To support this research, Building America team Consortium for Advanced Residential Buildings (CARB) partnered with PreferredBuilders Inc. on a high-performance test home in Old Greenwich, Connecticut. The philosophy and science behind the 2,700 ft2 'Performance House' was based on the premise that homes should be safe, healthy, comfortable, durable, efficient, and adaptable to the needs of homeowners. The technologies and strategies used in the 'Performance House' were best practices rather than cutting edge, with afocus on simplicity in construction, maintenance, and operation. Achieving 30% source energy savings compared with a home built to the 2009 International Energy Conservation Code in the cold climate zone requires that nearly all components and systems be optimized. Careful planning and design are critical. The end result was a DOE Challenge Home that achieved a Home Energy Rating System (HERS)Index Score of 20 (43 without photovoltaics [PV]).

Book excerpt: Single family homes in urban areas that are available for renovation by nonprofit developers are often in rough shape (1MM to 2MM nationally). Budgeting has historically focused on improving homes to meet basic housing standards. A rising interest in the long-term impact of homeownership has introduced the need to balance basic needs with home performance. This demonstration project aims to help nonprofit affordable housing developers become familiar with three Building America performance measures, the installation processes, and impacts and benefits of each. A story and a half home in North Minneapolis, MN was presented by Urban Homeworks our local nonprofit partner. The team helped them install three researched upgrade measures: exterior roof insulation or 'overcoat, ' exterior foundation insulation, or 'excavationless', and a combined space and water heating HVAC system or 'combi'. To maximize efficiency of application and to address budget issues, the Team worked with Urban Homeworks to identify ways to use volunteers and construction training programs to install the measures. An open invitation to visit the job site was extended to other nonprofit developers and industry partners to encourage dialog about the systems during live installation.

This project validates that (1) the combination of the BioMax® wood-pellet energy system (5 kW peak) with grid interconnected solar energy via photovoltaics (4 kW) can provide the majority of the power needs for a residential unit in a cold climate; (2) rainwater can be stored in a 2,500-gallon cistern and reliably filtered and disinfected for potable use; (3) systems to product and save energy and water are safe and reliable; and (4) these technologies are available and work well in cold climates similar to the project's location in Madison, Wisconsin, USA.

Book excerpt: ??National programs such as Home Performance with ENERGY STAR(R) and numerous other utility air sealing programs have brought awareness to homeowners of the benefits of energy efficiency retrofits. Yet, these programs tend to focus on the low-hanging fruit: air-sealing the thermal envelope and ductwork where accessible, switch to efficient lighting, and low-flow fixtures. At the other end of the spectrum, deep-energy retrofit programs are also being encouraged by various utilities across the country. While deep energy retrofits typically seek 50% energy savings, they are often quite costly and most applicable to gut-rehab projects. A significant potential for lowering energy usage in existing homes lies between the low hanging fruit and deep energy retrofit approaches - retrofits that save approximately 30% in energy over the existing conditions. A key is to be non-intrusive with the efficiency measures so the retrofit projects can be accomplished in occupied homes. This cold climate retrofit project involved the design and optimization of a home in Connecticut that sought to improve energy savings by at least 30% (excluding solar PV) over the existing home's performance. This report documents the successful implementation of a cost-effective solution package that achieved performance greater than 30% over the pre-retrofit - what worked, what did not, and what improvements could be made. Confirmation of successfully achieving 30% source energy savings over the pre-existing conditions was confirmed through energy modeling and comparison of the utility bills pre- and post- retrofit.

For this townhome project, MassDevelopment, the quasi-governmental agency owner, selected Metric Development of Boston, teaming with the U.S. Department of Energy (DOE) Consortium for Advanced Residential Buildings (CARB) and Cambridge SevenArchitects, to build very high performing market-rate homes. Fort Devens is part of a decommissioned army base in working-class Harvard, Massachusetts, approximately one hour northwest of Boston. The team proposed 12 net zero energy-ready townhomes, meaning that the application of renewable energy systems would result in annual net zero energy use in the homes. The homes were also designed toachieve a Home Energy Rating System (HERS) Index Score of 41 before adding renewables. For this project, CARB drew on its experience working with Rural Development Inc. on a series of affordable townhomes in northern Massachusetts. The team carefully planned the site to maximize solar access, daylighting, and efficient building forms. The basic strategy was to design a very efficient thermalenclosure while minimizing incremental cost increases compared with standard construction. Using BEopt modeling software, the team established the requirements of the enclosure and investigated multiple assembly options. They settled on double-wall construction with dense-pack cellulose fill. High performance vinyl windows (U-0.24, solar heat gain coefficient [SHGC]-0.22), a vented R-59 attic,and exceptional air sealing completed the package.

