reinforced concrete elements, to be produced in a small production plant or at the site, with a minimum of equipment and tools. It is intended to establish a low-cost single-family house construction system with pre-fabricated reinforced concrete elements, which will become a technological alternative to traditional confined masonry construction. It presents a production line of six types of houses. For the comparison, a methodological process is followed, the comparison is made between the process of building houses with precast concrete elements and with the building process by confined masonry, the traditional process most used in Peru. The dominant principle of comparison is the equality of the useful surface of the rooms. The outstanding and visual difference is in the thickness of the walls, in the prefabricated house it is 0.10 meters and in the houses with confined masonry it is 0.15 m. The costs, production times and assembly, of the building with prefabricated elements, is low, compared to the building process by confined masonry. An in-line production process is established, of prefabricated elements with minimal equipment. The basic criterion is to manufacture that does not exceed the capacity of the size of the manufacturing, transport and assembly equipment. A simple process for the assembly was examined, a minimum period of construction of a prefabricated house of 2 hours was determined at any time of the year. The lowest cost, the direct cost has been achieved in VUF 04 at $ 264.50 US dollars per square meter and in total costs of $ 374.54 US dollars per square meter.

Nearly 40% of global energy use derives from construction. In fact, a house consumes a significant amount of energy before and after occupancy, and the associated CO2 emissions are contributing to climate change. Prefabrication is a means to mass-produce buildings or parts and components. Thus, in theory, production costs can be reduced through economies of scale. In the 1920s, the significance of mass-produced houses was widely propagated by Le Corbusier who saw standardization as fundamental to mass production. Nonetheless, today, in response to growing global warming issues and the constant increase in energy prices, the construction industry is becoming more responsive to the delivery of sustainable architecture than ever. Within this context, sustainability may embrace not only building economy but also the adequacy beyond the legitimacy in which the quality barely coincides with individuals’ various dynamic needs, desires, and expectations today. In this respect, mass-produced prefabs alone fail to realize total sustainability. In 1987, a paradoxical concept of mass customization was introduced by Stanley Davis. Nonetheless, the idea applied to housing dates back to the 1950s. The essence of mass customizable architecture was speculated by Walter Gropius, as he emphasized the need for standardizing and mass-producing not only entire buildings but also their components. The combination of standard building components, which can be prefabricated, results in mass producing various types of constructions through economies of scope, where the quality can be defined by user choices of the components given in consideration of economic constraints and needs and demands. This book is an initial attempt to integrate the two notions of sustainability and mass customization by reviewing the potential capacities of prefabricated construction.