Book excerpt: In 2009, Transformations, Inc. partnered with Building America team Building Science Corporation (BSC) to build new net zero energy houses in three developments in Massachusetts. The company has been developing strategies for cost-effective super-insulated homes in the New England market since 2006. After years of using various construction techniques, it has developed a specific set of assemblies and specifications that achieve a 44.9% reduction in energy use compared with a home built to the 2009 International Residential Code, qualifying the houses for the DOE's Challenge Home. The super-insulated houses provide data for several research topics in a cold climate. BSC studied the moisture risks in double stud walls insulated with open cell spray foam and cellulose. The mini-split air source heat pump (ASHP) research focused on the range of temperatures experienced in bedrooms as well as the homeowners' perceptions of equipment performance. BSC also examined the developer's financing options for the photovoltaic (PV) systems, which take advantage of Solar Renewable Energy Certificates, local incentives, and state and federal tax credits.

Book excerpt: Master's Thesis from the year 2011 in the subject Art - Architecture / History of Construction, grade: none, University of Minnesota - Twin Cities (College of Design), language: English, abstract: Exterior envelopes for Passive Houses in very cold climates have not been developed, tested, and used as extensively as those in more mild climates such as central Europe. The purpose of this investigation was to push that development further by testing and comparing the performance of a variety of North American and Scandinavian envelope types that have been used in limited numbers for Passive Houses in those regions. A group of eight envelopes were selected and tested with a number of software analyses: Athena life cycle analysis, WUFI hygrothermal modeling, and THERM and EN ISO 6946 2-D U-value calculations for thermal bridging. Finally, the Passive House Planning Package (PHPP) was used to confirm that the envelopes met Passive House energy performance requirements in a very cold climate using a basic passive solar house design. Although significant variation was found in the performance of these eight envelope types, almost all of them were found capable of meeting the energy efficiency and thermal bridging requirements of the Passive House certification in a very cold climate, while maintaining moisture safety, durability, and significant life-cycle energy and carbon savings. These findings demonstrate that even in cold climates, a variety of envelope types can be used successfully for certified Passive Houses. Envelope types: 1) Advanced 2x6 framing24” on center with interior cross strapping and exterior insulation, insulated with mineral wool, 2) Advanced 2x6 framing24” on center, insulated with high-density spray polyurethane foam and exterior rigid foam, 3) Double 2x4 stud wall with studs 16” on center, insulated with blown cellulose, 4) I-joist (TJI) balloon framing 24” on center, insulated with blown fiberglass, 5) Insulated concrete form wall (ICF), using integral rigid EPS foam insulation, 6) Concrete block wall, insulated with exterior mineral wool, 7) Massivtre/Structural engineered panel (SEP), insulated with exterior rigid foam, and 8) Structural insulated panel (SIP), using integral EPS rigid foam insulation. For comparison, a base option was also studied: Standard 2x6 framing 16” on center with fiberglass batt insulation. See Appendix for diagrams of each envelope.

Book excerpt: This report outlines the steps a developer can use when looking to create and implement higher performance standards such as the U.S. Department of Energy (DOE) Zero Energy Ready Home (ZERH) standards in a community. The report also describes the specific examples of how this process was followed by a developer, Forest City, in the Stapleton community in Denver, Colorado. IBACOS described the steps used to begin to bring the DOE ZERH standard to the Forest City Stapleton community based on 15 years of community-scale development work done by IBACOS. As a result of this prior IBACOS work, the team gained an understanding of the various components that a master developer needs to consider and created strategies for incorporating those components in the initial phases of development to achieve higher performance buildings in the community. An automated scoring system can be used to perform an internal audit that provides a detailed and consistent evaluation of how several homes under construction or builders' floor plans compare with the requirements of the DOE Zero Energy Ready Home program. This audit can be performed multiple times at specific milestones during construction to allow the builder to make changes as needed throughout construction for the project to meet Zero Energy Ready Home standards. This scoring system also can be used to analyze a builder's current construction practices and design.
